In August of 08' I moved in to an Ardent Properties (Formerly Triangle) Apartment known as Forest Brooke Apartments in Delaware, Ohio. I thought this was going to be a good place to live at first until the weekend I moved in. I had to call the cops on my neighbors above me for a crazy loud party with dogs jumping up and down, people throwing up outside on the balcony and many other things. So... things cooled down a bit and then the above neighbors acquired 2 Large dogs that are clearly over the 60 lb limit by Ardents Lease Agreement a few weeks later.

The Loud Bass/Music continued and I had to continue to call the cops for obnoxious noise and walls shaking. I then started complaing to the On-Site manager in which she talked to my neighbors but they continued to do it. After about 3-4 months of battling the on-site manager and my above neighbors still nothing has changed. So I talked to my on-site manager about questions regarding my lease aggreement and I was referred to talk to T.C.

So.. TC calls me and answers the phone, "What do you want?" I'm pretty sure you don't answer the phone that way especially if your in the proffesional environment. I started out telling him my concerns and complaints and all he wanted to do was argue with me. I wasn't calling to argue I simply wanted to know what my options were and how I could handle this professionally. Apparently he has never been taught manors or understood the word "Respect" because he had no idea as he kept downgrading me and telling me I was a wuss cause I should just suck it up and deal with it.

I should have just hung up but I guess I really didn't understand if that was really happening or not. After talking with TC I realized that Ardent should not be in business at all but I was trying to do everything I could to make my environment as pleasant as possible so I talked to my neighbors and still they continued. I wanted to talk to the Regional Manager which her name is Pam, she referred me back to T.C on which he called me and I hung up on him. From what I am aware Pam refers all complaints back to T.C. So... the bottom line is to NEVER EVER rent from Ardent Properties or Triangle Properites or any other name they change to. They have never dealt fairly with my complaints and they are always passing the "buck" to other people. This place is Dirty, dog crap everywhere and a management team that doesn't have any idea how to run an Apartment Complex. Please re-consider if your looking at an apartment to rent through Ardent and don't make the same mistake that I did.

Hey Corey,

I'm assuming you signed a 1-year lease? Be very cautious when you move out, because Ardent's "turnover division" will come in and "renovate" (or claim to, and do nothing) and try to do it on your dime. TC will call and threaten often, and send everywhere that you gave as an address on your lease app. (for references and job etc; even your prev. address) threatening/embarassing letters. Also you will NOT receive your security deposit back, that's why they do the $99 or $199 special. They consider that their money.

If this happens to you, contact your attorney gen. office as well as the B. B. B. and you can get hundreds of case info dockets; ignore TC and wait him out until he actually takes you to court, which he most likely won't. If he does, get an attorney, and present your info. I found a pro-bono attorney through a once-a-month free counsel session, who just happened to work in the Urban Housing Leagues' tenant-landlord section. Her advice was the same; "wait them out, they'll do nothing."

Don't let these people bully you into making their next boat or vacation property payment. Oh and TC is supposedly this guy: Charles T Williams or (((ROR Redacted)))
He specializes in this kind of work, tenant-landlord, home-owners assoc. etc
