We too fell victim to VIP.  Folks, first rule of thumb.  If it sounds too good to be true, it is.  The short and long of the story is as follows:

Started the process to purchase a VIP home based on paperwork from VIP that would provide us with a monthly payment we could afford and the down payment VIP required.  A loan application was filled out and submitted to VIP's representative, Travis Moore, who by the way shows an "inactive" status as a Real Estate Broker on the Arizona Department of Real Estate's website.  What happened next is every home buyers nightmare.  Predatory lending tactics, numbers fudged on loan applications then submitted to lenders, false promises stating we would end up with a payment we could afford.  When we found out we couldn't get the loan or payment we could afford nobody wanted to talk to us.  Only when we told them we wanted to cancel did we get a call.  It was a nasty call with threats of a lawsuit that VIP would win and we would most definately lose. We wanted to work it out but after pointing out the things they had done to us, they seemed unconcerned.  We cancelled our contract only to have them proceed with the building as if nothing had happened.  All that said, they did file suit to which we responded in kind.  Our last phone call from our attorney was this...."VIP's attorney requests to stop any further action."

So for those of you who are currently embroiled or on the fence in a real estate deal, know these couple of things. 

1. A reputable company will always work with you and usually will do their best to release you from your contract if you are diligent and communicate with them on all points. 

2. Don't be intimidated.  If you believe their word is gold just because they appear or claim to be the experts, then you've already lost the battle.  Challenge everything.

3. Know your rights, do your research and remember this.  If it sounds too good to be true, it is.
