The Wolfcreek Condo Association decided to get rid of renters by issuing parking stickers for only two vehicles thereby forcing out renters who were sharing the rent burden and had more than two vehicles per unit. This caused mine and my Mom's renters to be forced to find a more friendly living situation. I've lost my condo to foreclosure there due to the Wolfcreek HOA's meddling and my Mom will only be a month behind me. It's a shame what they've done to people with ARM loans that are unbearable anyway and then to make such an obvious effort to get rid of renters. They talk about community and destroy lives, what a contradiction they are. Don't they realize that when the renters are all forced to leave that no one will be able to pay the monthly HOA fees and the community will then have to pay increased HOA fees.
After speaking with some of the other renters it's obvious that the board is drunk with their perceived power and forcing those of us without means to move when we don't have the funds to do so. All we ever wanted was to be able to finish our lease. I was laid off a month ago, my renters were forced out by the Wolf Creek HOA, and I'm losing everything. Thanks Wolf Creek HOA for such a great community.

This report is no more than a biased response to unfavorable circumstances. The truth is, the by-laws for Wolf Creek have always had a two car minimum for each unit in the complex. The reason behind this by-law is that there are only 800 parking spaces in the complex, and 400 units. Simple addition should provide clear and concise reasoning for the enforcement of this by-law. Do not blame the 'new' HOA for enforcing the by-laws. Blame the old HOA for not. As a landlord, this individual should have made the by-laws accessible to the renters as the owner of the complex is responsible for the tenants of the unit, per the by-laws. The best thing this person could have done, was actually read the rules and regulations for the Wolf Creek Community BEFORE purchasing his unit and then renting it. Just like so many others in 2008, this person shouldn't have bought taken out a mortgage, if he couldn't afford it.

While I feel for you and your situation its not the HOA's fault you are lossing your condo. I have been an owner in Wolf Creek for the past three years. I have lived there myself for 1.5 years and have been a landlord for the past 1.5 years. Whenever I closed on my property I was fully aware of all rules and regulations. One of them being we were only allowed two vehicles. There are many reasons for this rule that in the long run will protect everyones property values. The first being we have limited parking in front of some of the buidings. The second being we all have visitors at some time or another and they also need a place to park. It really bugs me when an owner moves into an association and then thinks the rules dont apply to them. There are plenty of condominium complexs around Jacksonville im sure you could have found one more to your liking. So in the future you may want to read all documents you are signing and always remeber buyer be aware. Good luck in finding a tenant and in the future you may want to have your tenants also review and acknowledge all association documents.
