Do not, under any circumstance use this company.  They are liars, and incompetent to do their job.  The manager is very unprofessional, rude, and should be in a position to make decisions that affect people lives.   This company will tell you one thing to get you hooked, and then take it all back.  I wouldnt call it bait and switch because at least you get something with that.  They flat out lie.  Save yourself the headache and money and go with another company that treat you with respect and wants your business.

I recently became a first time home-buyer with the help of Waterstone Mortgage and I couldn't be happier. All of my questions/concerns were always answered thoroughly and promptly and I never felt like a was being a pest. 

There was no hidden agenda or misrepresentations about any of the products/services. The loan process was explained completely. No predatory lending here. It sounds to me like you may not have met certain criteria required for loan approval.

There is a difference between pre-approval and being approved. The difference is pointed out very clearly from the beginning.  My experience with Waterstone was nothing short of awesome. Professional, caring and honest.

If you could tell me who this is I could respond to your Complaint. I will say this...

Waterstone underwrites to FHA, Fannie Mae, and Freddie Mac guidelines and if your credit or some other aspect of the file doesnt meet their requirements the underwriters will decline the file. I'm sorry if this happened to you.

We could refer you to some credit counseling to help you understand credit better and help raise you score over time if this is the problem?

About the bait and switch... this does not happen or cant occur in this lending environment.  FHA loans have their guidelines, and nothing can be switched or changed in a loan file. It sounds like you did not meet the minimum requirements of FHA and the Underwriter declined your file.

I'm sorry for that. We pride ourselves on trying to get every loan file approved when possible.
