Bought a timeshare from this group in August. They ask you to waive your 5 day right of recission guaranteed under Mexican law (which most people don't realize CANNOT be waived regardless of what you do or do not sign) since they are giving YOU such a "special" deal, then fail to give you a copy of it in your contract papers (doing so would incriminate them). All of this is done o confuse people into thinking they have no cooling off time to reverse their decision. We sent them a cancellation of contract notice by email and fedex overnight to ALL the addresses provided to us in the contract. Many of the email addresses were nonfunctional, although several got through.

They have called to harass us ever since insisting 1) that we did not cancel in time because they don't accept emails (although the contract does not proclude them) 2) that our overnight arrived by "regular mail" when in fact we have the receipt of delivery 3) that (you're going to love this!) - "the Federal Commerce Code on the article 93 request that a notary needs to give faith that the message has been sent to the address the receiver has gave, previous authorization from the receiver (sic)." This last is from what appears to be a form letter from a person named Hector Tornell. allegedly a lawyer, but we doubt it that they must use to try to intimidate ALL the people they are ripping off and who try to use the physical and email addresses they sight in their contracts to rescind their contracts. Those people at least KNOW they have a right to rescind - that knowledge is something the sunset group attempts to strip from purchasers by their fraudulent use of the "waiver of recission" form they insist people sign if they "want this price." By the time they figure it out, it is too late and pull the nonsense above.

Cesar, the sales manager, appears the gentile gentleman, very suave, very charming- he is clearly a man of no ethics or morals who repeatedly lied to us throughout the presentation. He said they protected the value of your investment by buying up timeshares in the group - NOT TRUE; told us we needed to sign the waiver of 5 day recission in order to get the "special" price - designed to entrap you and to forfeit your rights; told us there is no problem using your VIPweeks or booking as an owner - there are stories legion of owners who can't get time at the resorts or in some way use their weeks as promised. This is an unethical company who defrauds and abuses its customers and we intend to fight them vigorously!

I'm glad to see someone from Sunset is trying to work with you. I hope you were able to work something out with them. Maybe this is some type of miscommunication. I don't see why they wouldn't cancel your contract if you did it within the 5 business days. I've called them before and they give me many breaks.

I really do not understand , why you posting the above message, We still are in the best disposition to solve this situation UP TO DATE after One Year and 2 months, still asking for the copy of your original cancellation letter and the prove on delivery of it. I have not received !! I mention my name is Rosalie Silva at the Legal Department and the last time I contacted you gave my telephone number and extention. I do not understand Why you asking a refund of a money we never charge , you only paid the closing cost .

They stole 28K and now they have cancelled my timeshare contract

This is an unbelievable nightmare. Not only have they received full payment through a credit card, but they have now cancelled the contract so we do not even the opportunity to use the timeshare. This is a completely unethical company - do not do business with them.

**I have been requested to this members to sent me the prove on delivery of the original cancellation letter since November 29, 2007 . I have not received yet . Today I have contacted them again, they promised to send it , tomorrow !. I hope that just we received the information, we can give a final response towards this matter . **
