My experience with Van Raden Properties has been horrible to say the least. I applied for a 2bdr. 2 bath apartment at Westmore Court on February 17th, 2015. They called me on February 26th to inform me that based on my credit report I would need a guarantor. Jenae, the front desk clerk at Van Raden Properties explained to me that this was similar to a cosigner. I was a little confused about needing a cosigner, because I have never needed one before to get into an apartment. I was down grading from an apartment located in South Fargo, Osgood to a more affordable apartment near Cash Wise. I honestly thought it was going to be a breeze getting into this apartment because it is more than $200 cheaper than the one I am at now.
I asked her what was negative on my credit report that is making them want this. At this point she was getting irritated with me. She said she was not the one that looked at the credit report. She also said they don’t base it off of a number, but what is on the report. That also didn’t make much sense. As far as I know I have pretty good renting history.
I told her my mom would be my guarantor and that I would come by the office to pick up the paper work. When I arrived at the office Jenae was on the phone, I am assuming with a friend or coworker. She handed me the paper work without ending the conversation on the phone. I was still curious about what was on my credit report, because the last time I checked my credit score I had a 698, which I am going to guess would be high enough to rent an apartment. She told the person on the phone to hold on and said we don't base it on a number we go by what is off the credit report. I asked again, what was on the credit report. I explained that if there is something that is reflecting negatively on my credit report I would like to know about it so I can get it taken care of. She said she is not the one that deals with it, the owners are. I asked to speak to one of them and she said they were all busy with meetings but she would have them call me on Monday, the 2nd of March. I waited for a call that never came.
Once I got to my car I read the paper work that my mom had to fill out. One of the requirements was that you make 5 to 6 times the monthly rent. Most apartments usually only ask that you make 3 times the rent. I found this amount to be a bit extreme considering these apartments are more low income. Requiring that you make $3000 a month to pay for an apartment that is only $575/month is going a little overboard. Thank goodness my mom has a good paying job, because I sure don’t make that in 1 month!
Being I was still in need of an apartment my mom agreed to fill out the paper work, although she thought it was a bad idea. We dropped everything off on Friday March 6th. I received another phone call from Jenae on March 12th stating my mom was denied because of a low credit score. I told her I was just going to come up to the office and pick up my deposit check. At this point they have now wasted almost 1 month of my time.
When I got to the office I again asked what their qualification are to get into the apartments. I know from the Fair Housing Act that all landlords must use the same screening criteria for all potential tenants. She said they don't base it on a number; they go by what is on the credit report. In her voicemail she left me however, she stated that because of a low credit score my mom was not qualified. I again asked to speak to somebody about this. Jenae then went into another office where I could hear her and another man having a conversation, basically complaining about me and my questions. She came out and said "someone will be out to speak with you shortly".
After waiting in their lobby that is filled with dead animals all over the walls and stacks of papers and boxes everywhere, for about 10 minutes, an older man with no hair, besides a small patch right on top of his head, came out to speak with me. He acted as if he didn't know why I was there and started the conversation off by saying "So you have a question for me?"
I said "Yes, I filled out an application and was told that based on my credit report I would need a cosigner and then my mom was denied because of a low credit score. Could you tell me what was on my credit report that made you decided this?"
He instantly got angry and started yelling. He said "I don't need to talk to you about this! A letter will be mailed out to you!"
I said "Okay, when will that be mailed to me?" "
"I don't know, next week probably!"
I again asked what their criteria is for being eligible to rent from them and asked if they had a certain credit score number they went by. They need to set the same rules for every single person that walks through their door so they should have some sort of guidelines they could have told me. I honestly think they just didn’t want me to rent from them. I am not certain why that is, but someone suggested that it is because most people that live in these apartments are on government assistance so the Van Raden’s are guaranteed that money every month. I have never had an issue with renting before. I have never been evicted from an apartment, and I far as I know my credit report is only filled with student loans, which shouldn’t affect my ability to rent.
After asking him these questions he became irate. I assume most people that get denied just leave it at that and don’t ask questions. When I started asking him questions he became very uncomfortable. He knows the laws, and knows that he is not treating everybody the same when they do their screening. "Yes!!! …NO!!!! I don't have a set number; I go off of what is on the report!" He is stumbling over his words the whole time he is yelling at me. He face is bright red with rage.
"You don't need to get angry with me. I would just like to know what has been reflecting badly on my credit report." I said in what I thought was a calm voice.
What he said next took me by complete surprise.
"Well you are being a SNOT!!!"
"Excuse me??" I could not believe this man just called me a snot. I have simply been asking question about their criteria on applicants for renting with them. I have the right to know, and I have a right to know what is on my credit report and if there is something negative on it.
He says again "Well you are being a snot!"
The emotions I felt after his verbal abuse I cannot even put into words. The anger I felt was unbelievable and the disrespect he showed towards me made me feel like I was the smallest person in the world. All I could say was "WOW" and I walked out.
As soon as I got to my car I started to cry. I knew that if I had stayed in that office for 1 more second I would have started to cry in front of him and Jenae, which is not what I wanted, so I left. Once I left however, I realized I didn't even get this man’s name. Within 3 minutes of leaving Van Raden's office I called them back, only this time they did not answer. I wish I knew who it was that verbally abused me. I can call again today to try and find out who it was that I spoke with, but I am going to guess they won’t give me that information.
I should have realized that this was not a place to rent from right away in the beginning. The whole time I was dealing with them they were rude to me. Jenae has no people skills what-so-ever. The man I spoke with has a temper beyond belief. I would never recommend them. Honestly I am surprised they even still have a business. If you are thinking about renting from them, don't. I can’t imagine what they put people through if you are actually renting from them, and from what I hear they don’t give you your security deposit back after moving out.
