These guys are scam artist. Do not buy any homes from these two guys. Chris Stroud is one of them Don is the secong guy, not sure of his last name. They get comps from houses that make it seem your house is worth that and you are getting a great deal because the sales price is lower than that value. But in Rochester, NY 's inner city where these homes are located you can drive half a mile outside a decent neighborhood and find yourself in a war zone, a place not good to be when the street lights come on. House values could be 20-40% lower than houses half a mile to a mile away. The law allows them to use these comps and you are dooped into thining you have bought a house with 10-15 equity. In fact if for some reason you had to sell within a year or two, you would have to come to the closing table to get out. They sell homes they by from other home owners, tax sales, hud homes, bank repo's. If the house they by is not in repair and they put their crew on it to work you can assure yourself the repairs will be shoddy and sub standard. They prefer to put band aids on the repairs cover it with paint rather than do the job correct. If you buy a home that is another investor and they did their repairs the right way..well then you got lucky. They would rather sell you the house they bought for dirt cheap and put a few thousand into to it because they make more that way. Plain and simple the house you buy from them will have repairs on a monthly basis because they tell you there in above neighborhood conditions but in reality they are in bad shape. The house you buy will have no equity, in fact you will own the most expensive house on the block. Do yourself a favor and work with a local Rochester realtor and stay clear of these two scam artists.
