Trademark Realty Inc Ryan Holcomb or Ryan Holcombe Loan Modification Rip-off Fraud Woodland Hills, California

If you're reading this, you're already ahead of his game. I was referred to Ryan Holcomb from a friend who was in the middle of a loan modification. I met him March 2010. I was 30 days past due on both of my mortgages and was looking for help in dealing with Wells Fargo.

After our very 1st meeting, he asked me when I'd want to start my loan modification. He said that the modification will 100% go through. He has special relationships with processors and negotiators at all the banks. I had a total of 5 loans. 2 1st mortgages and 3 accompanying HELOCS all with Wells.

He kept trying to talk me into allowing him to just wipe away the 3 helocs and modify the 2 mortgages. I didn't agree. I signed for all the notes and wanted to make good on all the debt.

He said that the price for modification of all 5 notes would be approx $5k. I gave him $1k and signed a promissory note for the remaining balance after modification. I told him that if we can get modification docs May of 2010, that would be great.

As of today the 26th of July 2011, I've not received any mod docs. He's managed to provide excuse after excuse for the last 15 months. He's delivered nothing but a foreclosure on April of 2011. Wells Fargo will foreclose on my 2nd property in less than 2 weeks, on Aug 6. My friends home was foreclosed on as well.

Furthermore, yesterday during a phone conversation with him, he threatened to harm me physically and to end my life. He said that he knew where I lived or for me to come by his office. I'm on my way to file a police report today.

This is my experience with this guy. I realize not everyone can have a positive experience or outcome but death threats and physical harm is too much for anyone to deal with. Good luck to you in dealing with this scam artist. Its too late for me but I hope this helps you.
