David Scott aka David Scott Kunz owner of Big Bear Canine School leased our home in Big Bear Lake, CA starting April 1, 2016. He was always late in making his payments and stopped paying rent in June, 2016. We have had to file suit to get him evicted and to recover all unpaid rent, recover the loss of market value due to his damage done to the property and to recover damages for our inability to market the property for sale while he has been occupying the property without paying rent. He is a liar and a con artist who is not to be trusted. It appears that he has a history of conning people in various other scams for many years. Do not do business with this crook!

I did rent a property from Richard Houston.Richard lied to me and my wife about the condition of it when we moved in. He stated there was nothing wrong with it and everything was in perfect working order. Within the first three months of residing in the property, I had to spend over $3000.00 in repairs from the water pipes in the house leaking and flooding the bottom floor. I spent money saving the carpet and lost money in not being able to work due to the time I had to invest saving his house. I know the man who took care of the house prior to our move in date, He stated that Richard (d**k) Houston was aware of all the repairs that were needed.
Richard made in clear in the lease that I was responsible for any repairs that may come with the house as far as normal wear and tear. Richard thought that he had an easy mark in renting the house to me to make all the repairs so that he would not have to invest any money. d**k told us that he was an attorney, in which we found out not to be true. He was an Operations Manager for an Attorney;s Office.
In June 2016, I informed d**k that I was exercising my right to give a 30-day notice and told him to keep the deposit in lieu of June;s rent. So rent was paid for the month of June. My final move out date was July 20th. I told d**k that the money I made in repairs on his house would cover the rent for the 20-days in July. If he was not happy with that, so be it. He is lucky I did not sue him for fraud.I did receive a 3-day notice for making some repairs on his lawn and there were no money damages as a stated.
As far as the yard goes, I informed d**k (I call him d**k only because he likes to be referred as "d**k" rather than Richard) on the first day of move in that none of his sprinkler system worked as he had promised and that I was not spending any more money into his house. I told him that he had better get someone out there to make the repairs. I never heard from him again regarding this matter and no one ever came out for repairs.
I did spend money out of my pocket before moving out and bought lawn seed and my son and I did spread it out in the small brown areas for the grass to bounce back.
I had to call the Sheriff;s on d**k who made our lives miserable by coming to the house every day without permission. I did give d**k a walk through with his real estate agent Mike with KW Real Estate as a witness and his property was in mint new move in condition. The Sheriff;s did remove d**k from the property.
Watch your words carefully d**k, you are pressing your luck.If you want to go at it head to head, we I can do that.
I really do wish you and your wife the best. I know that you are now retired, why don;t you spend your time enjoying it rather that waste your time on this.
