MILITARY/CIVILIAN MEMBERS OF THE DOD.  RUN LIKE HELL AWAY FROM ANYONE OR ANYTHING HAVING TO DO WITH THIS COMPANY!

 

Where do I begin?  Let's start with knowingly signing into a contract with the intent of defrauding the federal government.  This company entered into a contract with a servicemember and purposeful hid (from the servicemember and housing) that the unit was actually being rented out as a 2-unit establishment (though the property is listed with the Guam Department of Land Management as a Single Dwelling) and had an unauthorized "sub-meter" installed in the lower unit though with Guam Power authority there is only one meter that is legally registered.  Did I mention when the lower unit was rented out, the electricity billed sky-rocketed and the top unit had to pay the entire electrical bill?  If you have ever spent any time in Guam, you know electricity is expensive.  You know what they kept saying?  Housing knows about the meter.  Why didn't you guys rent out that area PRIOR to the top tenant move in?  But Housing knows.  NO.  Housing did not know and would not have approved any lease with any government employee, military or civilian if this was known.  What was found out is that Today's Realty did not send the entire lease over to housing, omitting approximately 4 pages...of course these pages were presented to the service member 4 days AFTER the initial lease was signed, with no mention of shared electricity etc.  Did I mention they "reimbursed" you what they thought was appropriate whenever they felt like it?  So for 2 years with us, and who knows how many years prior they purposefully hid this fact from the US GOVERNMENT!!!  Yes, ballsy!  I found out because I asked housing.  Needless to say, they were not pleased.

Negligence.  This company leased a property with full knowledge there were sub standard materials used and refused to adequately maintain and/or fix any issues.  When we had some minor issues, the maintenance department would ask us to file police reports and none such so the owner could use his home owners insurance.  That's how we found out about the substandard materials...from the owner's insurance agent!!!  There was constant flooding from the pipes, from the walls and one day, just every room in the house flooded.  What do I mean by that?  Have you seen water pouring from electrical sockets?!  Well, that's how bad it was.  They didn't believe us.  Imagine sitting in a house for hours on your daughter's birthday with a typhoon coming in the dark, inside of a home leaking water from every orifice, every wall.  Imagine sending email after email for 4 months asking them to get a professional cleaner out to clear the mold that was causing everyone in the home, including pets to be deathly ill?  We had to threaten to retain rent (which we evidentially did) to get things cleaned...this was after 4 months!!!  

There is STILL mold in the home so much so that we MOVED prior to our time, uprooting not only our children from their respective schools, but from our daily life schedules as well.  I could go on and on, but I'll keep it short; the rest is in the court documents.

We filed a Small Claims case against them and then all of a sudden Anthony Godwin gets involved.  You know, the guy who runs the company.

Godwin claims he just found out about all these issues, 2 years worth mind you, when he received the court summons.  But he was quick to go into court and state his company was not at fault for damages caused by their failure to provide adequate repairs.  He states they were a disclosed agent, which WAS NOT the case; we never had any correspondence with the owner and all communications were with the company.  NOT once, did they make their status known to the tenants.  

Funny though, he did not give the attorney they procurred the previous day all of the information we provided not only to their company but to the court.  He just hoped he'd get lucky and his attorney would come up with some crazy case to have it dismissed.  So they know about the lease, the illegal sub-meter, the condition of the property, what repairs, even inadequate ones, needed to be made, etc., and HE CLAIMS IGNORANCE AND NON-RESPONSBILITY??!!!  GODWIN, as someone who is the head of a Realtor's Association, ignorance doesn't become you...but I guess only if it's conveinent.  Often times the proper thing to do is admit your and your company's mistake and move on.  But your company isn't really the honest type, is it?  Oh yes, you have the US Government to worry about as well.  You can tell your principal that.

I really feel sorry for the people of Guam who have to deal with this dishonest individual and company.  Must be a honorary member of the Guam "Power Families".  I believe it whole heartedly when the people say they don't want to speak up for risk of being shunned and harrassed because I've seen it happen to many locals here.  Well I'm not a local, and I'm certainly not one to care what happens when someone or some entity chooses to be dishonest. 

I am happy though; independent of our outcome, this crappy unit will NEVER be able to be rented out to another employee of the US government again (although the owner apparently is a service member, according to Today's Realty - that's an entirely different matter) and there will be a much closer look at this horrible, horrible company.
