My home was recently for sale, but expired in the MLS system without a sale being made.  As I am learning, a lot of reputable agents will drum up business when a listing expires by sending out marketing info.  This company has sent out the MOST suspicious info I have seen to date.  They seem to be preying on those that are truly dissapointed and looking for a fast sell by sending out official offers to purchase the real estate for almost the full asking price.  So what's the problem?  They've sent out letters multiple times and on all of the letters they are always sure to stamp an "Offer Expiration Date" that is typically the day of or one day after the Postmark.  Yet they date the letter 7 days prior to the Postmark.  So basically, by the time you receive any offers from them they are already expired and the terms attached to the offer resemble the multiple scams I've researched online where the owner is required to leave existing finance in place, but sign over to these guys or gals.  Red flags all over the place people, but if you don't see that then go ahead and start walking down that path.  You may never be the same if you do.

Hello,

Interestingly enough, your rebuttal did not respond to the direct accustaion of the complaint. That being

My name is Daniel Kline and I am co-owner of Victory Peak Financial Group, Inc.  I have been practicing real estate for over 12 years full time.

My company is in the business of helping families.  The greatest positive impact my company can produce is through real estate.

We do send letters to expired listings.  Imagine if you had your house for sale through the channel of selling that most sellers understand...an agent, and your house did not sell.  You would be frustrated.  Your only other option is to stay there, list the house again, rent it, or give it back to the bank in some circumstances. For most families none of these options are appealing.

We offer an alternative to traditional real estate.  We have been in business for a very long time and our team has completed over 10,000 transactions.  We have helped a lot of families avoid foreclosure, reunite families because we were able buy their house, and for others help them get a better return on their equity.  We are rated A+ with the Better Business Bureau since 2006 and we have an outstanding reputation among our piers.

It boggles my mind how a legitimate company, working to help families, can be slandered by someone whose only "experience" with my company is speculation of "what may be" or "I've read a lot of stuff on the internet". 

To the seller who couldn't sell his/her house:  We are a company that cares and we can help you.  The traditional sales technique has not worked for you...we can help.  Call me and we can discuss your situation and put together a plan to create results!
