We were misled by the sales person at Stock in Hidden Harbor, Fort Myers, FL. The home was not finished by the time we were promised. During construction there were dozens of problems and defects noted. Some got fixed, some didn't. We had a home inspection done before we closed and the report was about 100 pages. Lots and lots of problems and defects.

The most severe was that the home was seriously damp. Readings showed 100% humidity in some places. Stock had installed poorly fitting exterior doors with cheap builder grade door gaskets. They had also installed downspouts that did not direct rain water away from the home. They graded the areas around the home poorly. They installed entrance area pavers that sloped back towards the home instead of away from it. We had door steps that sloped back towards the home. The result was (after Florida summer rains) a very damp home that was so bad it destroyed much of the hardwood flooring. This all got torn up and we had to move out the home for 6 weeks after just moving in 5 night before.

We had to fight with them to get the problems properly fixed. This involved a forensic architect having to come out and product a report and recommendations. That cost over $3k and that was without the attorney fees. Stock did a poor job on our outdoor kitchen which was installed 6" off center. We had problems with our pool that they charged $233k for. We have a master bathroom that we have not been able to use so far (its been 6 months now). The bath tub rocks back and forth several inches and is not usable. The drain was set way to high. They have not fixed this. The white gloss tile floor in the bathroom was not only poorly laid, its uneven, has the wrong gap sizes, but Stock beat it up so bad it is covered in deep scratches. So far they have done nothing about it.

Instead, they try to come up with excuses and do whatever they can to not do anything. The tile on our kitchen back-splash was a joke. They have fixed that problem but not after a big fight lasting several months. Stock has done no subsequent walk-throughs even though they are supposed to under the terms of their contract. There are dozens and dozens of problems I could list here. Time and space in this review prevents me. I know of others and have friends in this same community with Stock homes that are unhappy and have defects in their homes. Stock says they are a "quality" home builder. We did not experience the kind of things their marketing says. Quite the opposite in fact.

Stock had a representative from their company come out and see us a day before closing. He confided with us and said they were desperate to get us to close and that he would get a huge bonus if we closed. We mutually agreed that we would only close on the home if Stock agreed to complete all the defects within 30 days. They presented us with a letter from the Vice President confirming that all works would be completed within 30 days. This turned out to be a total lie. Here we are, 6 months on, and the works are still incomplete. We are sick and tired of the lies and excuses we have had to endure form Stock Development.

They have dragged out the punch out and warranty work for sooooo long hoping we would give up and tell them to just stop. They have never done a 45 day walk through or any of the other warranty walk-throughs mentioned in the contract. Once they have your money they just don't seem to care! We got our attorney involved and then Stock tried to manipulate us into settling an agreement which would waive our rights. It was very unfair and they tried to put a gagging order on us saying we could not tell others about our experiences. The usual kind of Corporate BS expected. Because we would not agree to their outrageous terms, they are no longer carrying out any punch-out or warranty work at this home. We would never recommend Stock to anyone.
