Real Estate investors please be advised of Thomas "Tom" Swenson he has lost $65,000 of my money and $50,000.00 of a woman I know. He operates in San Antonio, Tx and Austin, Tx.  He has two companies called Texas Property Warehouse and TJ Swenson Holding, LLC. He is one of those house flippers real estate investor. He has a partner named Jeremy Isles.  He buys houses to fix and resale for a profit. He uses other people money to invest in his projects.  He uses other people's money to buy the house and pay for rehab cost. He uses hard money lenders (investment compaines that fund 75% of the cost) and uses individual investors to fund the rest of the project. He calls them gap funders.  He promises to pay back the individual investor plus 15% after the deal closes. So me tells the investor you will get your principle back plus 15% interest.  I met him while I was working at Armando Montelongo Investment Company.  He was a sales rep there and approched other employees there to invest in his projects.  He professed to be competent because he worked for Armando Montelong and had taken his courses and his fmaily was in construction.  That is not the only  way he got investors. He also goes to local Real Estate Investment Groups in San Antonio, Tx and Austin to meet other investors.  He networks with Real Estate people to find investors.  I invested in 2 projects and invested $65,000 on 6-01-2014 and have never been paid back.  The projects were never completed and they were repossed by the hard money lender.  So I lost all my $65000.  This other lady I know invested $50000 in the same project and lost all her money.  I know they had 15-20 other deals going on(funded by investor's money) and none of them have closed.  I don't know if they are just completely incompetent and just don't know what they are doing. Or if they are just taking huge chances with ohter people's money and scoring on 1 of 15 deals.  Or if they are scamming investors and paying themselves to do the rehabs but never do the work.  Whatever, the reason the result is that they lose investors money. 

I just want to report Thomas "Tom" Swenson for losing mutliple people's money in Real Estate Investments.  He is either a scam artist or incompetent at Investing in Real Estate (using other people's money).  The end result is that he has lost $105,000 plus of investors money.  Tom Sweson Has 2 Companies Called Texas Property Warehouse and TJ Swenson Holdings LLc.  He operates in San Antonio and Austin, Tx.  I want to warn people that are considering investing money with him because he lost of $65,000 of my money and $50,000 for this other lady I know.  I also know that we had about 15-20 other projects going on and to my knowledge none of his projects have been completed and investors haven't been paid.  So if he lost $105,000 of my money and this other lady i know for 2 properties, there is no telling how much money he has lost for all the other investors.  But it has to be well over $105,000 and proabably closer to $1,000,000.  He told me the project would be done in 6 months.  After the 6 month period, he would come up with another excuse and say it would be another month.  He did that for more months.  I started driving to the houses to discover nobody was there working ont the house. He basiscally was lying the whole time.  Tom wouldn't call me back so I talked to his Business Partner Jeremy Isles, they said they ran out of money and needed more money to get the project done.  I told them I couldn't invest more money becuase I wasn't going to invest more money and potentially lose more money.  Once I told Tom and Jereemy I didn't have any more money to invest, they stop taking my calls.  I have called and texted Tom weekly and he never returns my calls.  I occassionally talk to his business partner Jeremy Isles and he tells me the same BS that they are working to pay investors back and should know something in a couple of months.  I call him in two months and he says call him back in two months.  Offcourse, they haven't paid me one penny back.  Please beware of doing business with Tom Swenson and His partner Jeremy Isles.  The work out of San Antonio and Austin Tx.  They work for two companies Texas Property Warehouse and TJ Swenson Holdings.  They are both originally from Utah, they moved down here 5 years ago.  I know Jeremy also lives in Colorado.  I think Tom Swenson and Jeremy take there scam to other cities.  So be careful if they move to other city and try to restart their Real Estate Investment Gig somewhere else.  Tom Swenson also might be doing busy as a Contractor.
