I leased an office store front to TKEOVER Holding Corp. The office was located at 102-18 159th Road Howard Beach. Mr. Adam Broder 516 426-8931 was the one who signed the one year lease, from March 2004 to March 2005. The electric was to be kept in my name, but was specified in the lease that he was responsible to pay the bill.
Mr. Broder of 677 Shari Lane East Meadow, N.Y. works as a mortgage broker under Franklin First Financial, this is how the business was advertised on the awning. Mr. Broder also specified Franklin First Financial as the sub-lease under his company.
Mr. Broder refused to produce a key for my property, even though I explained several times of the importance of having accesss to the property. The water meter and gas meter are located in the office.
Mr. Broder did not pay the Nov. rent of $800.00 to me. When the rent was due in Dec., he did issue a check from M&T Bank Oceanside Office for $1,600.00. The date of the check was 12/23/04. I deposited the check into my account at JPMorgan Chase Bank, a later was notified from my bank that Mr. Broder put a stop on the check.
To further make matters worse I found out that Mr. Adam Broder, moved out on me, broke the lease, owed back rent, and owes money on the electric bill, which is in my name. I contacted Mr. Broder via cell phone, he said he was going to pay the money owed me, clean up the office of all his desks, give me the keys for the office gate, and the doors. He sets up times to meet, and never shows up. Also when I try to reach him he conveniently does not answer his cell phone.
We did make a complaint to his company Franklin First Financial, and when he heard this his now states that he refuses to pay up on the back rent and lease agreement, and the electric bill, he said he would love to go to court.
I really need this rent to pay my mortgage, on the building. My husband just past away this October, he left no life insurance or anything, I still haven't even paid his fuernal bill, never let alone all my other bills. I really don't know where to turn to. I hope you can help me.

IN RESPONSE TO THE ALLEGATIONS MADE BY BEATRICE SARTER, I AM ADDING MY VERSION. IT WAS A NIGHTMARE WORKING FROM THE HOWARD BEACH OFFICE. THE GATES WOULD NOT GO UP OR DOWN BECAUSE THEY WERE BROKEN.
MANY TIMES I ASKED HER HUSBAND TO REPLACE THEM BECAUSE I HAD EXPENSIVE COMPUTERS, PHONE SYSTEMS, AND OTHER ARTICLES IN THE OFFICE, NOT TO MENTION I COULDNT GET IN. BUT HE WOULD LAUGH, AND SAID NO!!!!
DURING THE WINTER MONTHS IT WAS SO COLD IN THE OFFICE THAT MY EMPLOYEES, AND CLIENTS COULD NOT TOLERATE THE COLD CLIMATE IN THE OFFICE.
I LOST BUSINESS BECAUSE OF THE EXTREME COLD IN THE OFFICE. WHEN IT RAINED, WATER DRIPPED ALL OVER MY FILES AND COMPUTERS AND WHEN IT RAINED HARD ENOUGH THE WATER WOULD FLOOD UP INTO THE OFFICE THROUGH THE FRONT DOOR BECAUSE THERE WERE NO SEWERS ON THE STREET THAT WERE NOT CLOGGED. THE AIR CONDITIONER THAT WAS IN THE OFFICE DRIPPED WATER WHEN IT VERY RARELY WORKED AND WE WOULD SWEAT THE REST OF THE TIME.
THE REASON WHY I STOPPED PAYMENT ON MY CHECK IS BECAUSE MY COMPUTERS WERE RUINED DURING A HARD RAIN AND BEATRICE CONVIENTLY WAS NOT ANYWHERE TO BE FOUND.
THE REASON WHY I DIDNT WANT TO GIVE BEATRICE MY KEYS TO THE OFFICE IS BECAUSE I HAD EXPENSIVE MACHINES IN THE OFFICE AND DID NOT HAVE INSURANCE BECAUSE NO ONE WOULD INSURE THAT BUILDING UNDER THOSE CONDITIONS.
I LEFT IN THE MIDDLE OF THE NIGHT BECAUSE THAT IS WHEN I FINISHED TAKING EVERYTHING APART AND WAS AFTER WORK HOURS.
I PAID THE ELECTRIC BILL AND HAVE PROOF! SO BEATRICE, HONESTY IS THE BEST POLICY!
