I began by refinancing my home in 2003, June. That was done through a local office in Phoenix. Everything was ok that time.

In late 2/05, I was contacted by phone from the California location wanting to know if I'd like to refinance and get some cash out. At that time, I knew I had to replace my a/c-heating unit and jumped at the opportunity.

Due to the incompetence of loan officer and his supervisor, I signed my closing papers on 3/19/05, but didn't receive the money owed me until mid April. They had been instructed to wire the funds to my bank. They did not and I had to go to a check cashing place in order to get the money I needed to pay for my a/c-heating unit.

I was also told that the loan arrangements would be the same, ie: taxes and insurance INCLUDED in my payment. Come to find out. That was not the case. I need to bring this HORRID company down!! Any help will be greatly appreciated.

Can you tell me an insurance company that would give you a policy to make your house payments after you told them you were sick.

i think you will make a good ameriquest employee.

Ameriquest was wrong. so wrong. robert can you say that you read every word of every contract you have ever signed. i don't think to many people do. when you are at a closing they say this is about bla bla bla. have you ever felt like you were just wasteing someones time as you read all the papers involved in a mortgage?

it could have been anyone who took advantage of my situation.
my husband died at 44 years old. i needed a mortgage...... very extenuating circumstances. Ameriquest knew how vulnerable i was. i'm a very proud person. i wanted to do my legal work myself. i did not know that they would take advantage of that situation. i was working 2 jobs to pay them their mortgage payment. the least i could expect from them was to have just one of their people do one honest job. the person i talked to at Ameriquest mortgage (josh Bartuka) tried to help me. to the best of my knowledge (according to ron) josh was fired. if any one has heard of josh i would like to know if he tried to help them.
back to my point. Robert its obvious that you are above (or think you are) the thousands of people that ameriquest ripped off. robert i hope you never find yourself on the backside of the fine line. i have sympathy for people who trust people and get ripped off. i guess we can't all be as smart as you. lets see how clear you think when something traumatic happens. lets see if you look at everything as clear as you might on another given day. i truely hope no one goes through what i went through with ameriquest. have a little compassion.
sounds like if you don't work for Ameriquest, you could. you would probably make a good living at it too. A group of very uncompassionate people.

The first time I read your pathetic post, I just had to laugh. Then it hit me, you are actually doing us a favor. You are showing us what type of people work for Ameriquest. Thank you for showing me that I haven't been wrong in thinking that most of you are trash and that you deserve everything you have coming to you.

Let me explain something to you Mark. While Ameriquest may train you to believe that the people you are ripping off are 8 grade pregant dropouts living in a trailer, you are a moron to believe that's true. And even if some are....they are still better people than you will ever be.

I hope you and Mindy have fun on your trip to Hawaii because that will be the last. When Ameriquest pays me my cut of the $325 million your pathetic company was forced to pay...looks like more of your sorry asses will be looking for a job. Just remember that when you take my order at McDonalds, I don't like onions on my cheeseburger.

You and everyone who thinks like you are trash.

Now excuse me because my "stories" are on and my 8th grade daughter just told me she was pregnant...like mother like daughter!

They do nothing but take advantage of them. I used to work there and am now a broker, you have no idea the bullsh*t your company sells, and leads you and others to believe. You claim these people cannot get loans elsewhere?? Your company has underwriting guidelines that are harder to meet than any other subprime lender in the country. your credit "grades" 2a, 3a, 4a and so on do not exist. cash reserves? no subprime lender cares except Ameriquest. Even if you have them, the rate is still 1-2 points higher than you can get going through a broker. that is the tip of the ice berg. why do you think ameriquest highers those with no prior experience? why do you think the avereage tenor there is 1 year for an LO? Because people quit after finding out about the BS that goes on, or they are fired for having a conscience. You maggot. Ameriquest found a marketing niche that they took advantage of, thats the only reason they do loans. They truly and most certainly do not care about the consumer, and 90% of the people i worked with including management were uneducated (meaning no college) like yourself and greedy. They dont care about ripping people off, money is the goal. I have been able to get people with a 500 credit score and 30 day lates a loan at 85-90% ltv ON A REGULAR BASIS, with no prepay penalty. try that at your garbage company... wake up, or continue to lie to yourself and your borrowers, you are rotten as a human anyway, and that probably wont change. and they claim to not judge people on credit... i hope roland arnall rots in hell for misleading people who simply want to trust that others will do right by them. i booked loans there, averaging 7-8 a month, because i was not aware the extent to which i was ripping people off. Finally i learned, although i had a clue the whole time, and quit. Why do you think the app to fund ratio is sow low?? BECAUSE THE PRODUCTS THERE ARE A JOKE. Anyone who shops around will beat the deal by a landslide. Charging 4 points up front with no decrease in rate, using a 3 year pre-pay on a 2 year arm.. For a loan at Ameriquest you will pay 3-4 points more than necessary and get a rate that is 1-2 points higher. WHY? for nothing. because immoral scum bags like you only want to make money at any cost. defrauding people and lying to them to make them think that is the only loan they can get for false reasons. i have seen it all. doesnt it bother you that you sell s***? your loans eat up peoples equity, rob their monthly expenses and cripple them from doing anything about it. again, and for what? because they sponsor the american dream?? think about how evil the higher ups are to even say that with a straight face. you cannot tell me any top performer in that company does not lie to the borrower in one form or another to get the loan to close. i heard it everyday "sir, you were late on a car payment in 2004, now your fees go up." there will be retribution for you, roland, mary jo and the rest of the white collar crimnals and deceivers. i hope you all burn for what you've done and continue to do. by the way, a broker can close a loan in 1 week so there goes your speed excuse.

I would be upset with Mindy if I were you three too. See what you seek are people who will pity your sorry asses. A bunch of so called adults who were developmentally arrested around age 12 and think they should not be liable for conditions of the agreements you sign. You then sit around and b***h when you dont honor what you agreed too and they enforce the contract YOU SIGNED. Let me clue you three in on a little mortgage insider secret. Noone in the mortgage industry is waiting around, secretly hoping to refinance mobile homes like the ones you three hillbillies live in. Period. So far as not having the money to have your documents legally reviewed, here is a real simple solution, wait until you do or don't refinance. NAAA that makes too much sense. I can't believe this "Mindy" person is even on this sight and commenting to other's problems with Ameriquest. Then to claim she will be working for them soon? She has to know of all the class action suits and fraudulent practices yet she is knowingly jumping right into a position with this unreputable company. I find that amazing! She may as well have said ... I am going to become one of the lying and scamming reps that will rip off everyone I can.

I try not to comment on people's "poor credit" as I don't know why they have fallen in this category. I, myself, had perfect credit until I married, well, I will just say he was not Mr. Wonderful. He put me in debt over $80,000. This was all done behind my back. So, now I fall into the "poor credit" category also BUT, my credit was great when I signed with the devil company Ameriquest. I do NOT live beyond my means and I have always paid my bills. But, amazingly, when I fell on hard times, through no fault of mine, do you honestly think Ameriquest would work with me? What a joke their commercials are .... "and if you fall into financial hardship, our reps will work with you". Yeah right.

I have seen many postings from Tracy and Kim and Teresa. We have all been screwed royally by Ameriquest and we use this site to vent and, hopefully, warn others to stay away from this company.

Mindy, please let me know where I can get a lawyer for $100 to go over my paperwork. This is 2006. An attorney won't even let you walk through his door for less than $500. So where are you finding these guys who work so cheaply? And as far as letting financial institutions walk all over us? Make that comment singular because reputable institutions do not walk all over their customers. That is Ameriquest's motto. They reel people in, treat them like dirt and charge ridiculous fees that even their "reps", or excuse me, "LO's" can't explain. They not only bleed their customers dry, they steal their homes. How can you honestly even think of working for such a low-down company?

And you say Kim/Teresa should have gotten an insurance policy when she thought MAYBE her husband may be unable to work??? What planet are you living on? Do you think Ameriquest would have cared about some policy? Do you think, if they actually cared about a policy, they would have waited for the policy to go through before stealing her home? Sure......

Good luck Ana, Tracy and Kim and Teresa. Maybe I should also say good luck to you Mindy but I really can't say it honestly. I just wait to read more postings from the next group of Ameriquest employees who will be fired/laid off. Last time it was 1,500. Who knows? It may be more the next time and there will definitely be a next time. They can't afford to pay their employees when they are paying out so much in class action suits. In fact, I actually have already received a little chunk of change from all the lying, fraudulent and bogus paperwork from Ameriquest's reps through one of these suits. I intend to receive even a larger chunk before I'm through with them. But, first I must locate the $100 lawyer.

I am not the loser about to take a job with Ameriquest. They are being investigated by over half the country...they are about to pay out over $300 million dollars, not even counting the class actions. Do you think a reputable company would have to do this? Talk about uneducated!

Don't give me the bullsh*t line about the rescind. That's your only defense and it's pathetic.

Until you have been through a situation like we have, I suggest you shut your mouth and quit calling people uneducated. After all, it's all us dumb folk who are getting you your paycheck. You don't want us to smarten up do you?

Does Ameriquest train its employees to be assholes, or does it just come naturally for you?

I am actually going to be an Ameriquest LO within the week.

With that said, I have been in this business for almost 10 years, and what Ana is doing is not uncommon. There are many people that sign a contract, wait weeks or months, and then complain about their mortgage.

Here is an FYI that all the "violated" should understand:

THERE IS A MANDATORY 3-DAY RECISSION PERIOD FOR EVERY MORTGAGE, AND IN PA, AMERIQUEST'S RECISSION PERIOD IS 10 DAYS!!!

If you are too cheap to go to lawyer and pay $100 for him r her to go over your paperwork, THEN YOU ARE A FOOL!!!

If you recind on ANY MORTGAGE COMPANY, 9 times out of ten they will make it right for you. If you are ignorant, and you choose to let financial institutions walk all over you, then you deserve what you get.

As for the woman whose husband is sick...

I am sorry about your husband. But the minute you realized he may not be able to go to work, you should have gotten an insurance policy on the loan.

And remember, for every person in your situation, there are 10 people that live beyond their means and dont pay their bills. Foreclosure is a black and white issue. Anyone who wants to create a reason for not paying their bills can and will do so, which is why banks have a form that reads: "In Lieu of Foreclosure." This protects them when dishonest, greedy people borrow money and dont pay it back.

So once again, as Robert said, if you educate yourself this won't happen to you. Think about it - if you are paying $4000 in fees, what is $100 more for an attorney to review your paperwork?

And also, the people who are complaining here have VERY poor diction, which is a sign of being uneducated. Educate yourself, and stop blaming others for your mistakes.

I will be the first one to tell you I am a complete A-Hole when it comes to this stuff. You are comparing two different stories here, you fell on bad times and were unable to make payments but Ana was just plain stupid for not reading her contract that she signed and now wants to whine about it on a public forum.

I have already said this and I will say it again for the learning impaired, I do not work for AMC nor do I like them. They cheat, steal and commit fraud, but in this particular case they are not at fault. I am sorry that the truth hurts Ana but that's what it is THE TRUTH! Like I said before I dare her to find an attorney that will take a case based on what she posted here, she will never find one!

Just read your rebuttals. You really are a jerk. I have been through a loan with AMC or whoever they are today and yea they do screw over people with bad credit. If you only new the story behind why me and my husband have bad credit it't not due to what you said about becoming adults and paying your bills at all.Due to a mental disorder that the medical field call bipolar my husband has suffered many breakdowns which has forced him to stay home and recover. So don't go bad mouthing people on this website who have tryed to work with this company and have been treated like the scum of the earth.We have lost our home to this company threw forecloser in Nov.and we feel that they were very unfair not trying to work with us during my husband recovery. I have had an attorney, the MN ATTORNEY GENERAL AND THE DEPT. OF COMMERENCE all involved and still have no answers. Just goes to show that if you have no money to defend your rights your pretty much screwed. Ameriquest is a huge company and they got that way by the way they operate there business.ILLEGALLY. tm

Ana, If you don't wish to hear my opinion then don't post on a public forum. I am sorry that I will not sugar coat this for you, but the fact is the responsibility lies on you to read the contract you signed.

I am sorry this isn't what you wanted to hear, but stop whining and take a lesson from this and move on! If it's that bad and you are such a credit worthy person then you will have no problem refinancing! Instead of crying and talking, take some action. I challenge you to call any attorney and try to start a lawsuit based on your situation! We both know there is no an attorney on the face of this planet that will take the case because your only defense is your stupidity!

First of all I don't work for or with Ameriquest nor would I ever work with them. They have given the mortgage industry a black eye for years. Based on your well thought out comment I take it your are one of those who failed to read their contract. Do you ever wonder why you stay in the sub prime market? It's because you refuse to change your ways and become a responsible adult.


I am all for bringing them down, but I don't think you have the greatest defense in the world. Did they lie to you? Yes. Did they break the law based on your comment? No!

I just don't understand why people refuse to read what they are signing. Over and over again I read about people getting mad because they didn't read a contract they are signing. A refinance is one of the biggest transactions a person will do in their lifetime but how many times are we going to have to hear about people whining because they didn't read their paperwork?
