Hank (Henry) Dean, III  is dishonest and a liar.  He doesn't have any money, and never follows through with his defamation of character lawsuit threats, so don't fall for his bluff on that, he doesn't even pay his attorneys' fees.    He uses pictures of peoples' homes and tries to scam the owners into a for sale by owner deal, he's done it twice that I'm aware of. 

THe Schuyler County District Attorney (WAtkins Glen, NY 14891)  asked me to give a statement and they have a file on him - this all started when Florida wanted him on a Fugitive from Justice Warrant for some type of credit card fraud.  He attempted to buy my home, but delayed for nearly a year and told multiple lies while advertising the home as HIS guest house on the internet!!  Using pictures and diagrams of my home.

He had done the same thing with another local homeowner whom I personally spoke to.  Apparently  Hank rented out this man's home to others as a guest house room rental, all the while not paying ANY of the rent-to-own  payments to the homeowner as agreed.   He made money off of someone else's home, while living there rent free and made the man evict him, which took months.   He dug holes all over the yard, which is the same thing he did at the Beaver Dams, NY 'guesthouse' which I also drove past and it was a half-fallen-down dump, deep holes all over the yard, yet he is advertising it as a wonderful resort.  By the way, that Beaver Dams  neighborhood (see the other report someone else filed about a wedding rental) is SO rural and economically depressed--- trailer after trailer after trailer....in the boonies.....the last place anyone would want to rent, let alone for a wedding!  Hank lied about to me and said that he was the one who filed the law suit against the owner....I did a FOIL request at the courthouse and found out that it was an absolute lie.  Hank was the one who got sued in court and he didn't file the initial lawsuit -- he didn't even file a countersuit, but he will insist that he did and was the victim/winner of the lawsuit.  Ridiculous.  This is his little scam ....lie and lie and lie and take what you can get. 

DO NOT RENT a house or a room or you will be charged and you will NEVER get a refund from him.   The internet is full of his scam report in regard to his Key West company- supposedly he owes a lady to the tune of $20,000 in credit card charges there (the Schuyler County NY District Attorney picked him on a a FLorida bench warrant/ fugiitve from justice warrant) and there is a report online that he supposedly owes his employees wages there.   DO NOT TRUST HIM.  DO NOT think of doing ANY kind of business with him or real estate / rental deal.   You will be sorry!   I wish someone had warned me first.  I found out too late and thought I'd be protected by my own lawyer-  he is no help at all and won't return the good faith money because Hank owes his real estate attorney's fees, so Hank's attorney won't turn it over to me.  This is what good faith money /deposit in real estate if for...to protect the owner if the buyer backs out for no good reason.  He is not a man of his word.  Instead, I am out thousands of dollars in moving costs because of that idiot and the lies he told me!

He is a sneak, and likes to threaten people and turn the situation around ("I'll sue you for defamation"  blah blah blah etc.") on people the moment they ask to be treated fairly and ask for a refund.  The moment the deal goes south, he flips the situation around and goes off the grid.  Again, he doesn't have a nickle in his pocket, so don't worry about this idle threats of retaliation.  He can't afford a lawyer and just moves on to the next victim.

I can't wait until he finally ends up in prison.   Florida changed their mind on the fugitive from justice warrant AFTER Schuyler County had picked him up on it and paraded him around in his orange jumpsuit after his over night stay in the county jail...hahahahah....because I'm assuming.....they don't want him back in their county/state and don't want to pay to extradite him back there, they probably know that since he owes so many people money and doesn't have any money...that restiution will never happen on these mostly civil cases.  I cannot find an attorney to help me with this and it would cost to much to prosecute him, but please, please, if you are a victim of any kind  of rental or credit card fraud by him- contact the Schuyler County District Attorney in Watkins Glen, NY 14891 and let them know what he did to you so that his file there can grow until they finally get him in prison where he belongs.  It is just wrong that he takes advantage of innocent people, then turns into a complete jerk when they call him on the carpet and demand justice.
