BEWARE OF THIEVING PROPERTY MANAGEMENT!!
I am normally not one to write negative reviews; however, my experience with Andrew Laasko of Zim Development was absolutely HORRIFIC!
After moving out of a Zim Development property, Andrew ignored my calls regarding acquiring the security deposits for literally MONTHS! Finally, I decided to start making calls to Andrew from other phone lines so that he would answer. Every conversation was a waste of time and effort, as he made excuse after excuse as to why he hadn't returned a single phone call. After nearly 3 months, Zim Development sent a notice in the mail (USPS) stating that they were going to deduct over $500 from the security deposit for damages that were in fact not caused by any fault of my own. I even collected a letter from the tenant of the unit they claimed was damaged, and that I was responsible for, stating that the damage was actually from the leaking roof, which resulted in black mold and other issues. Zim Development refused to repair the issues, and told the tenant they could move out if they wanted to, but would not be refunded their deposits. Furthermore, this letter Zim Development sent 3 months after vacating the property, had a 'time sensitive' clause, which is a joke considering the fact that the NEVER answer or return calls. This was the turning point in which I started making calls from various phone numbers, unknown to Andrew Laasko.
In speaking with Andrew on November 26th, I asked him what he was planning to do to resolve the matter. His response, "I'll have to check with my boss..." I asked when he would have this conversation, and he said he didn't know when they'd speak again. I responded with a generous timeline recommendation of 72 hours, at which point I would be passing the conversation over to my attorney. Andrew agreed to contact me within the allotted timeline. Needless to say, Andrew Laasko never responded. Today, Monday December 02, 2013 I called again. At no real surprise, they didn't answer the calls. I called the 518-798-0026 phone number, then the 954-565-4610 phone number and finally the 518-796-2267 phone number. I called the final number from my office, which Andrew answered. I asked Andrew what the conclusion was, and he informed me that he was instructed not to respond, as if it would just all blow over. I am sure that there are many people that would just allow Zim Development to walk all over them and lose out on their hard-earned money, but in this case Andrew and his team will not get that lucky.
I write this review to WARN Anyone Looking To Rent A Property from Zim Development! I will continue to warn any and every person possible of the ILLEGAL THIEVING Practices of Andrew Laasko and his team at Zim Development! I don't believe that anyone deserves to experience the headache that they will undoubtedly put you through.
ON ANOTHER NOTE - The tenant that I received the letter from stating that the damaged weren't caused by my unit actually lived next door to me, so it was IMPOSSIBLE for my unit to cause Extreme Water Damage to her ceiling. The water damage resulted in their ceiling completely rotting and collapsing into their unit, leaving the bare/exposed structure. The black mold issue was literally causing health issues with her children. I personally witnessed the rashes and coughing (choking) as I was there getting the letter. This unfortunate family was given the option to move out, as stated previously, but they wouldn't receive any of their deposits back, which disabled them from moving. They simply can't afford to get another home without getting their deposits back, but Zim Development just DOESN'T CARE!
I will continue to stand for what is right! I will continue to fight, if necessary! I will continue to INFORM at any and all opportunities!

This is just another LIE from the SCAMMING "Property Management" Company! If you look at the invoice for the damages, it was listed as the unit ABOVE, not next to. The tenant next door actually provided a hand written letter stating that there was NEVER DAMAGE to her property from this event. In acquiring said letter, she expressed the EXTREME CONCERNS of her property, as the ceilings were LITERALLY FALLING DOWN with ROT and BLACK MOLD! Her children, PHYSICALLY ILL from the environment, had rashes from the mold and were living in conditions that NO Living Being should be subjected to!
The one item that was even remotely true in Zim Development Co.'s response was that after SEVERAL ATTEMPTS to receive my remaing security deposit, as there as still a balance OWED TO ME, and Andrew Laasko refused to return my calls and played various UNPROFESSIONAL 'GAMES', I did have my fiancée try to connect with Andrew Laasko to seek resolution. Andrew REFUSED to do anything and simply ignored ALL REQUESTS For Contact! In regards to your claim of knowledge pertaining to our relationship, I can't even begin to fathom how you came to such as conclusion, as you have ZERO KNOWLEDGE of my personal life and relationships; so good job with your CONTINUOUS LIES!!!
Furthermore, to claim that "all of your tenants are pleased" is JUST ANOTHER FRAUDULENT STATEMENT, which at this point, I guess this is to be expected. Maybe, since you NEVER RETURN YOUR TENANTS' CALLS, you aren't aware of the issues that people are having, but that is not nearly the same as to claim that they are "pleased". There is NOTHING PLEASANT about the living conditions that you've subjected the tenants to, referenced above.
BLACK MOLD Literally Kills People!! Living in an apartment with ROTTING Ceilings, Exposed Beams COVERED IN BLACK MOLD is not only unpleasant, but INHUMANE!!! Andrew Laasko's suggestion to 'move out if the tenant isn't happy with the way they operate' (but not to expect any of the deposits back in order to AFFORD TO MOVE her family) was just another perfect example of the lack of "management" practices one can expect from Zim Development Co.
Lastly, but certainly not least, I am still owed a portion of my deposit, as the damage from the water did not equal or exceed the amount of my deposit! Therefore, there is still an OUTSTANDING BALANCE which Zim Development Co. owes to me. Clearly, I don't have any expectations of receiving the monies owed to me, as Andrew Laasko has made it very clear that they refuse to even communicate with me, muchless seek a resolution.
Fortunately enough for Zim Development Co., most people don't feel that they can have a voice in these matters and simply go on with their lives, accepting 'their loss' and writing it off. However, unfortunately for Zim Development Co., I do not share this weakness. I know that my voice can be heard, and even if my experience only SAVES ONE FAMILY from the dreadful experience that I've endured, it is well worth my time to EXPOSE THE TRUTH about the ILLEGAL PRACTICES that would've otherwise been overlooked.

This particular tenant was upset because they did not get their security deposit back. They had no issues with Zim Development prior to moving out of the unit. The tenant left the water on in the sink one night as the city turned the water off in the building. Upon returning they found the unit flooded along with the unit next door. Water also went into the downstairs unit. Tenant was charged the fee for the emergency late night carpet cleaning and water extraction. Tenant knew of the balance owed prior to moving out. Tenants Fiancée decided to take matters into his own hands but did not know the situation as they weren’t even dating at the time.
Our tenants are always pleased with the service and understanding of our company which is why there are no other negative reviews or comments.
