I pay my bills in the same manner every month to avoid late charges and to improve my credit overall. I am aware that there is a grace period when paying my mortgage. After the 16th of every month there is a late charge. In the past I paid closer to the 16th for cash flow purposes. I have paid my mortgage on time for the past two years. Mailing your payment is risky, but when mailed 3 or 4 days earlier there has never been a problem.

This 2009 May payment was mailed May 12 from a post office not a mailbox to reach Texas by May 15. In the past there has never been a late issue. My concern is when I received the bill the statement didn't have any record of the payment being received, but a late charge was assessed. I called the automated number for the report of when the payment was received and heard May 17th. My point is the payment had to be processed on the 17th, but actually wasn't received on Sunday, May 17th (no mail delivery on Sunday). It had to be delivered by mail before Sunday May 17.

I called AHMSI, on 5/26 and spoke with Swanand, India and was told it actually was received on May 18. Then I spoke with the supervisor, Mary and she stuck to the same story, May 18.

I'm aware that banks have all kinds of fees, but I believe they are trying to seep out money from customers anyway they can. This is a questionable situation and from what I have read from other customers about this company, I felt I should share this incident and warn people of this company's practice.

As a result, I wanted my late fee waived. I was told my payment wasn't received on time and I believe it was, but wasn't processed until Sunday May 17, indeed received by the deadline of May 16. It all sounded like a ripoff and probably an on going scam for customers.
