I warn and strongly advise anyone and everyone that will ever consider moving into the Reserve @Stone Creek Apartments not to do so. The current management office is full of Rip Off Employees that only care to get your money and once you move in they hardly ever speak to you when you go into the office. You get a very cold shoulder treatment once you move in and they know you are a tenant. They are very rude, ignorant, and disrespectful towards you once you after they get your money. I am originally from NY and had my fair share of urban developments as well as suburban properties in my days of renting apartments but this place is by far the worst place I've ever experienced. August of 2015
I relocated to Georgia with my wife and 10 year old daughter for a geographical change in addition to more affordable living conditions. Prior to doing so I made several calls to locate a good area to move to and with the help of a good friend my family and I were offered to stay at his place until we could find our own so we did. During our apartment search we spoke with a few realtors and they all were not in sync for what we were looking for but came across this one location Reserve at Stone Creek located in Stone Mountain, Georgia on South Hairston. When we arrived we were greeted by a very nice Mexican lady named Gloria who is no longer here however, she was very helpful during the move in process so
we were pleased with her performance and great mannerism. As soon as we my family and I moved in we realized there were several things wrong with the apartment we moved in and made a complaint to get into another unit but was denied. We informed the management office that there were several repairs that needed to be addressed which were the faulty boiler that worked when it wanted to, the oven unit they gave us half worked. Only the baking for the oven and not the broil worked, the electricity wall outlets seemed to be faulty as some worked and others did not. Some of the outlets even showed burn marks as if something was overheating most of the outlets. Our thermostat needed to get replaced since we
were not able to enjoy the central air cooling unit, in addition to some minor repairs that I took care of myself while waiting for maintenance to show up which took over 2 weeks after filing a complaint and putting in a ticket order for repair. I decided to stop by the management office to speak with someone about the scenario and to my surprise there were all new people working in the office. Management has been changed as one of the workers in the office stated and without giving prior notice to the tenants whatsoever. Once we were settled in for the first 3 days we started hearing gun shots on the premises. At first there were just a few times during the evening and then we pretty much started hearing the gun
shots daily and I mean not one day passed without hearing the terrifying and horrific gun shots which of course had my wife and poor little daughter scarred out of their minds as they were from a quiet city in the suburbs of New York and were total strangers to the sound of gun shots. After calling the police department several times almost everyday there was little to no response to my complaints so I decided to speak with the nice lady Gloria that assisted us with our moving in process and to my surprise she quit the job as I was told by another employee in the managers office that the entire managing staff will be replaced. Very odd. Anyway, no one cared to do anything about it so of course I wasn't too pleased
about it. After being there for the winters stay and entering the new year 2016 there was a major shootout in our apartment complex which was triggered in someones apartment that was throwing a party. That night over 100 shots were fired, 5 people were seriously injured and 2 of them died from what we were told. Wow! Okay so now I'm more than concerned and want to leave but we were bound by a years leasing agreement to this god forsaken place. I decided to stop by the management office to speak with someone about the scenario and to my surprise there were all new people working in the office. Management has been changed as one of the workers in the office stated and without giving prior
notice to the tenants whatsoever. Anyway, I informed them of the tragic shoot out and they stated they were aware of it and that it would be looked into. One day during the spring it was such a nice day that the neighbor across from my apartment and I started conversing while standing in front of our doorways and we heard a car engine speeding through the property at a time when the children school buses drop the kids off in the parking lot of the complex so my neighbor and i thought we would shout out to the driver as they were heading our way to slow down and all of a sudden we heard gunshots coming from the car that was speeding so we both ran to find cover under the staircase of our building until the
car passed. The car then drove around the parking lot of the property and circled back driving like lunatics but no gunshots that time. They continued to drive recklessly as if to let us know they were not going to stop so we went inside and my neighbor called the police department to have them look into it. Now I'm really feeling like we made the biggest mistake of our lives by moving to this location and the people there sure made it worse over time. Every weekend the trash compactor would be so full that there is a mountain of garbage piled all around the compactor and the place would smell awful not to mention the numerous amounts of people that would drive out of the complex with trash bags on the
back of their cars to throw out but would allow the trash bags to fall off of their cars and would never stop to go back and pick the trash bags up. They would just leave them in the middle of the road for drivers to maneuver around until the maintenance workers would get them the following day. Basically no one seems to care about where they live, and I mean they really do not care at all. The summer of 2016 had come after months of avoiding contact and communication with the tenants there as we did not want to meet the wrong person that would eventually lead to some sort of drama so we kept to ourselves. One day in the month June or I think it was in July, either way my family and I decided to take a walk to the
supermarket by way of a short cut that we were informed about to get there much faster and while heading to the short cut we were stopped by police that told us we were not going to be able to go through the short cut as there was a dead man laying in the path. Wow! Later were found out that his neighbor that lived in our complex @ the Reserve@StoneCreek was the person that killed him sometime during the night hours prior to our walk. Now my family is scared for their lives and I am more than concerned about such an incident having taken place in our immediate area. I decided to take another trip to complain to the management office later that day and what do you know, new employees and new
management again. Now I'm wondering what the heck is going on with the management that aleady has changed twice since our arrival. Okay so now I'm like we have to move but my lady said we should stick it out until our lease is up to avoid repercussions of breaking the lease so we stayed. We were not financially prepared to move as I was the only one working and that was even slowing up being I had part time work with a guy that worked for a moving company. I ran into a few dry spots on getting any money in the house so we fell a bit behind on paying our rent one month but eventually did catch up after having to borrow money from relatives to help our problem. So we basically stayed and as time passed
there were less shots being fired or at least being heard. Now we were getting to the end of our leasing agreement and with little to no work coming in for me we decided to renew the lease except this time for just 6 months instead of another 12 month agreement that we originally signed for. Of course we were not pleased at all with having to make that decision however we didn't have much choice on limited funds. So now here we are living there for another six months while dealing and coping with the maintenance workers constantly walking in our apartments unannounced while we were home without knocking on our door or giving us a fair time to respond when they did knock so I explained to them not to enter
without knocking as I have a 10 year old little girl and I am very protective of her. They claimed they would start leaving notice a day prior should they needed to step in for any reason at all however they continued to just waltz right in until I went to the management office and put in a complaint about this rude and disruptive behavior and what do you know, they alleged to be under new management again and that it would be looked into. Wow. Time had passed and we ran into more financial trouble which put us behind with our gas bill so we paid what we could and made arrangements with the gas company to pay the rest. About 2 weeks later we had gotten a notice that they were cutting it of so we were without hot
water and had to deal with it until we could pay all of the bill. Just a few days later my wife had received her tax return which was truly a blessing and we were so eager to get it back on as we had to take cold showers and didn't enjoy it at all. Once we called the gas company they stated our credit scored had dropped since our last bill and that we were no longer eligible to receive gas from them until our credit score rises again. That was an outrage but we had no choice but to deal with the issue. We decided to deal with it until we move being we only had another couple of months with our lease anyway so we'd be okay soon. My wife went to the management office to inquire about our situation in hopes of getting
advise on how to address it until we moved and just a few days later we received a letter on our door that as part of our leasing agreement we MUST have the power and gas on and in our name otherwise we will have to move. Now, I'm wondering what is all this about? Why does it seem like we are being targeted? I didn't have any proof at least that they were however there was one letter right after the next being place on our door since that day. We were fully up to date with our power bill and now that we paid what we owed to the gas company they denied us further service. Had we known they were going to do that we would have kept that money to use it towards our trying to relocate and paid them at a later
time. Now we were at the end stages of our lease and as expected we started receiving letters on our front door from the management office as reminders that our lease was going to be over at the end of that month in which we were perfectly aware of and could barely wait to leave due to the gunfire and murders going on in there. We received at least 4 different letters now stating the same thing, in which to me it started to seem a bit like harassment. Shortly after the reminders we received another letter from the management office entitled "Resident Move-Out Instructions" which outlined specific things they would charge us fees for if these certain things were not up to par and that they would keep our security
deposit against those fees. Here is exactly what the letter stated: Resident Move-Out Instructions The following information is provided to assist you in your move and will aid in the expeditious return of your Security Deposit. Requirements to be fulfilled: 1, Full Term of Lease Agreement Forfilled. 2. A full thirty or sixty (30/60) day advance written notice of intent to vacate has been given prior to vacating the apartment and delivered to the Apartment Management Office. 3. No unpaid charges or delinquent rents outstanding. 4. All keys returned. 5. Forwarding Address Given to the Property Manager 6. When a resident with a pet vacates an apartment, the charge stated in the Lease Addendum will be automatically deducted
from the Security Deposit to exterminate and de-flea the carpet. An inspection of the Apartment will be made only after the Resident(s) has completely moved out of the apartment. If the move out is completed during normal business hours, a Representative of the property will walk through the apartment with the Resident upon request. If after the inspection , the apartment does not meet the prerequisites, charges will be made as indicated below. The prices quoted are indicative of the approximate average charges described. The amount of the refund will be determined at a later date. The Security Deposit will be mailed to the forwarding address stated on the reverse side of this form within thirty (30) days after the
inspection. The check will be made payable to all Residents indicated on the Residential Rental Agreement. Clean range and / or oven $25 Clean and defrost refrigerator $25 Haul debris, rubbish, and / or discards $75 per bag Scrub tile floors, strip and wax room $50 each room Clean patio and / or storage area $25 Clean Kitchen $25 Clean Bathroom $25 each room Clean scrub woodwork or doors, dust $25 each room Clean Fireplace $100 each room Clean Patio Door $15/ each Replace or Re-key Lock $50/ each Clean Windows and Blinds $25/ each Missing light bulbs $5 / each Missing broiler pan or oven rack Cost to repair and/or replace TV antenna / cable connection hook up damaged/missing Cost to repair and/or
replace Damage to walls or door Cost to repair and/or replace Damaged or Stained drapes or mini blinds Cost to repair and/or replace Carpets burned stained or torn Cost to repair and/ or replace Missing or damaged windows or patio screens Cost to repair and/ or replace Damaged appliances Cost to repair and/ or replace Any other damages or cleaning Cost to repair and/ or replace I thought that was odd to mention keeping our security deposit at a time that they knew our lease was about to end not to mention the fact that they also knew we were without a gas company now. They continued to place letters on our door reminding us that we didn't stop in to renew our lease and that we would receive another fee if
we didn't notify them by the end of the month. Really? Another odd statement regarding money? So now in my thoughts I felt they were just trying the best way they could to pocket the money from our security deposit. After receiving that letter on our door we felt as though they were plotting on keeping our security deposit that we would need to get away from this awful place, with awful service, and awful tenants. At this time we are only a week away from the end of our lease and are being told by management that we were supposed to notify them 60 days in advance that we were not going to renew the lease. So what now? Is this another intricate plot to take advantage of us in some kind of way? I'm very humiliated by
their behavior. We are currently searching for a place to live and now of course we have no choice but to find somewhere that is all electric since the gas company will not allow us to have gas once we relocate unless we get to another county or we'll have to find a place that is all electric. Where I'm from this is unheard of and it is a total outrage. We need someone to help us legally if we have any ground in this matter. I wanted to make sure I get the word out to anyone and everyone that is considering to relocate to Georgia, particularly in Dekalb County where we are now. We are in a catch 22 scenario and we don't know what the outcome will be but we pray that someone will adhere to this message. By the way, it took too
much just to write all of this so I left out a few things, one of which is the schools in the area are horrifying. Our daughter is constantly being picked on by several bullies where she attends "WoodRidge Elementary School" and was in several fights trying to defend herself against them. We've gone to the school to complain and even had a meeting with the Principal who was very nice but didn't get any of the issues to stop that my daughter was having. There was even a teacher that kept doing spiteful things to my daughter when no one was around to see it happen as she has tole us and as we have told the school Principal but nothing stopped. On a scale from 1-10 where 1 is poor and 10 is good, I would give
this place a rating of -3 to make sure you don't think there is anything good about this place other than having a roof over your head in which we are very grateful for, we just deserve a whole lot better than what they are offering in service and in people skills. Please listen to me, do not waste your money or time moving to Reserve@StoneCreek as it has set us back in ways that we did not imagine. We would have been better off staying in New York where they don't take advantage of their tenants or judge you for gas based on your credit score. Unbelievable. Can anyone help us at all? A lawyer, someone?
