I waited patiently for the 45 days to be up.  I checked my website every day to make sure there were no issues with the job i completed.  I did not feel comfortable working for them in the beginning, but i thought, heck, give it a go, add another one to my belt.  I should have listened to that inside voice.  I started sending emails to follow up on my invoice, no return, made phone calls, left voice mails, no return calls.  Finally i insisted on talking to someone and made it clear i was not going to "just go away" I was able to get someone in accounts payables, then passed to the person who handles invoices, he was very sympathetic, was going to call me back, right away he said.  two days pass, i call again, starting to get the run around.  made more phone calls, more sympathy, still no returned calls, no answers and no money.  today i called for my "follow up" to my non returned calls.  All of a sudden they have never heard of me, dont know what I am talking about, so now I have to put a lien on the property which means I will have to wait longer.


Asset Management Specialists = work for free, bust your butt and kiss it good bye.

I can tell you as of today it is still happening. Housing and Urban Development needs to take note of these complaints and do an investigation and looked further and go deep, they will find other problems. But they better be quick, they might read this and start covering their tracks.  And in this country its not what you know, but who you know, they could all be best buds at the top. One complaint is too many, let alone this many complaints especially not paying contractors at all or on time with our tax dollars. In this time of crisis of the economy , there is no room for this or any excuses at all PERIOD.

lien vs sue

At the time of the original posting, I had picked up paper work to file the lien, I hesitated to sue because I needed the money more than my anger had fuel.  I spoke with the CEO and told him what I was going to do.  It was as if a light went on, all of a sudden they remembered my name, they knew who I was and how many times I had called in.  My check was sent over night express, I did no further work for them.  

I do understand the rules, I read them well, went over them before I started the work, proper photos were taken, no one denied the work was done incorrectly, just that they were dragging their feet on payment and using delay tactics, I didn't like it and I especially didn't like be treated as if they had never dealt with me before.  I didn't want to put a lien on the property because the listing agent was someone I also did work for on other properties and I didn't want to hurt any potential for their selling power.  I told the agent up front what I was going to do and they agreed and encouraged me because they knew my work ethic.  In the end I was paid what I had earned.

speaking with other vendors who have done work for AMS its the same story, except for the recent ones, so i'm hoping AMS has pulled them selves up by the bootstraps and is doing better, I still don't see myself working for them or sending recruits their way.  it was a bad experience but lesson learned.

Don't just file a lien...SUE first..Get Judgement..then file lien

Protect yourself and hurt them at the same time. Be sure they get some negative public record.

This will keep others from getting screwed, and will cost them more.

Sue them for the work, PLUS your costs.

Get a judgement. (Public record and credit damage)

Put them in collections.(More damage to credit)

Then file the lien! (Another public record & more credit damage).

Cost them as much time and money as you can.

Accessing the right officials is key

As a reminder and as taxpayers, you are co-owners in these programs. You have a say, but have to shout loud and do it numbers. M&M companies work for the people. Yet to not pay or subtract any percentage of money from anyone for services rendered is racketeteering and is a crime. M&M companies have employeees,  have they never not paid them, or required and certain percentage from their paycheck? HUD and government jobs dont have no pay positons or a precentage to be withheld. Then why should any one else have too?  M&M companies are making some of their own rules, but use the name HUD to enforce them to make as much money as possible. Research yourself and you will find the answers. I have seen allot of people go out of business and jobs lost because of this.It's about making money and pure greed. Welcome to the USA.

1. the Inspection that he is referring to is called "Routine Inspection" and is part of the Lawn cut... "routine inspection" include cleaning inside the house.  if you forget to include photos of the inside they will deduct all of your pay and if you call and complaint then they will pay half to make it seem like they are working with you.

2. typical payment will away include some kinds of deduction by the auditing department.

3. whatever rules u have, u will change it the following month without notifying anyone... when u call back the following month u will talk to a new person who was just hired and not the same person u talk to the last month

well i could go on and on but i no longer want to waste time with this company ... to have work for this company and say that he never heard a complaint well maybe b/c u just transfer the call to someone else. and screen calls very well

The report is so true. AMS is a really greedy company that does not care about the people contracting under them. All they care about is money. Forget the fact that there are hard working small business owners trying to make a living. This company has gotten more greedy. And as for returning phone call. Hardly ever. You have to constanly call them in order to get something resolved. If it deals with you getting paid, don't hold your breath. You may be lucky to get an email reply, but only after a couple of weeks of waiting.

I have been so disappointed in their business ethics. Everyone wants to get ahead, but when you use the shoulders of the subcontractors, the very least they could do is reward you. Unfortunately, they only seem to want to reward AMS.

Poor company to work for.

Blatantly Untrue

The previous rebuttal is blatantly untrue.

1) Inspections are not included with lawn cutting pay.

2) The typical rate of initial services is $800-$900, with the possibility to bid for more if the work falls outside the scope detailed in the Initial Services Policy brochure. For example, debris removal is included up to 40 yards. For anything more than this you will be paid extra. A typical property, by the time it reaches Initial Services, has 10-15 yards of debris.

3) Only four feet of handrail is required to be installed in Initial Services so that statement is blatantly misleading.

4) The policies for pictures are quite simple and VERY clearly stated in the documentation we provide to you. If you are unable to follow simple directions and you are back-charged, that is on you. We have NEVER back-charged a contractor for missing a simple picture such as a sign-in sheet unless it is done on a constant basis.

5) Winterization signs, and documentation of them are required by HUD, not AMS.

6) Bimonthly (routine) services consist ONLY of a property inspection and lawncare and the typical rate is $40-$60, with some states as high as $75. Vandalism, re-securing, debris removal over two yards, etc are NOT included in this price. We do expect contractors to be able to address these types of issues but you are ALWAYS paid extra for this.

7) How we manage our internal crews is our business, as we are the ones who pay them.


I'm sorry but I have to be honest and point out when something is blatantly incorrect or misleading. I cannot address the payment issues because, as an employee, I have never worked in the field for them. I do know that we have hundreds of contractors who manage thousands of properties for us and have never once complained about payment. Generally the contractors who complain about payment are the ones who are doing sub-par work and are not abiding by the guidelines that THEY AGREED TO when they signed up to work for AMS.

If your only complaint is that "we don't pay enough," then work for someone else. These are not luxury mansions, they are foreclosed properties. It comes with the territory. If it is not profitable for you to work for our company then don't do it!

They put more time and energy into finding ways not to pay their contractors.  They started as a decent company but since they have decided over and over again not to pay for services.  Inspections are included with lawn cutting pay and routine cleaning, repairs and included with inspections.  Their contractors are to perform initial services for $400 and this is to include everything, debris removal, lock changes, winterization, handrails, lawn cut, gutter cleaning, tree trimming, board ups, and so on but they will find a way not to pay in full, deducting for anything (no before photo of a lawn cut, no photo of sign on a clearly winterized toilet).  Then they pay $35 bimonthly to take care of everything needed at a house, vandalism, resecuring, debris removal, lawn care, everything that needs to be done again deducting half that if there is no photo of a before lawn, signs.  They expect contractors to operate as a business but do not pay as such.  But when they do initial services they can send a six person crew.  The contractors are scraping bottom to increase their profit margins and eventually no one will be able to afford to sub for them.  I hope a decent respectable company takes over the state soon.
