Remember, Rip-off Report tried to contact the individual below to do our best to make things right whatever it took. There was no response. That offer has no expiration.

Liberty United Mortgage Company Unethical and Illegal business practice with brokers in the US Ripoff Marriottsville Maryland

TO WHOM IT MAY CONCERN:

I have an incident which I will call an unfair and illegal business practice. The problem is with a broker company Liberty United Mortgage Company which is located at 11265 Dovedale Ct., Marriottsville, MD 21104. Telephone number is 866-991-5400, and their fax number is 410-442-3700. They just recently opened an office in at 2405 E. Franklin St Richmond, VA, 23223, that telephone number is 804-377-8860.

I had acquired a loan through them with the company's senior loan officer Ryan Bannahan. Now at that time I had a 6.5% with Countrywide, and with the new loan I did get cash out to pay 2 charge accounts off. Ryan put me in a loan with and ARM of 8.99%, and promised that after 3 months he would put me in a better interest rate loan than I was in before as long as I keep my payments current. He also told me he would do a streamline loan and I would not have to pay anything and no more money would be added to loan balance. After 3 months I did not hear from Ryan (as he had promised) so I called him. At this time he said I will have to pull you r credit and see what I can do. He called back and told me that Countrywide had reported me 60 days in August. (we closed on the loan on a Saturday 09-01-06, because Ryan could not get anyone to close sooner, even though I signed the paper work in July). I said but that was not my fault, he said well I am sorry.

This month (January 07), I have since called the company and spoke to Shawn Douglas (Ryan's supervisor) and explained the situation with him. He said he would try to help me and gave me another loan officer Mike Baron. Once again after explaining my situation to him, he claimed he too would try to help, but after speaking to him he said the closing costs would still be around $6,000. I said why are you charging me that is not what Ryan told me, he said well we still have to charge a fee.

Also, there was a pre-payment penalty on the loan when I was told there was none. Please read all information carefully, but if at all possible DO NOT DO BUSINESS WITH THIS COMPANY, they are a bad company.

After checking around and doing some research I found out that Liberty United had put me in a conventional loan which meant that Ryan could not have done a streamline loan anyway after my 3 months had been reached, in other words Ryan Bannahan (Sr loan officer) had deliberately lied to me. My concern is how many other hard working Americans has Ryan done this to, this should be stopped.

I talked to Keith Brewer (owner of Liberty United Mortgage) a few weeks after this, who assured me that HE would take care of my situation, and he would take care of Ryan. He referred me back to Mike after I explained my problem. After a couple of days Mike called me back and told me the same thing he could not help me without charging more money. I am upset with this situation because I had a good interest rate (paying $863 with taxes and insurance) and now I am paying $1012 a month without taxes and insurance included, in other words this company put me in more of a financial bind.

I have nothing but praise for this company and my broker Mr MENENDEZ we were in a very bad mortage at the time we hgeard from mr Menendez Of united liberty and were on the verge of lossing our home with bad credit and allot of alot of other problems they did what no other company could or would do from 11.3apr going up every6 mounth almost at $2000 PER MOUNTH THE REFINANCE US WITH CASH OUT AT 7.50% FIXED AT $1559 with taxes and insurance included our home was saved due to thier hard work and kept promises . they truely give people back hope when all hope was almost lost. I read what was said from Liberty United and what was done to me was wrong. I trusted this company to help me, and I should not have.



Since this incidence I have been more aware of these type of situations, this is common and something that all homeowners need to be aware of. In my situation I would not have refinanced if I had not been promised a better deal in 3 months, it would not have made any sense.



Anyway this has already happened and the main thing I wanted to consumers to do is just be aware of these type of situations.



I am asking Ripoff.com to remove my complaint from this website immediately.

So you actually took someone who YOU KNEW had late payments on a 6.5% fixed loan and put them into an 11% ARM? What made you possibly think ANY of this would end well? The consumer was a fool and your self-professed "integrity" is in question. You have no high horse.

To Whom It May Concern:



I am writing this letter in response to a recent posting on this website. I must first say that I was shocked to see this posting and its contents. My partner and I have spent years building a company based on integrity, service, hard work, and all the while working diligently to keep our clients best interest in mind. To have false accusations posted on the web is extremely disturbing. I will now take this opportunity to present the facts of this loan.



We first spoke with Ms. --- on 7/21/06. At that time Ms. --- was currently past due on mortgage. Ms. ---'s credit report had shown that she consistently has had a problem paying her mortgage and her other obligations. We were successful in connecting Ms. --- with a lender that would take on her challenging file. After presenting Ms. --- with the approval we had for her based on her situation and information given to us at the time of application, she accepted and signed for the terms which were as follows: 11.00% adjustable interest rate mortgage and a principle and interest payment of $1,238.02 per month. She chose an adjustable rate to keep her payments lower than a fixed rate with her intensions being to refinance the loan before her rate began to adjust up or down.



This loan allowed Ms. --- to get caught up on her mortgage, which she was behind 90+ days multiple times within that past year, and receive some cash out to put into reserves. Ms. --- was advised to pay her bills on time and told that we would do the best we could to settle within 30 days of the application. After Ms. --- found time to get her appraisal done almost 2 weeks later we then were able to proceed to underwrite the file. This caused a two week delay in the process.



Once in underwriting, we found a way to lower Ms. ---'s interest rate and payment dramatically by continuing to work hard for her. After presenting the new terms to her (8.99% and a principle and interest payment of $1,012.92 per month and still on an adjustable rate mortgage) she was very thankful. We then proceeded to settlement on the time and date picked by Ms. ---, August 26, 2007. Ms. --- had a representative from the title company go to her house to go over the loan's official documents in detail again with her. She signed the papers and went through the required 3 day rescission period, which allows ample time to reconsider and cancel if desired.



Ms. --- had the terms of the loan fully explained and disclosed several times. Ms. --- was made aware that her mortgage payment was due once a month. To blame our company for her decision to not pay her mortgage is in my opinion, irresponsible.



As with all of our clients with credit challenges, we explained some of the things that she needed to do to get her credit profile back on track. We advised Ms. --- on how to repair her credit profile, so that we could try to convert her loan as quickly as possible to a lower fixed rate. Ms. W--- called us back after making only two mortgage payments demanding that we give her a lower fixed rate immediately.



Even though the loan we did for her increased her credit score by an impressive 50 points, she did not qualify for her demands so quickly. I personally offered to help the best that I could at the time, and no matter what I did, it was not good enough.



I still would like to offer Ms. --- my services and personally want to try to help her in anyway I can. She as the ability to choose a no closing cost- fixed rate loan if that is what she wants to do.
