Veritus Funding is a fraud! The hire just about anybody to become a loan officer for the company. Once you start working there, they give you the title "Mortgage Manager".

The trick first is that they hire you and immediately put you through a training program that starts in the 3rd week of the month. You start on a Monday. Once at the office, you hit the training room running, and they give you a training book(script) on how to sell loans.

Fraud #1... First you do not notice that you are in this training office for 5 days and about 8 hours a day. Next you don't notice that you are now working for the company, including training, yet they have not given you a contract or employee contract, company policys, rules and regulations etc...

At the end of the 5 day training, your taken into a room to speak to "The Owner" or Brent who first appears as the head trainer, where he really is the owner. After a brief interview, your hired and told to return on Monday.

You start on Monday working... answer phones like a receptionist, and learning how to go out to meet clients (leads they give you). You start work at 9:00am and by 4:00pm (no break) your given a lead (client) who lives 2 hours away in Orange County. You then leave (hit rush hour traffic) and arrive at your pre-arranged 6:00pm appointment. Once there you talk to the client from what you have learned in your 40+ none paid 5 day week training. When you finish, on average you will be leaving that clients home at 8:00pm or later (really) to attend another pre-arranged appointment about 15-30mins away from your last appointment (you hope, but more likely farther). You arrive at that appointment (late as hell) and again trick (I'm sorry, pressure) the client into listening to you as you go through your training script. Meanwhile if successful (if your good), you have signed this client just as you have done your 6:00pm client.

Signing your client means you got them to sign all the loan disclosure papers, and also you took all their important documents, i.e. mortgage coupon, tax reports, W2's, paystub, and even bank statements.

If you were successful (LUCKY) you signed both. Most "Mortgage Mangers don't sign any clients, some one. No one signs both. Meanwhile if you look at the time its about 10:30pm to 11:30pm and your tired and ready to leave to return to San Diego. Depending where you live in San Diego, you should arrive totally exhausted from that 2 hour return drive home around 1:00am.

If you were like me you should have documented your working time at around 15 hours for this day, about 200+ miles driven, 3 1/2 to 4 hours driving time (based on getting through rush hour traffic) and about 7 hours in the office (with no lunch) 4 hours talking and signing clients, for a total work day of 15 hours with no break. I'm not joking. No break. By the time you leave the office and arrive at your clients home, you realize that you didn't even have time to piss let alone to fill the car up with gas. At the end of the last client, you rush to the gas station to take a piss and realize that you didn't even have time to eat lunch, dinner or even a snack. And this is Monday your first day. Now do this each day, including Friday, and you should end up with about 1000 miles driven, 75 hours working, 20 hours driving behind the wheel, 35 hours working in the office (maybe one or two lunch), and 20 hours talking to clients. Now comes the weekend.

Saturday your given more clients around 3+. And on Sunday, if there are clients its almost the same around 1-2 clients. All the while you work on Saturday driving out to the clients 2 hours. Two hours with each of the three clients for a total of 6 hours, and then the two hours (rush) drive back to San Diego to get some rest (seriously). Total for Saturday comes to 4 hours driving and 6 hours with clients for a workday time of 10 hours. Then if (you might get this day off) you have to work on Sunday, its about 2 clients at the same rate and times. The results for Sunday is 4 hours driving and 4 hours talking to clients for a total workday time of 8 hours (ON SUNDAY), can you believe!

For the week you could wind up driving for 1400 miles for a total time of 28 hours. You work time would end up being 93 hours! I estimated about 85-90 hours a week for the first 4 weeks.

Little do you know if you have read this far, the "Mortgage Managers" like clockwork, arrive each day, tired from the prior day, and still having to follow the same process. There is little time to even process the prior days clients files (if you are lucky enough and skilled enough to sign up the clients). Meanwhile, you get behind on submitting the files and then this builds up. All the while your not paying attention to one very important detail and fact.

YOUR NOT AN EMPLOYEE, OR EVEN AN INDEPENDANT CONTRACTOR!

Yes if you have made it pass the week of training (remember 40 hours+) and your first week working... you have fallen into a trap. Your working "AT WILL". This means your working for a company that basically doesn't know you, can claim at anytime that you don't work for them, can fire you in a heart beat for any reason, can take all those files you worked so hard on from you so easily, can lock you out of the office if you return to work the next day for no reason, can spread lies to those clients that you saw and say that you were a bad employee, can spit in your face and tell you to "f" off if they want. Why? Why? Because your not even an employee.

Did you sign an employee contract BEFORE training. How about after training? Maybe after your first week? If you did, does it say your an employee or independant contractor? Does it tell you how much your commissions are? Does it tell you the policy of the company? How about your rights? How about your responsibilities as a loan officer (I'm sorry, Mortgage Manager)?

You say you saw and read and understood your responsibilities? Ok, did it say that your not allow to order an appraisal, contact the appraiser, see the appraisal? Your not allowed to order credit report on your clients, eventhough you collected a credit report check and that you worked as a loan officer before and this is standard proceedure? Did it say that your not allowed to even look at the actual credit report? Did it tell you that you are not allowed to see an actual approval from the lender or underwriting? Did it tell you that there are people who work in processing for the company who will treat you like your less than a person? Did it tell you that you will be told daily, weekly (if that) that everything is ok and if you don't hear nothing about your actual submitted files, then its a good thing?

Are you getting the picture!

They are a fraud. Management included. Management are not professionals. They are hired guns or people are there to push you to grind the pavement, and not worry about the actual files you submitted. The company gets you to go out daily like clockwork to bring back to the hive individual loans regardless if the client quality. Oh, they give you a team name called "CLG". It stands for Company Lead Generated. Again your a slave with no rights. You work long and hard and return with the honey and like a fool you give it over to the mother bee "Brent" and his legend of criminal workers. Your subjected to abuse verbally and made to feel inferior in your sales techniques and experience. If you even show a hint of a backbone, your fired! If you do not show up for work for what ever reason (it better be a good one), your fired. If you ask too many question, question your "Superiors", your fired. No not given a warning, straight out fired! I don't care if your there 5 weeks like me or 9 months like some other poor fools who were recently fired.

Look, don't work there! If you have been in the mortgage industry at least for 2 years, don't ever go there or any place like it. If your new, your stupid and they will feed off your stupidity, lack of sales experience and lack of manhood (balls). Remember, your not even an employee! Your not paid by the hour, you don't receive benefits, your not even punching a clock! You not a independant contract either. Why? You don't have the freedom to come and go when you want. You don't have the freedom to work on your file like a normal human being (loan officer). You don't have the freedom to work on your file after you work hard and got the client to sign all documents. Why, your too busy working like as stupid bee, answering phones, setting appointment for other clients, and then rushing out the door to go see two clients a night, all with out even having lunch, or taking even 15mins in a 15 hour day work schedule to eat food.

Brent the true owner, marches around barking (subliminal) orders at you, just because he has one skill (not a gift), andt that is controling human behavior. He is control you too. Look at the way he talks to you. Look at what he got you doing, week afte week. Look at how much time your spending, and for what? You can get fired in a second, with no rights. Contact any lawyer and they will tell you. Its a sweat shop. Look around you, everyone has either quit, been fired or is going to quit anyday soon. If you haven't notice, only friends, family and 1 person who claims to have worked there for 4 years are working with the company. Its BS.

Do yourself a favor, file a complaint like I did with the BBB. Next file a complaint here with RipOff. Then contact me and join me in a class action lawsuit against the company. Send me a email and I will get back to you. Better yet, if you can file your own lawsuit. First try to get them to get you an contract or something in writing. Next demand that they treat you like an independant contractor. Next leave. Yes, why stay at a set up like that. I currently have 3 other companies wanting to hire me! Most of past employees I have referred to a company in Mission Valley at 2020 Camino Del Rio North. Everyone is very very happy working there! Its a real company. Go by and ask for me, or Robert. Then send me a email about your experience. They will give you a contract on your first day! You work only 8 hours a day and they give you leads all day long. You don't have to drive anywhere!

Listen, Brent is a con! His company is a Fraud. His processing (one person) is a "Beotch", his management is "COLD" as ice, with the exception of a guy name "Brian". He is about the only normal guy there. The other CLG Manager "Tracy" is at first appears a robot who does what he is told. But I connected with the true person inside and he is just trying to do the best he can. If you give him a chance he can teach you a lot. But he is caught up in a bad company and for some reason under the bad influence from the owner "Brent". The guy has something on Tracy for somereason.

Remember this also, they are giving you bad rates to sell at the start. Remember how you can't do this, that, just about anything on your own loan. They also give you these rates that are a crying shame. I feel sorry for my clients that I "Persuaded" into going into that "Bait & Switch" loan. If you don't sign the client at that house the night you go out, the ROT team will take your file. Think about this for a moment. You traveled all the way out to to meet the client, spent all you money on gas, and time, and then you have to give the file over to ROT. They then call the client and give them the much lower true rate, and tell the client your basically were an idiot and to not talk to you again. All the while "Brent" keeps telling you how the ROT team is so successful. Example, you tell the client you can only give them 5.875% (when rates are really at 5.125%). The clients believe you and sign. All the while your not giving them what the advertisment really says. Plus if they change their mind or don't like you, the ROT team gets your hard earned file (papers and all), and sits at their desk and tells the client they can get them say 5.25% etc... and lands the deals. Finish. Yeah. The ROT comes to work at 9:30am-10:30am each day, and I see them leaving sometimes before 5:00pm to go home! Yeah gone. They just call the clients you "f" up or didn't finish and then go home. Your stuck out there working whole day and night like some idiot. Brent and Management, doesn't want you to close the file.

Are you hearing me! They want you to get too busy, or be a dumb a*s. They watch you bring the honey (files) in each day like bee's. They know you don't have time to work at your desk processing the file. They know you don't have time to follow up finding out if your file is approved, the appraisal is ordered, the lender conditions etc... They know. Plus they know your a idiot with no contract to work there. They then easily tell you they will take the file and give to ROT. Processing doesn't even have all there system set up. Eitherway, you don't know what's going on with your file. Seriously. Clients keep calling you asking about what's going on, but you don't know. Why, because their system is designed to keep you in the dark, so that the file goes to ROT and that you close about 1 maybe two files every 6-8weeks. The result for you is about $3000 a month on your .80 cent (VERBAL) commission.

GET OUT! TELL EVERYONE>

I think TED is tied to the company in some important way. He's in on it too.
And the "Manager" of ROT, he's up to something. Ask yourself, why is he still there? Oh, and "Tracy", he's has not been with the company for not even a year. I've talked to many many other employee's who quit or were fired and they said that the company's full of BS. Almost all of the ROT was fired or quit during my 5 weeks with the exception of this guy named "Criss". Lastly, the guy named "Phillip" who is in charged of the Lead Generation System, seems at first a "D", but after talking to him, he's ok. He seems like he works too hard for them.

GOOD LUCK if you stay. There are better jobs out there who are not tricking their clients with false advertising and then later training you to decieve the client.

I was fired for taking a day off last week after working 17 days straight. I turned in 18 files for processing out of 29 clients given for a total loan value of $10,000,000. I was hired back the same day afte being told by "Tracy" the manager to go and talk to the owner Brent. I did and begged for my job back due to the fact that I had worked already for 308 hours for the first 4 weeks, and that I just worked the past 17 days! He gave me my job back. The following 5 days, I was fired again in front of the whole CLG team. Brent told me that I was acting defensive. He told me that he was seeing a pattern when I told him I did not get the clients mortgage statement. He talked to me in a Antagonist tone and I addressed him on that issue. He was offend and fired me.

Veritus Funding. I'm Back! Hello Everyone.

This is an update to everyone. First I would like to say thank you for all the remarks and comments I have received! 10 Months ago I was contacted by a group of 8 individuals and their lawyer in Los Angeles. At the time, I was unable to participate (accident), but later I went to LA to meet with them and the lawyers. I won't cover everything here, but I will keep it simple and basic.

I have been gone for a long time due to an accident I had last year in April 2008 while driving down the street. A 22 year old illegally made a U-Turn directly into me while I was riding my motorcycle. I spent a month in the hospital. My injuries were: broken leg (two places), broken arm, broken fingers & wrist, 7 broken ribs, broken shoulder, concussion, contusion to my liver, burns, fractured 3 vertebrea, both lungs collapseds and a sprain neck with head injuries. I survived and it took a while for me to walk again and to move around. Then I went to see the lawyers in LA while on crutches! If you are Veritus reading this, I want you to know that even during all that pain & suffering, you were in the front of my mind. As I told Mark at Veritus after they fired me and I state here "You are Goliath, and I am David", and I will prevail. One day viewers we will prevail!

My determination and passion for justice will not end. To all those who wrote take heed. I am a bitter but not fueled by it. Currently I am still working with those 8 individuals in Los Angeles. There is no need to repeat what has already been said, the simply fact is that every claim filed regarding Veritus Funding/Golden Valley Lending Group is TRUE. It is a SCAM and has done just as much to hurt employees as it has to the customers. STAY AWAY FROM THIS COMPANY. They do not pay their employees and take money from customers.

All you need to do is make a visit to the bare offices to see it.

As an ex employee and high producer during the short time I was there I can vouch for the fact that they are exceptionally and blatantly crooked. Though I was a bit green when I started and not experienced in loans, it didn't take me long to realize they were blatantly stealing from Veterans by charging them up front "processing" fees to do a loan. This is illegal.
And as for their attorney run loan modifications, well lets just say the only "attorney" negotiating lon modifications is an high school drop out twit named Katie (one of the owner's daughters).
I have to apologize to all of those Vets who were robbed and others who will never see their loan modification completed and certainly never see their money returned. I'm ashamed for the part I played though I didn't know until a few months into it.
I have written letters to the DRE and the California Attorney General's office to try to get them stopped and several of my customers have been encouraged to do the same. But the more of you who join in the faster we can put a stop to them.

Completely deceptive marketing and false sales pitches about selling disguised negative amortization loans.

I am an ex-employee of the CLG team. I read "Marco's" entire complaint and found it all to be a chilling and detailed recap of exactly what it was like to work there. I was never personally offended by owners Mark or Brent because I pretended to like them and I made them money for awhile.

After a short while (I was new to the mortgage business at the time), I could tell they and their products were frauds. I quit immediately when I learned details of the dangerous products I was selling. They must have some very good legal advice to stay in business while treating "employees" terribly and misleading customers so severely. I mean their sales pitches are the definition of misleading customers. Brent would have you call it "playing up the strengths and playing down the weaknesses," but in actuality it is jamming a pen in a customer's hand and subliminally insulting them for trying to read any document (that contains the financial lie) before signing it.

I have zero legal knowledge, but I do have a conscious. That conscious says this dishonest company deserves to be ended immediately and retribution paid to its unsuspecting clientele. Companies like this (and individuals like owners Brent and Mark) are major reasons why this country is having a foreclosure crisis. I witnessed the process of doing business with specific appraisers who can get more value from a house if requested. I literally witnessed an appraiser making $50,000+ of fake market wealth in seconds. I'm sure many mortgage agents do this, but wow.

Overall, I am glad I had this experience because I have learned a lesson about what type of people with which one should never do business. I am sure by now Mark and Brent are comfortable with their ongoing fraudulent business, so the best I hope for is the powers beyond me to serve justice for the customers, and people like Marco.

Rebuttals posted by receptionists/processors that are unaware of the entire lead-to-close process, or are assigned to do it by Brent and Mark, are not legitimate.

The writings on the wall. You beat the grass and the snake will come out. As you readers can tell, there have been no rebuttals from any recent loan officers who answered the ad and have been working at the company. When I say recent, I'm talking in the past 6months to a year. Of course during the good times of real estate, everyone was making money at any type of real estate company. But if you read the complaints, it not about the past or paying bonus. Its about the present, and basic real estate 101, being an independant worker as opposed to an actual employee and also being in control of your files so that you could close them. These and many other issues in the complaints weren't addressed.

To add salt to an already open womb, I went back to the company about few days after I was last fired. I kept getting calls from one of the managers to return some of the original documents from my last client in question when I was fired. I told them I would return it because I had an interview with Coldwell Banker that day. Coldwell Banker happens to share the same building with this company. After my interview I went upstairs to return the clients original documents (tax returns, bankstatements etc...). I was approached by one of the "other" owners 'Mark', and told bluntly to "Watch My Back". I asked him what he ment by that and he went on to tell me that he and others had read this report on RipOff and again told me to "Watch My Back" because they have (get this) they have "DEEP POCKETS", and that I did not. Now, that was a very bold statement! I took it that he was threating my life or he was telling me that if I planned to do anything, that they could afford the expense to put on an defense. You the reader decide. Later I got that job at Coldwell Banker, but turned it down due to me having to deal face to face with the staff at Veritus. I'm a big guy, and I don't know if I could hold back my anger from such bad business people!

I waited a little while to report this on RipOff as I have been looking for other employment and working on my other company. Meanwhile, after reading the rebuttals.... I REST MY CASE.

There are two things I learned in life and I will pass them on to you....

You can't fool the people all the time... everyone will not see it your way.... and there is always someone, someone who does not see it your way. That is why we have a court system made up of 12 people.

I have worked with Veritus Funding since they opened there doors. They have one of the most unique and successful business models that works. I have been a processor the entire time and have watched many loan officers make very good money and be paid in a timely fashion. I also take great pride in processing the loans and helping them close them for there clients.

I so strongly support there company that I have referred many loan officers over to work for them. It is so disheartening to hear such negative trashy rumors being spread about such a good company that supports there loan officers so much and does what ever is needed to get them the leads to close loans and help make them successful.

I would like to end this by saying that if you want to close loans and be successful in this tough market call Veritus Funding they are here to help you close loans and make you money! Do not be afraid by these trashy rumors join a strong team that is here to close loans!!!

I am very shocked that some one would talk about Veritus Funding this way. I have worked for this company for 2 years and Love it here. The company has been very loyal to me. I have always been paid on time and my check has never been short. Matter of fact I have been given a bonus on several occasions. Every one at Veritus Funding has very positive attitudes and it makes it very pleasant to work here. There is alot going on in the Real Estate Industry and This Company is very busy and very successful because of the Great Managment and because the atmosphere is positive.

Its morning the day after. As you can tell, I like to type (sorry about the errors). For those who either worked there or are working there and reading this, this is information is for you about me.

I worked in real estate for the past 15years. I owned my own real estate and mortgage branch for 7 years and sold it. I am the CEO of an internet start up company. I went to work for this company to raise additional capital needed to continue our development on our software. I figured with my experience and skill I could work hard and get what I needed from the company, and in return the company would make good money off of me.

It didn't happen as you can tell. I worked up an agreement with my family and also my company board of directors, that I would be busy for the next 3 months working over 300 hours a month. We needed that funding for both my family and my other company. It was important to work hard and not complain. By nature I am a strong individual, quiet, but serious. I was fired last Thursday because on Wednesday I was exhausted and told "Tracy" I was taking the rest of the day off and possible the next day. He asked me to stay until 4:00pm and that he would not send me out to Orange Co. I went home and then the next day I was tired. I called the office and left a message for my "Manager", that I would not be coming into the office that day.

When I returned on Friday I was told by everyone that I was Fired. Meanwhile others told me Brent told them that I quit. This time and others was a sign that he is a manipulator and liar. I never told anyone the true reason. I just told them that I shouldn't have taken off Thursday, and that was it.

When I was fired for the second time 5 days later (Wed), it mainly was because I was telling Brent about one of my prior night clients concerns. The client was a school teacher and great couple. She was concerned about two company supplied documents. In telling the owner, he was upset that I was not in control of this client. Next he stated that I shouldn't have had the client reading the document, but instead signing.

Offended, I listened but when his tone turned to insulting, I addressed him on the situation. What I was confused about was first, I was the only sales agent to turn in a large volumn of files for that month at 18. Between their two offices (one in Carson, Los Angeles), the average agent had only turned in 2-5. Next, I never showed any signs of incompetence or lazyness or lack of understanding etc... My work spoke for itself. I was determined and hard working. Each week he would bring in a new training class of 8-10 people. By weeks end 90% quit. If you made it to the first week of work, only 1 would last. Week after week this happend. But I was still there, working hard, and the owner was treating me like trash. I think another reason he fired me the second time was based on the fact that last week, after he fired me the first time, I asked for documentation.

When he first fired me, I contacted one of my attorneys who is on my board of directors. I was advised about my rights. I returned after lunch that day and told "Tracy" that I needed to see the employee contract and company policy's etc... He told me that he didn't have them on hand (can you believe), and that he would get them to me on Monday. On Monday I asked him again and he told me that the owners were working on it. I asked him again on Tuesday and he told me that I should have it soon. I asked him the next day Wed, and he told me the owner had it, yet the owner was standing in front of me, firing me!

The third and final reason was for me asking questions about one of my clients concerns. As a loan officer, realtor, real estate agent, real estate company and mortgage company owner myself, I understood the concerns of this one particular client and thought it was relevant to discuss with the owner. Brent instead changed the subject and began to belittle me about how I didn't get the mortgage statment from this client.

In all for those for and against me, let this be a learning lesson for those who don't know much. Don't let anyone walk all over you. I was doing very well at the company and had many clients, but the company just wanted to know, where was the next client and the next client. Each day I talked to managment about the progress of my files already submitted and I was given a lack luster response. Veritus was only concerned daily with me being a foot soldier and going out to get new clients which they later could steal from me. I fought back and each day I asked them for a real status on my file. I was given the run around and to this day, I still don't know the true status of many of those files. The have a agent update system thats antiquated and only shows notes from the would be processors. You have no control on your loan. If your a loan officer, you need to be in total control of your file regardless if its a company supplied lead. You need to see real rate sheets and not company generate fake rates sheets just for the CLG. Guys wake up and smell the roses. Get your files and take them somewhere else, get them a better deal, and then when you get paid, send Veritus 20% for giving you the lead. Honest be told, doing that shows respect, care, dignity and honesty. At least they made something. Otherwise they will fire you take your file, and then promise (once again) verbally, that they will pay you on those files in the future, eventhough they fired you.

I appologize about any grammar and spelling errors. In the heat of typing I didn't have time to correct. Plus its 1:00am at night and I can't sleep. Life is unfair. But you don't have to lay over and get "f" with no grease.

Do you see how easily it was for him to say your fired, again? His tone about him seeing a pattern with me not having the mortgage statement from my last night client was out of line and unprofessional. I told him that I don't come to work daily to have him or anyone talk down to me, or put me down. I told him he should either talk "TO" me or lift me up. He was a coward for firing me at that moment and walking away. Later he returned while I was cleaning out my desk. I was so heated as he was messing with my "livelyhood" and my "manhood" as he was standing so close over me as I was cleaning out my desk. I don't know about you, but I have two children at home along with a fiance and a large dog. I worked hard to take care of them. I didn't even see them for weeks! This man had my financial well being in the palm of his hands and treated me in the end as a worthless human being who did nothing for his company, knowing all the while I was supposed to get a 20% commission at the end of it all.

YES that's 20% (or $.80 on the loan amount volumn) for all you would be soon hiree's. Stupid.

He will use you, belittle you, flex his salemanship and then downplay any skill, experience and background you have. Yes belittle you in each and everyway. I even seen him talking loudly about people he just fired or who quit. He had not care for others who were working and could listen to him and managements comments about who were fired or quit.

IF MANAGEMENT OR BRENT IS READING THIS.... RIDDLE ME THIS....

BEING EVIL YOU CANNOT MEASURE.....
BUT BEING TRUE IS LIKE DAVID....

SO, WHERE WILL YOU STAND WHEN I AM FINISH WITH YOU?

I will not sleep until justice is served. If there is a crack in what he thinks is a fail proof system I will find a way in.... I will not sleep until justice is served.
