K Hovnanian Harbor Bay in Little Egg Harbor is not a private and gated adult-community. We were deceived by the Project Manager and Salesperson. We have ATVs, dirt bikes, and pick-up trucks driving into the com Red Bank, New Jersey

K Hovnanian is selling homes in an adult-community called Harbor Bay in Little Egg Harbor.  We expected a private and gated community with a guard, as we were told by the salespeople and project manager. 

The community is wide open allowing ATVs, dirt-bikes, and pick-up trucks to enter the property.  It is anything but private.  Anyone can drive into the community from both official entrances. 

We bought our home expected to have some type of permiter fencing around the property.  They installed fencing in one section and by the entrance to the community giving the illusion that the entire community is going to be fenced.  

We are awakened at night with ATVs and dirt bikes racing through the community causing damage to property and grass.  The police are unable to stop them and have told us that we need to intall fencing around the community.   

K Hovnanian continues to advertise this community as "Private and Gated," and will not do anything about it.  What are the homeowners to do?  Hovnanian claims it is too expensive to install fencing.  Then STOP advertising the community as private and gated and stop deceiving prospective buyers.
