This was the absolute worst decision I have ever made working with 5 star eviction services. It’s kind of funny when you try and look them up they used keywords in their name that are general that are hard to find any dirt on them. In the beginning before I had given them any of my money they were great they called me all the time made a bunch of promises that sounded exactly what I needed. Told me I could get my house back, they would get me money for damages etc. I can’t believe I was so naive to listen to them like the old saying “if it sounds too good to be true it must be too good to be true” after I gave them my money it was almost impossible to get them on the telephone. I felt robbed
I would try and send in documents and there fax would not work, they would never call me back or respond to my emails, after you pay them they say you only have to pay more it was just a complete joke. I ended up leaving their program and hired a local attorney that charged me a bit less that told me the truth about what I could legally do. I lost my money to 5 star eviction services and I feel completely scammed. I filled a complaint with the California bar association for practicing law without a license.
As document preparer they are only allowed to prepare documents not give any legal advice. I also filled a complaint with the Attorney General of California and the Better business bureau. I hope this company gets investigated by the fbi and they get there doors closed down. I could tell from my experience that they are just trying to take advantage of desperate homeowners and elder folks.
Its people like them that got us in the situation. I should have known not to pay a large upfront fee. I should have gone with another agency that would allow me to pay them every month for their services so I can see what they’re doing. I was scammed robbed and cheated. They only accept certified funds as well so you can’t get your money back if there is a problem. It’s all read flags.

I contacted 5 Star also. They did not misrepresent themselves as attorneys and I understood it was a self help program. The problem I had was that their paralegal did not improve my position with my lender. I had a cash for keys offer from my lender, but I needed more time to move.
I had to contact 5 Star more than a few times to get a status update on my situation. When they did respond, I found out that the lender rescinded the cash for keys offer and wanted me out of the house immediately.
I sent in a cancellation notice to 5 Star. The said they would issue a pro rated refund within 14 days. Two months later, I still have not received a refund. I even offered to accept payments for the refund and they couldn't comply with that.
I paid $1500 cash up front and looking back, I don't think they did anything on my account except make a couple of phone calls. As a warning, beware of any companies that charge you cash upfront before they provide any services.

These claims are to general and non-specific to respond to directly so I am responding with our general procedures and policies.
I want to address the false and erroneous claims made the unknown individual.
We have not and do not ever promise that a client will get their home back. This is not our business, nor have we ever engaged in home reinstatement.
We prepare the documents required to dispute the eviction (unlawful detainer) attempts by the new owners, whether it be the bank or a third party.
We do not ever promise a specific time frame that a client will remain in their home, we can and do provide estimated time frames based on our previous experiences.
We do not require payment by certified funds, nor have we ever.
We charge a onetime fee, regardless of the length of time in home, as we are only charging for the preparation of documents, not time.
We are not required by law to refund for work that is completed. So if we prepared the documents for the client then they are not due a refund. If we have not prepared the required documents then the client would be eligible for a pro-rated refund.
