I listed a newly painted and renovated home with MLS. After a couple of weeks I noticed that there were sticker advertisments on my new walls, garage door and hot water tank. Since I was the one who painted the walls and doors I knew that these were not there from when I did the work. I looked on the MLS lockbox (SUPRA) to see who had access to my home and found that from the most recent inspection of the house to the time of the stickers there was only one agent that came into the house.
Since no one from this company asked persmission to advertise on my property I feel this is a violation. I have noticed that many other homes for sale in the area have the same advertisements.
It should be my choice to decide who puts stuff on my new walls.

The Realtor that placed signs on your walls and garage door advertising for anything is violating the Realtor rules and regulations. The only sign allowed is one you gave express permission for when you signed the listing: the front yard sign. Damaging/defacing your property is irresponsible and malicious. He violated the MLS and Board rules by using your property for other purposes (ads). He is not allowed to access the lockbox or your property to conduct other unsanctioned business. Check the listing agreement you signed with your Realtor. It is very specific.
It is your "choice as to who puts stuff on your new walls."
Contact the Realtor directly since you know who they are and get compensation for the damage so you can restore the walls to their prior condition. If he won't comply, report the Realtor to his board. First contact the Realtors' broker, then the Board of Realtors. If he still won't cooperate, then sue him in small claims to get compensated for damages.
