My son has been trying to purchase a home with a USDA rural development loan.  We were both planning on living in the home because I am elderly and disabled with an income of only $749 per month and no assets or prospects for the future.

Since my son has applied to this agency over a year ago, he has been given the 'run around'.  When he finally received his notice of eligibilty in April, he has struggled to find a home that was decent and livable.  He signed purchase agreements on not less then 4 homes, each one he gave an earnest money deposit.  With each home he tried to purchase there were found serious defects of which my son has photographic evidence of.

Unscrupulous real estate agents along with their clients try and pawn off their derelict homes on naive and inexperienced first time buyers like my son.  He has begged for assistance from this agency each time and was always met with silence or 'this is not our problem'  

I say it is the USDA' s problem because this agency has the HIGHEST DEFEAULT RATE of any lender in the nation.  This is because THE POOR that these home loans are given to do not have the money to repair homes like the ones they are getting stuck with.  USDA will claim that they have 'loans for repairs', but how much debt do people have to get into in order to live decently?

The latest home that my son almost got stuck with ( sold through century 21 Bradley)  had the seller encroaching on a neighbors property. False claims regarding the amount of property where givin online. When he brought this to the attention of the realtor Chris Parker the fact that the county GIS property imagery showed serious encroachment, Mr. Parker gave him answers like "the county GIS are always incorrect".  They may be incorrect but they were surely close to accurate.  A few days before closing on this home he received a copy of the property survey and it was barely different from the GIS showing the encroachment.

My son wanted to negociate but was met with terrilbe hubris from this realtor. The persons selling this home paid only $109,000 for it, lived in it for two years and were originally demanding $119,000 for a home that was NEVER REMODELED. House flippers need to do some work on their homes before they can rake in a profit.

Now my son is out $800 for an inspection and earnest money deposit.  WE both have very little income and can barely afford this.  This realtor has threatened, along with the seller to sue us for breach of contract. What nerve!

Another time, my son wanted to purchase a home that was for sale by an elderly woman in Avilla Indiana.  This woman was in default  on her USDA loan.  I'm sure through no fault of her own. It was only four years old and appeared to be in very good condition .  The house was listed for sale online for $112,500, within my son's loan allowance.  Mr. Vincent Maloney, a USDA area supervisor refused to sell this home to my son.  He said "we would rather let it go into foreclosure then sell it at that price"  I THINK THAT THIS IS DISGRACEFULL!!!!!!!!!!! Especially when there are people in desparate need of housing. WHY WAS THIS HOME PUT UP FOR SALE ANYWAY if they did not want to sell it???????????????hmm

Mr. Maloney, just last night, after my son refused the real estate agents counter proposal, sent my son a vicious threatening and intimadating email regarding the status of his loan application.  I didn't realize that USDA employees where so diligent at there jobs that they worked to 9PM at night.  Mr. Maloney, was upset by the fact that my son brought to his attention the high USDA default rate and the fact that he received no assistance from these people.

Today, 10/23/14, there was a hilarous news story about TOM (THE WEASEL) VILSACK, the head of USDA. It seems that ABC news covered the fact that Mr. Vilsack has provided funding for toilet bowls for Eskimos in Alaska!  This news story was covered with all seriousness by ABC news.  One commentor observed 'that it was great news for the Palins'.

I also gave my opinion.  However I don't know if they will print my comment.  Rip Off Report will, so here goes: In 1998  the class idiot ,tom vilsack, and now head of the USDA was running for govenor in Iowa on the platform of 'reforming the meatpacking industry' .  The people of Iowa were correctly concerned about all of the pollution (run off from slaughtering animals) and the fact that these business's were bringing in illegals from Mexico by the bus loads to work at the plants like slaves for low wages.  About two weeks after winning the election for governor of Iowa, Mr Vilsack professed his undying love for the meatpacking industry saying publically, 'their not so bad those meatpacking plants'. There is to much regulation on the meatpacking industry'. If you don't believe me the reader needs to check the facts.

Now I find the story of Mr Vilsack and the Eskimo toilets.  This is even more sick and disgusting then watching him on 'dancing with the stars'. doing the tango.  Do the people of America realize that he is a hobbit sized individual (not that there's anything wrong with hobbit sized people) from the disgustingly corrupt state of Connecticut?
