All mortgage leads are to be over 50 K, seconds to be over 50 K and larger than firsts, no brokers, realtors and only very, very motivated sellers, no delinquent notes, absolute exclusivity, 15-30 leads per week, complete seller and payor information. These leads sell for $130. per lead and aren't work $1.30. They are pure garbage and don't follow any of his parameters.
He will not answer phone calls, or return calls or emails after he has your money. None of the leads are as promised or advertized and none replaced (as originally promised).

Chad Ward works with several people whom he uses as "references". Charles Chaffer or Shaeffer and Bill Hendrickson. They will lie and tell you about all the money they are making with these "preselected leads". Chad Ward has, and I believe, is still being investigated by the Attorney General in Ventura County, CA because of reports of many frauds.
