their company was doing an appraisal for a house i am trying to buy in salem, or. it's takne over 10 days. the appraiser never contacted anyone on my side of things to inform us what he was doing. he went straight to the seller. i am the buyer. ask yourself "would i pay $500 to have someone ignore me?" it got worse. the day he finally did the inspection of the home, nothing was given to us or said to us. the next day we called their company only to find out that their appraiser is such a bad employee/rep that his computer went down so he couldn't get anything to us. i am a techie and know full well it only takes a couple of hours to restore a backup copy. no back-up you say? WORST EVER! i paid less money for a home inspector to come and he did way more for me. so the next day (present) we still have nothing. they should fire their appraiser. I will never deal their company and am posting so ... we'll see if they even care. even my broker called their company "arrogant"

Appraiser is not to blame......

To Oregon home buyer complainant, As an appraiser, I cannot possibly ignore your commentary about StreetLinks and how they should fire their appraiser. You really should educate yourself in these matters prior to ranting on this site.
1) Streetlinks cannot fire appraisers; appraisers are independent contractors who split the fee of an appraisal with management companies like StreetLinks.
2) An appraiser performing the appraisal inspection on a buyer's prospective home is under no obligation to communicate anything to the buyer, the seller or the agents. They need only communicate with whomever necessary to grant them interior access to the house that needs to be appraised; this would be the current owner or it would be a real estate agent. The prospective buyer is typically not involved nor should they be involved in this process.
3) Although the buyer or homeowner may ultimately pay for the appraisal, they are not who the appraiser "answers" to. The appraiser need only communicate with the lender/bank as they are the client of the appraiser since they will be financing the loan. Even then, the appraiser does not speak to anyone regarding the condition or value of a home. The appraisal speaks for itself once it is submitted to the lender/bank
4) As far as this appraiser losing the report due to software or hardware issues, it does not matter
if you are a tekkie or not, appraisal software is complex and is not as easy as restoring a word document. I assure you that it takes more than a couple of hours; but most of the time, the file is corrupt and cannot be restored.
5) Many appraisal management companies, or AMC's, have been known to pass the blame on to the appraiser when the management company loses an appraisal or just plain forgot to order it; it happens everyday all day.
6)Lastly, I find it ironic that your real estate broker would have the audacity to question or name call anyone; brokers are the lowest forms of life in real estate and are the bottom feeders iin the nastiest fish tank you have ever seen; they are the least educated, least experienced, and by far the most arrogant and self serving "people" in the business.

When an appraiser does an appraisal the client is always the bank or nowdays a company called an AMC (Appraisal Managment Company). Streetlinks is an AMC, in many cases AMC's are also owned by a bank. A few years ago our government passed an HVCC Law (Home Valuation Code of Conduct) appraisers could no longer talk to the loan officers or brokers and had to deal with a 3rd party the AMC. The AMC have raised appraisal costs from $400-$450 to $500-$1000 and they in many cases make half that amount for pushing paper. They also say appraisers are no longer able to discuss the report with anyone until they allow it.
The funny thing is the HVCC which was meant to protect consumers has really made the appraisal cost skyrocket and you the consumer get an appraiser who is willing to work for peanuts instead of the professional you deserve.
