The Lively At Carolina Forest is run by a bunch of professional con artists and thieves. I should have read the apartment reviews before applying but I liked the area and it was nice so I decided to give it a try. I came in and applied for one of the units and was charged a $60 application fee and a $150 administration fee. Like any other apartment I have ever looked at or applied to I assumed that the application fee was exactly for that- the application, and the administration fee was for paperwork involved if you were approved for the apartment. Nope, not at Lively at Carolina Forest. The ignorant girls who work up in the front inform  me that even if you application is denied that you don't get a refund for the administration fees! These are con artists. The implication in charging an application fee is just that- for the application and this is the same for all apartments.

I told the ignorant girl that I understood I wouldn't get a refund for the application fee but I wanted my admin fee back. They can't just collect $210 from a customer and run an online application, deny them electronically and keep $210 for nothing! The Lively at Carolina Forest is apparently managed by a disgusting construction company who apparently just likes to collect fees instead of rent. But they will NOT do this in my community. I will make sure that every consumer knows what a terrible company this is and what ignorant people work for them. I would like to join any other consumer who has experienced something similar with this company, which by the looks of their reviews online is a lot. I would like to take Lively at Carolina Forest down or get the management company that runs them shut down as well.

You guys lie with every breath. I rescinded my application after it was already denied because I had to move in quickly which I explained to the idiot girl who works for you. An administration fee is NEVER kept unless an application is approved and needs paperwork. You think you're going to hide behind that little disclaimer but I am NOT going to let you, you bunch of arrogant cons. Lively at Carolina forest is the worst managed apartment complex in the area. Just a note- I applied to River Landing as well and was charged an upfront app and admin fee. They denied my application as well and were happy to return the admin fee. So you guys are not getting away with this crap anymore!

I have just reviewed this information with my attorney and you guys are liars and thieves. The implication in charging an application fee is just that- for the application. Any administration fees are for processing an accepted application. What you are doing is legalese and its illegal. Companies think that they can just write something in a disclaimer and it will protect them from crooked practices but this is not the case in todays society anymore. I am filing suit along with anybody else who has experienced this fraud with Lively at Carolina Forest. The girls who work there are remorseless. they don't give a crap about anybody who walks through the doors. They are just short of demon possessed if you ask me. You can't contact corporate. Nobody answers. But I will guarantee that I am going to take these crooks down for this scam. Lively at Carolina Forest is full of liars and professional con artists.

We understand that what you are experiencing can be frustrating. However, we have had the opportunity to review your account and the timeline of your application and would like to make note of a few items.

When applying for an apartment you signed all documentation stating that you understood our application and admin fee policies, including the statement that says "Application, Administration, and Holding fees are non-refundable. If the application is rejected or withdrawn the fees will be retained by us as liquidated damages." Nothing was hidden from you. 

Your application was denied and you sent us additional documentation for us to review with our regional office to see if we could approve your application with conditions. However, before we had a chance to do so, you withdrew your application. Our office never had a chance to speak to you about the reasons behind the application rejection (which were also outlined in the terms that you signed acknowledgement of), and thus never had the chance to work with you to get approval.

There is no scam here. You signed the terms and conditions related to your application and then withdrew your application.
