Our October 1st mortgage payment was returned to our credit union citing that they were unable to locate the account. Now, they applied my September payment correctly and I had changed nothing on the payee set up as no changes were indicated on the monthly statement I received. So, I fumble through the website which has the same PO Box I sent the payment to on their 'Payment by Mail' information. I verify the account # which again nothing had changed from when they posted the payment in September.

On my online statement they have a PO Box in Jacksonville, FL (payment processing center is indicated in the address). So, I try again and have it sent there. They return it again. All anyone can tell me is that I have to write a letter and send it to the 'Customer Resolutions' department in Orange County, CA (949-790-8505).

I did also send an email to them through their "secure message center" online. At first the rep in India tried to tell me nothing was received. When I told him I had in my hand a copy of the email message sent from THEIR website and a copy of the confirmation email they sent for my inquiry, he quickly changed his tune to saying he could see the message but there was no response. Well, duh, that's what I already told him.

We never had problems with American Home Mortgage and payment application until it appears Option One has something to do with them.

Also, they denied our loan modification request because we don't make enough money. This company is a hack.

First of all, the person that responded to this comment, it sounds as if you work for AHMS, Inc.

As for our payment being rejected multiple times, they took our payment when I reverted the information back to the original payment information for which they rejected our initial payment. I faxed the Irvine office and never heard a work until I filed a complaint with the CA Attorney General's office. Then, they came up with a lame excuse and cc'd me saying they weren't responsible for what a 3rd party payment company did and they had no record of rejecting the payment. I had proof they were just screwing around or so un-organized they didn't know their head from their a**. So falling their advice to fax the Irvine office yields absolutely no results and the Irvine office won't call you back either. Unfortunately, the Attorney General's office then said they could do nothing for me that I should see the advice of a private attorney.

After being denied our loan modification, we have missed payments and been forced to short-sale the home. All was going well, our agent works with a short-sale negotiating company. After an initial offer was rejected and a base amount given that they will take, we got an offer above the amount they said they would take. Guess what?? Now, no one from the negotiating company can get through to the negotiator. Full voice-mail box, not returning calls. Apparently, AHMS, Inc. wants to continue to lose money for their investors.

AHM is definitely a company that does not want to work with the people to whom they made loans.

denying your loan mod

They have the right to deny your loan mod if they feel you do not make enough money and they do that because they feel they are setting you up to fail. If you go thru the long process of a loan mod, make it lets say 6 months, then you begin to fall behind on payments again, all that happens is that youve been set up to fail. I'd ask if they returned it because of the loan mod first.Sounds odd that they have taken your payment and now have a diff address. Did you send in a partial payment, because they will send a partial payment back. Also I would call your mortgage co and find out why it has been returned. I have to inspect homes in forclousre and bankruptcy's .I see things that would shock you as far as how these homes have been left. I see people living in homes they can not afford to be lving in and who are maxed out on credit cards, cars etc... So if they have denied your loan mod, there is probably a good reason. If i can encourage you or help you, please ask. Good luck,
