I had a home built in Lake Park, GA beginning March 1999. My home was completed July 1999. Upon completion, I was scheduled to close 20-30 days after completion. The date was set for the first week in September 1999. However, the builder (America's Home Place along with BMG Mortgage Co in Brunswick, GA and Chase Manhattan Mortgage delayed my closing for 5 months.
My house was completed July 99. I did not go to closing until the second week in December 1999. They never gave me any reasons why the closing date was delayed. I called everyday for 5 months trying to get someone to explain to me what was going on. In the midst of all the delays, I was not told that I was going to be charged everyday that I had not closed the loan.
The delays were not due to the mortgage broker waiting on information from me. When they asked for documents such as tax documents and so forth they were produced within the same day requested. Again, due to the delays I was charged interest everyday that the loan had not closed.
The house was appraised at $124,500 at completion according to the copy I received at closing. However, when I got two additional appraisal opinions they both told me it was worth less than that. So when it was time to closed I had a home valued less than what I owe in addition I was told that an additional $7000 to $8000 would be added to my total purchase price due to interest that accumulated during the delays.
When I went to closing I knew something was wrong but I didn't know what to do. I had signed a contract and we were finally at closing so I didn't know what to do.
After my closing, I begin to do some research to find out if there were other families who had the same experience as I had with this company. I found several families who experienced the same scenario yet their closings were delayed longer than mine. I have accounted for at least 10 families. Some of these families walked away because they knew they were being taken advantage of as I knew the same thing. Most of these families were African American however, there are some Caucasian families who experienced this as well.
If it had only happened to me then I would have just dealt with but to find more families with the same issue something is definately wrong and this should be addressed.
A lot of these families have lost their home and their credit will be tarnished for 7 years. I too have lost my home this month. Something has to be done. I would hate for someone to go through what I did with this company. They build houses in South Georgia, North Georgia etc so who knows how many people went through this situation as
I. It has to be brought to someone attention and hopefully this will be the first step towards that.

AHP was VERY PATIENT with me. Several times
Mary Webb (Office Coordinator) was very knowledgeable and helpful whenever Brandon or Nate was not available. Nate Bell-Ellison, (Construction Superintendent), was in control at all times with the SUBS and the scheduling of each phase of construction from Start to Finish and he communicated to me on a weekly basis and sent me photos of the home as it progressed.
Overall, I was very pleased with their ability to complete my custom home on time, and within budget. I have dealt with many builders as a Real Estate salesperson over my 30 year career and I must say that AHP is a reputable as it gets. In these challenged economic times, it is wise to deal with a larger company that has the cash flow needed to stay afloat. So many independents have gone bankrupt and left customers high and dry.

I don't know where to begin, but you guys and gal at AHP place were not only our builders, but GOOD friends. I'd even say GREAT new friends. The closing was terrific and I'll put this in an email soon. Both Nate and Mary are the best we ever ran into (and YOU also). Yes, they're a tad crazy (like you), but golly we (Jackie too) had fun with everyone of you during the entire building process. I'd even work at AHP (next life only).
I've not seen Jackie this HAPPY, since we moved into our old home 32 year ago. When we down sized, she became very despondent (not deeply depressed, but close to it) when moving three years ago into our Pulte home. That has all changed now. Jac is a brand new person since moving into the cabin on
I simply can not believe her new lease on life. We were sitting on the porch today and she said, " I'd like to bring the AHP staff down to Cumming and show the Pulte people how to build a good solid home. Now, I'll admit, we haven't lived in the cabin much, but I think she'll love the cabin even more as time goes by. She didn't even want to come home today (nor did I) and already wants to go back tomorrow. But we can't do that, because of our volunteering jobs.

From someone who has worked in the legal real estate field I can tell you AHP seems to have had nothing to do with your problems. Real Estate closings can be held up for innumerous reasons - involving your lender, agent and broker. But if the home was completed, it's not the builder's issue.

I am not affiliated with any of the companies mention. I am however a Mortgage Consultant for a Company in Atlanta,GA. 1) If I were you I would file a complaint with the Department of Banking and Finance.
2) Never ever, ever! use a builder's mortgage company. Get your own independent advice. They usually have some "Kick back", marketing reimbursement, co-advertising fees, etc to you will pay indirectly for that will be built into the "Cost" of homeownership or sales price. No such thing as a free Lunch America.
3) Go through your network to find a Trusted Mortgage company, Builder, Closing Attorney, Appraiser, etc.

i wish you had someone to speak to because there are many builders building in black neighborhoods in atlanta.
i was able to sell my home back to the builder, but let me tell you there was something wrong with my settlement form.
when you are 1st time homebuyer you just dont know. but you have to use your instincts.
i would recommend paying the extra money to get a family attorney someone you know that will not cheat you to go to closing with you.
my paper work wasnt even right. It's filed in the courthouse right now with the wrong street and house number.
i remember seeing another address but I didnt realize this until I was selling the home back and noticed adderss on my documents
these companies do not expect you to understand and tell you anything to get you to sign ont he dotted line.
i'm sorry to hear you had lost your house.
it will not stop you from buying in the future.

The problem stated here is not of that due to AHP but to the bank and lawyers and how they operate. America's Home Place deals with the building aspect of your home. You make the decision to use a bank they use or to come with your own financing as long as you qualify. This would be a justifiable report if they deal with the financing but they don't. If you would have complained about the construction of your home than that would definitely apply. However, once AHP received their $200.00 -500.00 down that was the only finacing until your home closed that they'd receive. People don't lose their homes from Interest rates alone, they lose them because they don't pay their mortgage. When you lose a home that America's Home Place builds, they don't get the house, the bank you chose does.
It is that however of the building Consultant to push the lawyers and the banks to close on the loan as fast as possible, and it affects them when it is not closed in a timely manner. In fact, if they can close in a day they definitely would. I am not aware of your individual BC put from the first pricing worksheet you are giving the information on how things will be drawn out and added in. The fact that your home was built in the small time period shows that AHP did their portion, it is then up to you to do yours.
