I honestly don't know where to turn.  The Better Business Bureau was basically useless with my problem as the Mortgage company in question is not affiliated with them.
I have been trying, repeatedly, to get our mortgage statements in the mail.  I (foolishly) signed up for paperless billing.  Ever since then I have had NOTHING BUT TROUBLE with this company!!!! 
I cannot log into our account- EVER- I have called them at least 10 times about this and I keep getting the runaround.  The call rep keeps saying they are mailing our statement (When they only send it by email). All of their other correspondence arrives at our address.  I have attempted changing our password, but their website never recognizes it then locks me out.  EVERY. SINGLE. TIME. 
Last Monday (Oct 4, 2010), I finally thought this problem was solved when the call rep suggested that I open a new user name and password.  It worked ONCE!!  Of course I made our mortgage payment at the time (plus the 5.95 processing fee!).  I even WROTE DOWN MY NEW USER NAME AND PASSWORD.  This morning (Sat Oct. 9, 2010), their website (again) refused to recognize my password.  So I changed it, and it didn't recognize that one!!! 
To compound this problem, I don't own a computer, so I have to use the one at work (this is usually during the weekend, overnight hours.  American Home Mortgage does not have a 24 hour call center.) 
I am at my wits end! I KNOW this company is jerking us around!  They don't want to send a paper statement because they lose out on online payment fees or their pay-over-the-phone fees!
What are our rights regarding this?  I don't feel right about sending our payment without the billing statement, but unless I can get online(that is,with the dubious help of their call reps IF I can get access to a computer during their business hours) to at least PRINT my latest statement, I feel I have NO CHOICE but to use their online (that is, as stated above,with the dubious help of their call reps IF I can get access to a computer during their business hours) or over-the-phone payment options.

If you can, get back to a paper system with them.

That way you can send your check registered or certified mail. You get a postcard back or can track it on the Internet to verify it arrived and was accepted. If they refuse it, you will know.

I had a mortgage for three years with the original AHM and did not have any problem with payments. Except one time when they lost my check but it was resolved. Because I had the postcard to prove I had sent it.

In 2007 AHM was sold to an entirely different company who called itself American Home Mortgage Services. Almost the same name. But a universe apart.

My original contract gave me a fifteen day grace period from the first of the month. I used to wait until the fifth to send in payments.

Then the company was sold.

Soon the harassment started even though I had not technically been late. AMHS threw out my right to a fifteen day grace period. Said it no longer applied despite the fact it was in my contract. I questioned this over and over but was treated like a criminal.

After that they called me every month and harassed me about whether or not I had sent my check on the first.

Despite their tactics, I one upped them. Because I always used registered or certified mail. Either way it provided legal proof they got my payment! Yelling them I had the postcard forced them to stop harassing me for that month.

Sometimes I sent it registered mail. You can track it on the Internet. If they called I gave them the bar code. They would take it and get off the phone. Nothing else they can do. It was really kind of weird. Poof, they were done with the conversation.

I also liked the certified mail. Post cards have to be signed and returned to you. The mail man acts as a witness and then sends it back to you. There is no way for AMHS to way to say, "It never came to our company" unless they want to go up against the power of the US Postal Service.

I eventually sold my house just to get out from under the stress of the situation.

During a phone call, one of their reps from India said they are a debt collection agency. Not a mortgage company. Was that to scare me? It might have been a lie designed to intimidate me.

But they sure act like one, don't they? Strong arm tactics. Harassment. There are many stories about this online. Not hard to find.

How can our government allow this?

The particular issue that I had with AHMSI re: not recieveing paper statements has been resolved!  Even though this issue was resolved a few months ago, I am just now posting this.

I had been emailing various agencies when finally someone directed me to contact my state's Bureau of Consumer Credit Protection.   They were able to help me!  It didn't take long, and within a few weeks, I was FINALLY recieving mortgage statements in the mail again.

I hope this helps anyone in this situation.
