The following message is on Taylor, Bean & Whitaker's website..What is said is "absolutely not true when it comes to what TBW states about fraud"..TBW committs "FRAUD"..My husband and I purchased a home (unknowingly) by "FRAUD" and TBW foreclosed on the home by "FRAUD".."KNOWING WITHOUT A SHADOW OF A DOUBT "WE" HAD BECOME VICTIMS OF "MORTGAGE FRAUD" FROM THE BEGINNING TO THE END!!".."They don't care, because it is all about the "almighty dollar" with TBW and their co-conspirators in Missouri!!"..You will read about Craig Robeson Weitzel/Fraud Manager for TBW..The credits TBW has given Craig Weitzel is "absolutely not true about his position with "mortgage fraud".."He represents FRAUD for TBW's clients!".."Our "sell contract" through Oakstar Bank out of Springfield, Missouri was sold to TBW".."We were led to believe we had purchased a home (302 W. College St. Aurora, Mo.) that was at least a two bedroom, possibly three, that was built in the 1950's and with good floors"..Great Commission Realty/Gilbert "Bud" Jones; Oakstar Bank; their (Mary Kym Craft a.k.a. Kym M. Craft) falsified listing documents, loan documents, and appraisal documents..These people/companies including TBW were aware that the home in question was appraised originally as a three bedroom, built in the 1950's with good floors.."When in reality, proven, documented without a shadow of a doubt the home is a one bedroom and built in the late 1800's with severely damaged floors!!"..Infact the home is "unliveable"..After many letters to TBW without any replies for months, it took stop paying the house payments for TBW/Craig Weitzel to contact "us" via e-mail and phone..Note: We paid the payments to salvage our once "excellent credit" and also "we" were trying to get someone to take over the loan..Not asking for any monies (well over $13,000's) invested into the home..Just someone to take over the loan..We had a couple of people interested, "but" once they seen the inside/condition "they" knew the home was greatly priced inflated, and the repairs would inflate the value even more..Mr. Weitzel contacted my husband and stated he was sending out an appraiser..He sent (Cynthia Speckman's) report via regular mail.."Immediately I compared Miss Speckman's report to the original (Miss Craft's) appraisal report and "both" were identical"..Mr. Weitzel and Miss Speckman, didn't expect to get caught, "but they did!!"..So then Mr. Weitzel contacted my husband again, and stated he was sending out another appraiser..During that same conversation Mr. Weitzel asked my husband, "what do you feel your damages should be?"..My husband replied, that "he wanted the sell reversed like it never happened and our money back"..Prior to the final and "honest appraiser" (Samatha Balsamo) appraising the home, Mr. Weitzel told me on the phone, "I bet the home comes back to at least a two bedroom"..He didn't take into regard the true age of the home or the condition as well..Well, the final and "ONLY" honest appraisal by Miss Balsamo, came back as a "one bedroom, built in the late 1800's early 1900's, severely damaged floors and "unliveable"..Mr. Weitzel/TBW, Oakstar Bank/Julie Barker; Great Commission Realty/Gilbert "Bud" Jones as well as both bogus appraisers..Miss Craft and Miss Speckman "did not like the findings!!"..The home came back to what my husband and I had stated since 2007..Mr. Weitzel stated he would get together with Oakstar Bank/Julie Barker and "rectify the matter for us"..TBW/Craig Weitzel backed out on "their word" while Oakstar Bank/Julie Barker tried to justify that their appraiser, Mary Kym Craft/Kym M. Craft "made a mistake when she appraised a parlor and enclosed front porch/sunroom as second and third bedrooms"..Oakstar, Miss Barker also tried to justify the wooden floors being severely warped/damaged.."Yet no one mentioned about the fact/truth also of the true age of the home"..All the above names/companies would either try to justify, pass the buck around, pacify, intimidate, etc., instead of stepping up to the plate knowing for a "fact, beyond a doubt" "we" fell victims to them of "mortgage fraud".."BEYOND A DOUBT!!".."WE WILL NOT STOP PERSUING THIS SERIOUS ILLEGAL MATTER UNTIL WE GET THE JUSTICE WE ARE SO LONG OVER-DUE!!!"..TBW "foreclosed" on the home and now have it on the market, showing the listing as a much lower value, one bedroom and honest stipulations.."WE WEREN'T GIVEN HONESTY FROM THE GET GO, STARTING WITH GREAT COMMISSION REALTY/GILBERT "BUD" JONES, RIGHT TO TWB/CRAIG WEITZEL!!!"..The above names/companies mentioned have "NO" morals, values, principals, dignity, intregity and more importantly "HONESTY"..Here is how the FBI describes "mortgage fraud".."Exactly what happened to "us"!!!"..

Property is purchased, falsely appraised at a higher value.

What makes property illegal is that the appraisal information is fraudulent. The schemes typically involve one or more of the following: fraudulent appraisals, doctored loan documentation, inflating buyer income, etc. Kickbacks to buyers, investors, property/loan brokers, appraisers, title company employees are common in this scheme. A home worth $20,000 may be appraised for $80,000 or higher in this type of scheme.
Inflated Appraisals. The report inaccurately states an inflated property value.

If you purchased something, such as in "our" case a home, not knowing at the time of the transaction, that you had become a victim to "mortgage fraud"..Costed you well over $13,000's..A home you never got to live in, because it wasn't the home you believed you had purchased, and was greatly over appraised, not to mention "unliveable"..Then the home gets foreclosed, which ruined your once excellent credit, while people/companies, especially Taylor, Bean & Whitaker/Craig Weitzel/fraud manager promised TBW would make it right for us, and then backed out on their word..I don't believe you would have asked such a stupid question as to "why do this?".."It's not about the money that we lost now"..It is the principal of the fact, and a fact this company Taylor Bean & Whitaker committs "fraud" against their clients and the public deserves to know the truth and be aware..Go to (((Redacted))) and read some of the complaints against TBW for various "fraud actions"..Finally, with all due respects until you have walked into anothers shoes, I would suggest you not ask such a stupid question..I mean no disrespect, but you haven't a clue as to what these lowlife, rotten, no good, lieing pathetic souls have done and put my husband and I through since last year.."Merry Christmas!"..

While "we" (myself & husband) appreciate and respect your opinion as well as your loyalty to TBW, with all due respects, "you don't know the facts/truth to this matter of mortgage fraud" that "we" fell victims too..TBW are just as responsible for this "mortgage fraud" against us, as Great Commission Realty/Gilbert "Bud" Jones a.k.a. Bud Jones Realty..Oakstar Bank/Lisa Schupbach/Julie Barker; original lender as well as their appraiser Mary Kym Craft a.k.a. Kym M. Craft..Oakstar Bank sold our "contract" to TBW knowing it was a "fraudulent sale"..After many letters to TBW and no response, it took stop paying the house payments for TBW/Craig Robeson Weitzel to contact "us"..This was around the end of 2007, early 2008..Even from "my" first conversation with Mr. Weitzel, I knew I was dealing with someone that likes to "intimidate" and not an "honest" person..He didn't intimidate me in the least, and he knew he didn't..He stated he was fully aware of the situation, but he said two things that stand out..Mr. Weitzel told me on the phone and I quote.."Well you frauded us when you didn't move into the home"..Then he said and I quote.."Well Oakstar Bank frauded us (TBW) also"..These statements said alot about Mr. Weitzel.."ALOT!!"..Mr. Weitzel didn't like speaking with me, "because he knew I was on to him"..He preferred to speak to my husband..Since Mr. Weitzel is an employee of TBW, that makes Mr. Farkas responsible for Mr. Weitzel's actions..Around June of last year Mr. Weitzel said he would send out an appraiser (Cynthia Speckman) but expected "us" to pay for it..I told him "absolutely not" and I defied Mr. Weitzel to prove that the home in question wasn't at least a two bedroom..Wasn't built in the 1950's and the wooden floors weren't in severely bad shape..That the home wasn't overly priced/sold to us as well as the appraisal from Miss Craft wasn't greatly inflated..I told Mr. Weitzel "prove us wrong!!!"..So Miss Speckman's report came via regular mail along with a letter from Mr. Weitzel..I compared Miss Speckman's report to the original appraisers report and "they were identical"..She appraised the home as a three bedroom, built in the 1950's, and at $58,000's; to where as in Mr. Weitzel's letter he stated to the effect that he thought that was a good deal..Neither parties (Speckman & Weitzel) expected to get caught for another form of "fraud"..Falsifing an appraisal document..As stated before "they both got caught immediately by myself"..Infact I had a few conversations via e-mail with Miss Speckman, and let her know of my findings of her report..In so many words, because she became very "defensive" she admitted she copied her report off of Miss Craft's.

When I got the answer from her I was looking for is when I blocked her from anymore e-mails..Of course I have those e-mails as well as a massive amount of documents..Miss Speckman obviously contacted Mr. Weitzel, possibly forwarding "our e-mails" to him, because the following morning Mr. Weitzel contacted my husband and stated he was sending out another appraiser..Mr. Weitzel asked my husband "what do you feel your damages should be?"..Mr. Weitzel stated to me on the phone, that "he bet the home came back as a two bedroom"..The second appraiser (Samatha Balsamo) did an excellent, honest and professional appraisal on the home..The home came back as a one bedroom, built in the late 1800's, early 1900's, serverly damaged floors and "unliveable"..Mr. Weitzel only got this second appraiser, because he and his first appraiser got caught for falsifing her (Miss Speckman's) report..Mr. Weitzel stated to both myself and my husband, that if the home came back as a one bedroom, he would get together with the original lender ((Oakstar Bank) Julie Barker, and "rectify this matter for us"..Well the home came back as such, and Mr. Weitzel backed out on his word, while Miss Barker tried to justify that their appraiser, made a mistake when she appraised the home as she did, including regarding a parlor and enclosed porch as second and third bedrooms.."We had no idea there was a parlor in the home, much less people that are suppose to be professionals would regard/appraise a parlor and an enclosed porch/sunroom as bedrooms..As well as claim a home was built in the 1950's and with good floors".."We strongly feel that Mr. Farkas should make good of his employee's (Craig Robeson Weitzel) promise, as well as Mr. Weitzel should be given his "walking papers"..You spoke highly of Mr. Farkas and Mr. Bowman, and are commended for that, "but that doesn't make them honest people" especially knowing one of their own employee's "tested our intelligence and truth" of the home and those people/companies in question; Mr. Weitzel was so sure of himself, yet his scheme backfired, and he broke his promise to "us"..I e-mailed both Mr. Farkas and Mr. Bowman and never received a reply..If Mr. Farkas is so responsible as you stated, then he would make it a priority to rectify this matter, since his own employee (Craig Weitzel) promised to and yet just stated another lie..You don't have a clue as to what "we" have been through.

Mentally, physcially as well as financially.."And it all started because "we" thought "we" were purchasing our "dream home" to retire in..Not having a clue we had been scammed from all the above, excluding Miss Balsamo.."She was the ONLY honest and professional person involved!"..I even received an e-mail awhile back from a former employee of TBW..This person asked that I not reveal his name..Since I am a person of my word, I won't reveal his name, but I will provide you with an insert of what he said about Mr. Farkas/TBW and why he felt he was fired..Below you will see what this former employee stated about TBW, as well as complaints against TBW from clients..P.S. TBW has the home listed with Coldwell Banker-Vanguard..The selling on the home has been reduced as of date 3 times now, as well as with honest stipulations, including discloses the home as a 1 bedroom..$37,790's, $32,000's and as of this day, shows now as: $29,900's..MLS Listing: #822280

Farkas and Bowman and all the other management are rolling in millions of dollars their companies make preying on regular people like us. Then when we try to make it right, they simply turn things over to their high priced attorney's that we can't compete with. I really feel for you. When I was at TBW, I actually fixed several "bad" deals and made alot of people happy. I guess that's why Farkas decided to fire me. I agree with one of the postings that Farkas & Bowman are crooks, and if you are not gay you don't stand a chance there. I also talked with and dealt with Craig Weitzel on a regular basis and can give you some tips regarding what he actually does."

I work for the Federal Government; In traveling with my job, I asked a family member to pay my bills while I was away, so that payments

wouldn't be late. Sadly, they weren't paying the bills but I didn't find out until it was too late. I've sent payments in to TB&W, trying to bring my mortgage current, but they sent them back - they won't allow me to bring the account current. I paid $196,000 for my home, they want me to pay $203,000 to keep it. I've contacted VA via phone and email. They promised to help but nothing is been done. We've contacted TB&W, as they asked us to and the attorney's office. We were led to believe that we would be allowed to pay what we currently have toward our mortgage (which is current expect for the month of May) but received a letter today, telling us they were going to list our home for foreclosure sale

on June 3, 2008. The letter also stated that partial payments would not be allowed. That TB&W doesn't 'trust us to ever pay our mortgage on time.' We're new to Georgia; this is our first home. We don't want to lose it. We are good Christian people. We believe a miracle will occur - but we're scared to death.

I had Taylor Bean for a year, I lost my home to them (foreclosure) in April. We fell behind on our Mortgage due to a loss of a job. When we tried to work with them they put us on a modification plan for four months. We paid on time, and when it came to the workout time I could not afford a higher payment (as he had left) I offered to continue paying but I could not take an increase. They said the only way to keep the home was to add on $350 a month to the payment. Making my home for a then single mom (he left) $2900 a month. I'm not sure if that situation can help at all. I did lose the home and loved that home.

My daughter who is a single mom is about to lose her home to Taylor, Bean & Whitaker. She was behind, so they put her on a payment plan whiach is so high she can't possibly make it. If there is a lawsuit I would like for her to join in.

Has anyone fell victim to the ' we have no record of hazard insurance so we took money from you escrow and purchased a blanket policy' After you proved to them you do have insurance. They did this to me plus paid my school tax twice. Then they tell me I do not have enough in Escrow so they raised my payment by $200.00. When I pointed out that they double paid my tax and the insurance was in fact there they tell me they need to request a refund from my county in order to fix the payment. Guess what I am now stuck paying the extra for their screww up. I think this a fraud because no two people at TBW give me the same story its always something different. If this has happened to you please email me (((ROR redacted))). I am looking to see if class action can be created.

I paid my loan on 8/29 one hour at 2:00 PST. They told me it would not post until 9/2/08 and it would be reported late to the credit bur.
Is this legal?

Like someone said, it depends on who you talk to at TB&W. I am in the PST time zone as well. In October I made a payment that was due the last day of the grace period.I saw a late charge show up in November. I called and they said a payment recorded by 4:00 EST is on time.I asked them to look up what time I paid it. They stated 10:30 am EST. When I challenged it, it was ignored.Is it legal? Probably because they make and twist the rules and are doing everything they can to make more money.
I will never pay it.I purchased my home for $230k when it appraised for $235k. Now it's worth $133k. Because I only put $25k down we had to pay mortgage insurance for 1 year, then 2 years and now because the home value loss to equity it will never be discontinued. theres another $100 per month in those greedy peoples pockets.

If you are at the end of the six months and time is critical, see an attorney. In some states you can 'homestead' and if nothing else, you can file a chapter 13 and repay the back payemnts as the lender must work with you, the court and the trustee.

I feel your fear and frustration and I was toloosing my home. Do not wait, be proactive. Help is available. But if time is of the essence, file a chapter 13. Most lawyers will work with you on their fees.

We are currently behind on our mortgage and are seeing foreclosure I called them on several occasions before I fell behind and they would not work with me when we bacame two months behind because of decrease in pay due to economy I sent them a payment in the third month and they sent it back and proclaimed if I make two months payments the one they sent back and this month they will just add the two months into 6 monthly payments raising my payment $600 more a month! These people are crooks and don't care to work with people so they can keep thier house! We did not overspend or live beyond our means we did not overpay for our house we fell on hard times and lost more than $1000 a month due to economy! My question to whoever has went into foreclosure with this bank is how long do they give you from the moment you fall behind to get out?

This company has conintually charged me fees for missing a payment (that I've not missed), wouldn't let me make partial payments and refused a payment plan that they set up themselves, then won't accept a full payment either. If a class action comes against them, I sure want in.

We're are in the process of filing for bankruptcy and I'm trying to become current on my mortage so we can file chap 7 instead of chap 13. Taylor Bean has not been too helpful! I submitted the loan modification paperwork over 3 weeks ago and have heard nothing. I do not want to lose my home. I have about 75% of what I owe to become current yet they will not take partial payments. Any suggestions?

I actually got a loan mod from TB&W, What they did was add the payments I owed to the end of the loan.(of course that charges interest twice)yipee. What they neglected to do was change current mortgage % rate, lower my payments or anything else that would have been beneficial long term. Now I must say it was neither easy or pleasant working w/ them. Now we are back to square one again trying to afford to pay let alone in a timely manor.I feel Im subject to predatory lending since they used OT hours as income, and our credit score was questionable as well, who do I contact for info on that?

Yes, I am another tbw customer. I wished I would have found this b-4 signing the papers.I too fell bhind on payments due to an injury @ work. They also sent back payments W/ a letter saying 'insuffent funds'.They also cost me about 400.00. They were surpose to pay my insurance in april and didn't.they finally paid a new company in August. But course it was more than what I had in April.

I AM ALSO BEHIND IN MY PAYMENT, I SENT IN 8000.00 EIGHT THOUSAND DOLLARS TO BRING UP MY PAST DUE TO ONE MONTH BEHIND AND THEY SENT THE PAYMENT BACK AFTER COUPLE OF WEEKS. I AM CURRENTLY WORKING ON A PAYMENT PLAN WITH THEM, EVERYTIME YOU CALL SOMEBODY IS TELLING YOU SOMETHING DIFFERENT. I ACTUALLY PROMISED TO PUT SOME MONEY.SOME ONE PLS TELL ME WHAT TO DO.

My husband and I not only fell victims to 'mortgage fraud' from Taylor, Bean & Whitaker out of Ocala, Florida, but also the realtor/Great Commission Realty/Gilbert 'Bud' Jones, Oakstar Bank/Executive Vice President/Julie Barker..Their appraiser Mary Kym Craft..Their 'fraud manager' Craig Weitzel promised to make it right for us, if the home came back as a one bedroom and built in the 1800's..'Well it did!' and TBW backed out on their promise and foreclosed on 10-06-08..The home was suppose to have been at least a two bedroom, built in 1954 and all the proof is there in 'our favor'..TBW as well as the others I mentioned are 'lowlife, rotten, thieving, pathetic liars'..http://www.ripoffreport.com/ <---Go to that site and file a complaint..What will happen then is your complaint will be on 'all search engines' which is so cool for the public to see..When you go to this site and registered, in their search bar type in: Great Commission Realty and you will see 'our' complaint 'or' go to your 'search engine/browser' and type in: Great Commission Realty..'Yes we would love to be part of this suit!!'..'Thank You'..Don & Wanda Reed..Kingman, Az.

I'm with the whole lot of you. I fell behind on my mortgage payment when I lost my job in March. I was told my a Stephanie in Loss Mitigation that they would be sending me a work out package....instead, I got a letter from their attorney saying that they were initiating foreclosure. I haven't slept a wink in nearly 8 months, but I haven't given up this fight. s**t happens to all of us and there are few who keep battling. I was very lucky to find a non-profit agency that is going to help with saving my home. NOT by giving me free money or handouts, but by strong holding the mortgage company into a lower interest rate for 5 years. We'll see what happens! I also am having issues with TBW but not as far as foreclosing. I had TBW for a little over a year to find out that my FHa Loan was never insured when i tried to talk to them they more or less said they couldn't help me so i had to get a lawyer then i was fixed within hours. Now i find out that they haven't paid my Real Estate Taxes or School Taxes they tell me its human error and that they will try to get to the bottom of it but it my taxes do not get paid they will send them to the Tax Collection Bureau. This mortgage company has been a complete nightmare and i am at my wits end something needs done about the way they do business.

I have TBW for over two years now and looking at doing a foreclosure. I have filled out their Loss Mitigation Packet and sent it a week ago. Do you know how long it takes for somebody to respond with the influx of requests? I am assuming a month at least is what they told me. I have a payment of $5000 a month which I cant afford due to my wife losing her job. I have been current on payments and am wondering if i should stop payments next month. Suggestions?? After reading the info here it seems I will not get a reduced interest rate/payment a month on my loan modification even if they agree to it.
Thoughts? Email me if you want to share your experience, I really want to know if they have been flexible over this last month due to the economic bailout.

Let's add Insurance Fraud to TB&W list of nastiness. I was in a Chapter 13 and catching up with my payments with TB&W. I was watching my account catch up online. All the sudden my account went offline. Little did I know the payments I was sending in for my condo was going to an insurance company

they chose. I didn't even know I was falling behind. I called and they said they were sending me a modification letter but I got something on my door that says from Fed EX saying I have a letter that needs a signature, I am sure they are lying and it is a foreclosure letter. I am going to investigate their relationship to the insurance company...and I am calling NACA today myself.

These people are crooks and we need to unite and expose them for what they are!!!

..To give ya'll an idea and to make a long story short..Recently he told both my husband and myself if the home we purchased by 'mortgage fraud'..If it came back as a one bedroom, built in the late 1800's, etc..TBW would make sure this serious matter was rectified to 'our' satisfaction..See we bought this home 'sight unseen' but we did have what we believed were honest (realtor, appraiser and original lender) and professional people working for us..'We had no idea from the get go, that we were being 'scammed'..The original lender (Oakstar Bank) sold our sell contract to TBW..We believed we were purchasing at least a two bedroom, possibly three home that was built in 1954..We paid $54,000's for this 'piece of crap/dump home'..Oakstar Bank, Great Commission Realty, their appraiser Mary Kym Craft & TBW 'stoled our 'entire savings, almost $13,000's for the down payment)..The home was appraised twice by TBW..Their first appraiser (Cynthia Speckman) falsified the report off of the original (Kym Crafts) report stating the home was a three bedroom and built in 1954..TBW (Craig Weitzel from TBW)got caught immediately, so then he said he would send out another appraiser..This second from TBW (Samatha Balsamo) did an 'excellent and professional appraisal!!'..Her report came back as my husband & I stated all along..The home is a one bedroom, built in the late 1800's with severely damaged/warped wooden floors..TBW stated if the home came back as a one bedroom, etc. they would get together with Oakstar Bank and rectify this matter for us..'Well the home came back as stated, and TBW (Craig Weitzel) backed out on his word to rectify the matter..So TBW forclosed on the home last month..'Note'..We never got to live in the home, because it was't the home we were led into believing we had purchased..Not only that it is unliveable..Now TBW has a realty with the home on the market and guess what?..The home on the listing shows as a one bedroom, 'buy as is' and the price is much lower ($37,790's) then what we paid for it..I got an e-mail from a gal named Diane awhile back..She claims she is involved in a 'class action lawsuit' against TBW..Here is info on her if anyone would like to contact her.. First of all "buster" you don't know your a****** from a "hole in the ground".."Our original lender (Oakstar Bank) sold our sell contract to Taylor, Bean & Whitaker.."There was definately no "greed" on myself and my husbands part"..Greed is where you take advantage of someone, generally involving "monies"..So you are backwards..But then reading your "rebuttal" basically said you are a "few fries short of a Happy Meal"..So let me paint the picture for you..Maybe you will understand that way.."WE" my husband and myself fell victims to "mortgage fraud" along with hundreds of others through Taylor, Bean & Whitaker.."That is a fact!"..

The true story behind this report is a woman who can't seem to take any personal responsibilty for her own actions.

1. Bought a house SIGHT UNSEEN. Who does that? A smart consumer would take the time to at least visit a piece of property before purchasing. Not a single person in your report required or demanded that you buy this house. Greed took over and you just had to have it.

2. Trusted strangers to have your interests before all others. What on earth lead you to believe that complete strangers were even capable of safeguarding your interests. Did you hire them in a seperate transaction? Did you even do some research on them before buying a expensive item you hadn't looked at?

Yes the house YOU purchased was not described truthfully but was it priced correctly? Did you make any attempts to resell the property? Asking a company to just reverse your purchase as if it never happened is ridiculous. Buying a house is not like ordering a sweater from Target online. There are papers to sign, promissary notes, moneies to pay. You don't get to just return it because it doesn't suit you.

As for the mortgage company - they did you a favor and lent you money, they didn't ask you to buy it, they didn't call you and say "hey you have to buy this house, you are the only person we know of who could buy this house, buy this house NOW" No they let customers come to them and ask to borrow money.

Yes you are a victim of fraud but you are also a victim of personal greed. You have no business ranting about the people who helped you purchase a piece of property if you can't look inward and see that the catylist for the whole fiasco is YOU.

Anyone interested in really learning about mortage and property sale fraud should visit the website of a company called Interthinx and view their 2 movies FSI and Fraud Angels.

Bottom line is greed fuels fraud and greed fueled the real estate boom and its bust. Greed did not stop or start with just the big companies, it also involved the littlest investors.

Why in the world in this crazy day and age of mortgages would you buy a house without looking at it? You truly would have no idea regardless of what the realtor said, the condition of the property. Alot of mortgage companies now are not even letting people buy investment properties in states that they do not live in preventing this type of situation. Never buy without seeing it with your own eyes.
