Beware of William E. (Edward) Scutt, also known as Billy Scutt, his father William F. (Francis) Scutt, last known to be living in Elijay, Georgia.  Also lived in Florida (e.g. Sarasota, Bradenton, Lake City).  Have also done work in Blue Ridge, Georgia and Pittsfield, MA.

Beware of anything William Scutt and Co. are involved in.  They are experienced real estate scam artists.  They have been known to do work with a questionable real estate agent named Vicki J. (Jean) McCord in Manatee County, Florida.  

The Scutt's have a long history of Open and closed LLC's, questionable real estate transactions, are known to use deceptive real estate practices, and outright lie to potential sellers.  The Scutt"s actively conceal problems in homes and after the sale leave financial devastation and broken dreams to those they leave in their wake.  They do not care about what they do to people or the lives they ruin.  They are known to operate from LLC's of which they are not registered agents, and the LLC's are quickly closed, so when the burned home buyer goes looking for help they have no recourse.

The Scutts like to talk about all the experience they have in real estate, but all you have to do is your own research, a few google searches.  The son, William E (Edward) "Billy" Scutt has never held any type of license, real estate or otherwise, ANYWHERE, and has a criminal history.  I am not sure how Billy Scutt could have been a Project Manager for Thw Vision Group in Sarasota if he has never held a license and has no formal training in the field.  His father, William F. (Francis) Scutt often operates under his sons name, so beware.  They often buy under the name of Pamela Scutt, the wife/mother of the dubious pair.

All you have to do is look up the history of this dubious pair and ask yourself one question,
