As I read all the reports already filed against this park, the management, and the owner...I feel compeled to state my peace. As I wondered after everything I have been through with this place, where is the justice for renters who are basically screwed over by landlords. I call Consumer Protective Agency, they couldn't help. I called about putting my rent into escrow and was told I would need to be in the eviction process in order to do so WHICH means that would be on my credit report. Anyone who lives in Florida knows that if you have anything of the such on your credit report you will not be able to rent anything worth living in. So I decided to call code enforcement, which by the way, didn't seem to do anything in the beginning... I had to file a complaint against the d**n code enforcement worker WHO never seemed to hear me... I don't know.

It took the action of Jackie Calloway from channel 8 news who was doing a peice against code enforcement to get these people out to my place. Which has still not done anything other than cause me more grief in this God forsaken place. Like others, I didn't see things until after the move in, as the walk in was done a man was in the unit painting and I knew initially it wasn't going to be the greatest place, but a mother does what she must for her children.... No sacrifice is too great and this move would be no different. I went 3 weeks without a refrigerator and once a replacement came, that didn't work.

The maintanence man left the broken one in the drive way for two weeks. In addition, he broke one of the steps outside the unit, untreated wood that was extremely dangerous to step, took another 2 weeks to fix that. Joy hired Brittany and was training her when I first got there and all Joy taught her was to tell everyone she's doing a showing... Showing another unit is FAR more important than collecting the rent. I have black mold growing in my primary bathroom and in my kitchen. The air conditioner in the window, which by the way told to me by Joy is a privilege to have, leaked into the wall causeing the breaker to blow and warped the wall and mold is growning there as well. 8 months into my lease, after exhausting all avenues to get out of the lease and obtain my deposit and even hiring a lawyer, I was told that I owe money for the mailbox WHICH I never used because I have a post office box and I don't use that address for anything EVER... then they go onto to say I owe for the electric I used upon renting the unit...

OK I'll pay for that, considering they JUST brought that up out of the blue. I'm thinking because code enforcement has been pushed to do their job. This past Saturday, Feb. 14, 2015 as I lay in my room, Brittany puts a notice on my door and is NOT woman enough to knock at the door, stating I owe $119.40. On Monday, Feb. 16, 2015 I called her and asked her how is it that I owe this money and she once again mentioned the mailbox. Ok shot that down because I do not use their mailboxes which I already made them aware when I payed the electric fee. So then she proceeds to say the electric, I told her I paid that too so where is it coming from. She was unable to produce any documentation for me and told me to come at noon. Ok so I get there and she still has NO paperwork to show me and tells me she should have it by 5. I get there at 5:15 p.m. and no one is there. The door is locked , the light is out in the office and no one is answering the phone. I left a message and proceeded back to my unit. About 6:15 p.m. a woman whom I never seen before states she's management and she could "try" to help me. She proceeded to talk to me as if I am some goverment assisted person and I shot her down with every smart a*s remark that came from her face. I showed her all the receipts that showed I am not behind, late, or don't pay my rent.... She was on her cell phone and asked me if I knew Joy and I of course said yes. She said she was on the phone with her and she knows all about this issue, I told her I am glad someone does because I sure as hell do not....

I showed this very cocky woman a receipt I had that was dated for 02/14/14 and I hadn't moved in until 05/30/14. So evidently there is the discrepancy. She said she would have to look into it and to come tomorrow and another person would help me out with the situation as Brittany is in the hospital having her baby. OK this is where I am at, these thieves are just that and will do whatever to extort money from people and I am not that person. I told Brittany that they will have to take me to court and I will put my rent into escrow and we will see what the judge has to say.

I am not giving them anymore of my money and I'll be damned if they attempt to strong arm me. I am far too educated, thanks to them, in this process. I feel there should be some retribution that should be done to all of them. I told someone that I wasn't sure if I was to be a voice for people like myself but in all I found out, the lessee is screwed and the management can do and say what they want. I thank God everyday that I kept all my reciepts because if I hadn't I'd be already in the streets.

These crooks need to have a come to Jesus meeting and realize that with their cocky attitudes, they are hurting people. And as for Paul Chad Comingore, he's a man in hiding for a reason. This man will have to pay for his sins and I shall pray for all of them. I am more than happy to help all and any people who are in this situation with this place. I am just not willing to go on camera and talk about the place and get bent over in the end. Forgive my inappropriate words but when it comes to people like that, I become like this.

Please STAY AWAY from Paul Chad Comingore & Joy Matthews-Sprouse & Other Managers


They're are some trifling, dirty, scumlords.. I'm 3 weeks away from my lease being up. Saturday morning September 17th, a notice was put on my door for $231 stating I didn't pay rent. Mind you I pay rent every two weeks I tried to call the property manager no one answered I called the resident manager Joy, and she proceeded to get upset and hung up talking about this is not the time to have this conversation and to come into the office Monday morning. So I go into the office Monday morning in Grandview, I proceeded to ask for a print out so I can see how did they came up with that number. They told me to come back to the office the following day which makes that Tuesday morning, that's when the resident manager Joy and I had our words. All she can say to me is that she just knows that I'm a week behind, mind you I haven't received a receipt in about 2 to 3 months which I have been asking. When I refused to leave the office without a printout of all my payments she decided to call the police on me talking about I was trespassing. I go back on September 21st, I get another notice but this time it's $580 pay or turn in my keys., mind you 4 days ago, it was only $231. So of course I'm going to ask where did this three hundred and something dollars come from the property manager who was working says she doesn't know that's what the account and gave her. Mind you since Saturday I have been asking for a print out about the 231 dollars that they said that I owe. I got every day this week asking for a printout everytime, I went to the office I get another notice and the number is higher. And no one can explain to me what is going on. Back in June I came into my house notice all my electricity was turned off. Mind you my bill was paid on time so they should have been had any disconnection. I called my electric company they confirmed that nobody shut it off. It took about 4 to 5 hours to realize that one of the children outside played with the meter, only because it wasn't covered up. Mind you, my refrigerator, water heater and stove never turned back on. I'm out over $200 for the food. They don't want to take responsibility for it, so I basically had to pay my rent and figure out how to put food in my house all in a matter of a few hours. To the day they do not want to take responsibility. I can understand if my bill was past due and the electricity was cut off, I understand if I plugged too many things into one outlet and I blew something but I did it. So I keep asking them whose fault is it then and whose responsibility and they said they don't know and it's not theirs. As others mentioned I went to the address that was listed on my lease it's a UPS Store the number that's listed to contact him goes to the property manager who never answers the phone and when she does she doesn't have any answers. Also I have had issues with roaches, termites, rats in my house among other issues. When I told them about the termite issues they called a professional company and they told the property that there was termites and they sent their maintenance crew and supposedly made it says there's no termites. They just replaced two walls that was basically supposedly rotting through due to wetness. There were holes and different parts of my house, they just came and slap cardboard over them. In my daughter's room she can't sleep with the door closed there's not an AC, and that same room and the closet is where the electrical boxes at or I should say fuse box in that wasn't covered up everything was exposed it took about 3 weeks for them to come up over that. In my bedroom it's infested with termites I have showed in the wings and the bugs all since May of 2016 and all they can tell me all this is Florida it's normal when it rains. No it's not. Roaches they say oh you're going to have to live with those they're everywhere. No I don't. The rats I have to live with rat traps in my kitchen to catch them, once they are trapped they actually had the audacity to think I was going to pick it up and throw it away. So basically I had to wait for somebody who was willing to do that. They called Pest Control they came out once never again even though they told the property manager that they would have to come back out the next couple of months to rectify the situation. Then the property manager gave me poison to lay around the house to kill the rats. I have been telling Miss Joy and the other property managers about the termites in my bedroom and that I need walls and everything replaced and they keep saying they will send somebody mind you that was back in May/June 2016 we are almost done with the month of September and I still haven't had anyone fix the issues. In my laundry room, I have a hole in the roof for about 6 months I kept complaining about it's everytime it rained my laundry room got wet. Can't fix the hole in the house but they can spray some expandable foam outside the unit to keep the rain from coming in. So tomorrow morning I have Hillsborough County Housing and code enforcement coming in to look at everything I have been sick in and out of the doctor's for the past 2 months, and I'm thinking it might be the AC filled with mold. Not only just the roach infestation, rat infestation, cat and urine infestation. If they say I have mold in my house my child and I will be getting tested for mold exposure. I'm already in the works opening a case and having a lawyer represent me. My issue with them is you never let anyone become a week behind in rent without giving a 72-hour notice pay or quit. So, why all the sudden I'm the only one with a $600 bill? Basically, you just let me go 3 weeks without paying rent and living here? Something doesn't sound right. If anyone else can reach out to me and let me know what they have done or what we can do to get Paul Chad Comingore to pay for the scum lord that he is.

 I am going through the same thing. Gloria, the manager, has ripped me off for a lot. She promised us thatbshe would take care of our roach problem. Not only do we have a bad problem with the roaches and fleas (don't even have an animal) but we have a sever problem with TERMITES!!! I have told her many times about this problem, she promosed to come by and take care of it. Never has!!!! Our floors are caving in!! I am 3 weeks until my due date and my father whom lives with me is disabled!! We called terminex and they guy came out and said its so bad the place has to be tented!! He called Gloria left her a voicemail and emailed her...he called me back today and said she has yet to get up with him!! Now because we decided thatbwe are not going to pay rent until she takes care of this problem. We got a notice on our door today stating that webhave to pay the owed rent and late fees or get evicted!!! Its so disgusting I can't even sleep in my room...I've been sleeping on my couch....again...8 months pregnant.. for the majority of the time we've been here!! I don't know what to do!! I've called code enforcement they are supposed to be sending someone out, this is totally ridiculous! I've read all the reports on this Paul Chad comingore slumlord and it seems like he's untouchable! please get back with me....
