Like Jesse of Raymore Missouri, I have also been victimized by Westgate's maintenance fee scam. I purchased a unit in January of this year and was required to sign a document stating that the estimated annual maintenance fee would be $689. However, when I got the bill three months later, I find that Westgate is charging $849. On Jesse's report to Rip-off Report, there was a rebuttal from a Westgate employee claiming that the reason that estimate, was lower that what Westgate actually charged was due to rising taxes, fuel etc. Obviously, that Westgate employee's response doesn't hold water because on the bill that I received, the charge for tax is a different charge altogether. But what really concerns me is that they list the $849 as a use fee (although we have not used the time share nor are we even permitted to use it until later). There is also a column for maintenance which shows 0$. It appears that Westgate is leaving an open door so they can commit fraud later on. Judging by the complaints that I have seen against Westgate, it would not suprise me if later on, they charge me another exorbitant fee and call it maintenance.
Also, I arranged for payments to Westgate to be automatically charged to my credit card, to ensure payments would always be on time and there should never be any late payments. Despite that, Westgate invented a $25 late fee for an amount that was never billed nor was there ever a "payment due by" date specified.
Apparently, Westgate is getting by with way to much and it is probably past time for a massive class action suit to be imposed to bring this abusive behavior of Westgate to a halt.

You may pay more than 900 for maintenance of a house, but do you pay $52,000 a year for maintenance on your house? Does $52,000 sound like a reasonable annual maintenance fee to you? Because that is what Westgate is charging. They charge me $1000 maintenance for the one week I am authorized to use the time share while the other 51 weeks of the year, some other sucker is being gouged for $1000 for their one week. With your flawed logic, you apparently are a Westgate representative masquerading as a customer.

As an owner for over 20 years I have never had a complaint about Westgate's dealing. The properties are kept in good shape and they have always worked with me if I had an issue. Maintenance and Tax payments keep Westgate properties looking like when you purchased them. It's steep, but I knew it going in, and I spend way more than 900 in maintenance on my house...I consider it just good business. I would be very upset if the property went to seed because of lack of maintenance.

At the time of purchase Westgate is required to give you an estimated annual fee. Again, it is "ESTIMATED". The reason you were charged a user fee was due to your building not being completed. By law they can not charge you a maintenance fee on something that isn't there so they charge you a fee that is equivalent to what the annual fee would be. That is why under maintenance it said $0. Westgate will not re charge you a maintenance fee later.

You do realize that you signed a document stating it was an ESTIMATE. And Maint and Tax make your resort look good. I could sit here and list tons of nasty run down resorts all over the world that dont have a M and T. ESTIMATE..... I estimate that you will take 5 minutes to respond to this. But it could be 9 minutes.......................... :)
