 Home Partners of America made a glitzy presentation to my real estate broker, claiming to be in the business of helping hardworking Americans who may have experienced past financial difficulties by giving them a chance of home ownership. They buy the house while you continue to rent and they agree to sell to you first. They claimed to want to buy in solid neighborhoods with good schools. Most importantly they claimed they would pay fair market value or above fair market value for houses. Well my real estate agent spent many hours preparing the comps on a property we were interested in. Great schools, great investment. They were prompt in responding, but they came back with an offer of 20% below the owners asking price. No comps in the neighborhood came even close to home Partners' offer. My real estate agent was very taken aback because of all the work she put in. I was offended by their low offer and I didn't even own the house. Clearly Home Partners is in the business of lowballing and paying significantly below market value for houses. Don't waste your time with this company unless you are looking for a pre foreclosure or some type of desperate sales situation. They aren't all bad. The application is pretty straightforward and the response is quick. This is not a company you want to use if you are interested in buying any property that is worth fair market value. Home partners basically lied in saying they pay fair market value in all their promotional materials. Plus there is a $75 application fee per adult in the household! Had I known they didn't pay fair market value for houses, I never would have a applied. I intend to ask for my money back. Very disappointing and I would not recommend Home partners of America to anyone.

Yes, I've written over 3 dozen contracts for HomePartners. All my clients know about benefits of the program, its just a rental lease. If they have such horrible credit, that they can never get a mortgage & buy the home - then they'll most likely NEVER even qualify for the HP lease to own program.  My customers appreciate the fact that they can get into the home they'd eventually like to buy.

Hello, I used Home Partners to buy my house last year, and they paid full asking price for the home. I'm not defending them as your experience wasn't a good one, but I just wanted to respond and say that they didn't try to lowball the owner of the house they bought for me. Now, they did ask the owners to make some repairs and there was some negotiating on that one, but that's about it. There was a compromise, and the owner made some of the repairs requested from HP.

Realtors are the only ones that have Good comments about this company

Just researching this company and i ran across this rip off report.  

 

It seems that Realtors (Who are Making Money from this company) are the only ones that are defending it.  There are a lot of consumer complaints with BBB as well as other scam reporting websites.   

 

It seems like the Realtors that have used HPOA are very defensive which is tell tale sign that something must be wrong.  Please refer to Jeff's response where he is calling a client a liar.  

 

Jeff that is just bad business practice.  I saw this company on Craigslist, close to 20 times.  Actually it was a Realtor in Denver named Jeff that had posted in every market in the Denver area multiple times.  My first thought is that it is a scam so I decided to research it and I am glad I did.  

 

Jeff You are making money off the company upfront and not on the back end when the HPOA client gets stiffed.  You should have a little more empathy for the many people that have been ripped off by these folks instead of being so defensive that you are calling people liars that you may or may not know.  

 

What I suspect.... This company is like some of said here and are playing the odds to make $75 off each adult in the household..... OR

 

They are playing the odds hoping that people will walk away from the house that has been paid for and taken care of for 5 years by people hoping to be able to purchase a home.  It is taking advantage of these people and crushing their hopes after 5 years of doing upgrades and paying for the mortgage.

 

I believe the lady that says that they made a 20% below FMV offer and not the other comments from a Realtor that is making money off these people saying that they are paying over FMV  This company is not doing this for FREE.  They have to make money somewhere and when they do Someone else is paying the PRICE GUARANTEED!!!

 

To the Realtors that are being Used by this company to make HPOA Rich.  Think about how much your Real Estate License cost you in time and Money.  Do you REALLY want to be associated with a Shady Company???? Be Careful

 

This Scam is Great for HPOA and for the Realtors that are being duped into selling this product.  Stay Clear!!!

These people are as shady and shady gets

So I called in and spoke to Elane. Upon answering the call, she was very awkward, repeated herself twice and basically sounded like she had just smoked an ounce of pot before taking the call. I asked her some questions about qualifications that were not addressed on the website (they were pretty basic questions) and she had no idea. I had to repeat myself twice because she was doing something else the first time and rather than saying "can you please hold on one second" she simply ignored me. I could hear her fumbling around in the background after the second time of explaining the question to her. She made a few more awkward statements, something about talking to her while she was fumbling and she'd try to listen, and then she hung up.

I immediately called back (within 30 seconds), explained that Elane accidently hung up on me while she was struggling to answer my question and apparently within that 60 seconds Elane had already taken another call. So instead of calling me back, waiting for me to call back or bothering to resolve the situation, Elane had just moved on to something else.

Ask yourself, what sort of shady, low caliber company, has employees like this? Answer: The type that is shady and low caliber and should be a big red flag for anyone to do business with. I think them filing fake rebuttals (research that guy, he's a fake) is just another show of proof just how low these guys are. Seems like this is a company that's more just out for a free $75 dollar money grab with low ball offers that will be turned down and denied applications. Any REAL service that was of quality, would not charge for applications, they'd be paying for them.

I am a Real Estate Broker and spent time today with an agent that is with the largest Real Estate Firm in an adjoining city. They just had your pitch presented to them and wanted me to look into bringing it to my company. I was just wondering about your last statement. You did a great job of providing what your pamplet stated, but you said that the complaint was " one in a million". You forgot to clarify the statement made about all of the Complaints the company has with the Better Business Bureau. I just wanted to give you this opportunity to rebut that before I consider your company.

Home Partners of America is fantastic!!

As a Denver Realtor since 1999, I've recently began using Home Partners of America for my buyers who have NO down payment - or credit issues; thus causing them to NOT be able to get a mortgage loan for 1 or 2 years from now.  I currently have 2 homes under contract with them - it's a fantastic program!!  The Ripoff Report was unfair & very untruthful, here's why:

1. They DO offer market pricing on homes, and Realtors are REQUIRED to list the "low and high" market comparables! On the $290,000 listing, I had comp's at $290,000 to $315,000 - and they wrote the Contract at $295,000. On the $350,000 - I had comps at $350,000 to $395,000 - and they wrote the contract ay $355,000.  Both were CASH offers and we beat out several other competing for the buyers/leasors! (They only "low-ball" if you ask them too!)

2.  If you ask them (HPA), they will even write in an escalation clauses, meaning that if competing offers come in OVER your offer - they will pay an additional $1,000-3,000 over that offer!

3.  Your Realtor was either lazy or incompetant...boo h*o if they spent time doing "comps" - it only took me 5 minutes to do comps on each of my 2 houses!

4. You lied again - as they DO NOT buy pre-foreclosure, short-sale - or distressed property, period!

5.  There is a $75 application per household - ALL adults over 18.  Your remark was a lie.

6.  All applicants to the HPA program are given access to a fantastically informative website - and a toll free to have ANY questions answered!

Why would an 55 year old Realtor since 1999 "like" HPA - they are "heaven sent" for legit renters/wanna be home buyers with dinged credit!  I love them - and my company, American Home Agents (amazingDenverHomes.com) has closed 6-7 so far this year with them!

Check the BBB, I wish I had

Your company may not have many complaints here but it has had several on the Better Business Bureu. I am about to add one more. You advertise credit and background criteria which I passed along with 11k in my bank account. So what was the problem with my approval? I wouldnt know because the letter that was supposed to explain it never came. BEWARE THIS COMPANY IS A SCAM! DO NOT GIVE THEM $75!

This is Kenneth G. Lee and to the person who wrote this obviously has not worked with them before. I would like everyone to know that HomePartnersOfAmerica jumps through hoops to make sure the customer experience is exceptional. They take the time to answer questions and have a dedicated team just for these types of issues. HomePartnersOfAmerica is not in the business collecting the application fee, but they are in the business of helping people take the next steps to home ownership. In business as we all know there is always some issue that happens, and in life if the imperfect can happen then it will, however HomePartnersOfAmerica makes a point to help above and beyond to make sure the client has a great experience throughout the entire process start to finish. As for me, I think that this complaint is great because this is literally 1 out of a million! HomePartnersOfAmerica helps out so many individuals and families out on a monthly basis that we know in a perfect world we can only try to make everyone happy but realistically we can’t make everyone happy.
