I encountered the same situation as described by others($20 change fee not communicated, $300 or more penalty not communicated, fact that place you may stay is a Holiday Inn Family Property and not the resort(and may not be immidiately nearby) not communicated.)

In addition you will also pay local hotel fees and taxes.

I advise all others to read the confirmation you receive and note that you have rights of cancellation in various states which is contained in a link.  In most cases you have 14 days but have to print off and sign a confusing form.

That is exactly what I plan to do.

I mailed my cancellation exactly per the instructions via Certified US Mail with Return Receipt so they had to sign for it. Their claim is that they will refund cancellations within 14 days of receipt. On the 14th day after receipt I called the customer service number provided on the form. They claimed they had no record of the cancellation. They wanted me to email it to them with copies of the completed form. The representative said "Oh, that address is our main office and we have not yet received it from them." I told her that if they required it to be emailed that should have been the stated requirement. Since the customer service office is in the same area as the Sales office, it is their responsibility to process it. She said "Oh, we have 30 days to refund your money." It is obviously part of their ploy to string you along.

 I filed a dispute with my credit card company immediately and provided copies to them.
