I'd like to file a formal complaint in order to forewarn future renters that they should not do business with Tons of Rentals in Asheville, North Carolina b/c of their unfair business practices.

 

I received very little of my security deposit b/c they charged me in full for a microwave, a garbage can, and a house # that I qualify as normal wear and tear. 

 

1. We added to our pre-move in inspection report that the broken microwave door handle was previously broken and glued back by the previous tenant, which was missed from the company's original report. We didn't have them fix it b/c the handle is attached to the microwave and you had to replace the entire microwave. So we decided with our property manager to leave it alone b/c it didn't bother us as long as we could open the microwave, which we could even on our move out even though the glue had become loose after living there for 3 years.

 

They did not have my inspection report on file, so I forwarded my original email to them with the report. So they decided to charge me for 1/2 of the full microwave ($230+) since I did not report that the glue wore off. They did not budge on any other items which included:

 

2. a garbage can b/c the the lid was cracked, which we believe occurred when the garbage men threw it in the yard after emptying it in the below freezing weather we had this winter. 

 

3. a broken mailbox plastic house # which was already half broken before we moved in but it was not itemized on the inspection report, so I thought nothing of it. It eventually broke I'm sure due to the freezing weather as well.

 

4. Additionally, I was never told upfront that I had to pay for "re-keying" services?? I thought the owner absorbed that?!

 

Lastly, I found tenants to move in a month early so we could get our last month's rent paid for. The tenants moved their date out several weeks, but Tons of Rentals neglected to tell us so I moved us out 23 days early and had to pay $400 in airline change fees to cancel a trip when we had an unexpected death in the family a few weeks before our move out date and our vacation. There was no apology because they do not admit to mistakes.

 

 

Terrible service, don't recommend them. I filed a formal complaint with the BBB too.

tonsofrentals.com has made our position and responses to the complaint made by Marilyn Kincaid below:

1. Microwave door handle, at move in had been glued back to the face of the microwave. At the move in inspection, this appeared to be in great condition and had no issues opening and closing. At the move out inspection, the microwave was found with a long crack along the bottom of the face and the handle hanging off the microwave. Repairs were attempted, but the crack would not allow for a handle repair. Microwave replacement was the only option. Microwave was replaced and ½ the expense was charged to the resident for damage.  

Resident claims to have emailed move-in condition report but tonsofrentals.com has no record of the email or the report.

2. The garbage can was in “like new” condition at move in. At the move out inspection, it was beat up very bad, with cracks and holes in container. The resident is responsible for damage to the container therefore a replacement container was purchased and charged back to resident.

3. At move in, the numbers below the mailbox was in good condition. Resident stated that moving company hit mailbox, requiring new numbers to be put back up as well as the post to be reset and stood back up. Resident was charged for the damages.


4. The lease states, Should the Resident elect to break the terms of the lease by vacating the property prior to the termination date, Resident will be responsible for actual costs relating to leasing the premises. This may include advertising, administrative costs, re-keying, cleaning, and other lease-related expenses. This was initialed by the resident at the lease signing.

5. The residents could not move in until all items were out of the home and move out items completed. The carpets were not cleaned by current resident until 4/21. This allowed 9 days for turnover. New residents could not move in until 5/1/15 due to this delay.
