I recently bought a Meritage home at the Deerfield North community in Plano, Texas. Meritage Homes claimed in their advertisement and flyer that the house has square footage of 3452 . However the appraisal report shows that the house's square footage is actually 3332 only. The difference is 120 sqft. This is not a small number and is big  enough to accomodate another bedroom. In terms of dollar amount, I have basically lost more than $10000. Also from Meritage Homes document, I found that they misrepresented the square footage by adding at least 86 sqft of the house garage extension into the living square footage.

I have requested their DFW Director of Sales to compensate my loss of over $10000 due to the loss of square footage. But he denied it and blamed that it was the appraiser's mistake. Then I requested Meritage Homes to re-appraise the house, he refused to do it. Rather he warned me that if I choose not to close my home purchase transaction, they would take away my earnest money (which is more than $20000) and sell the house to other people.

It's hard for me to believe Meritage Homes as a public company has such poor customer service with focus on customer's money rather than customer's satisfaction. It is the most unpleasant experience to me as a customer.

I used to work for the company.  Key words, "used to."  And, I am on your side for many good reasons.  I cannot go into details in this forum. 

However...

I can encourage you to report this activity to your local governmental offices.  If you have a local Department of Real Estate, or a Real Estate Division, you might call those offices first, and ask them if they have the number for the governing office of your local Department of Corporations or your local Office of Appraisers.  You may need to file complaints with a couple of governmental entities.  Keep detailed notes for yourself, who says what, date and time your notes.

Reporting what you suspect does not put you in the wrong.  If an issue exists, company refuses to help you, and something bad happened to you, it can be addressed, and remedied, thru the right governmental agencies. 

You are correct.  Meritage is a publicly held company, so it needs to treat it's customers fairly, ethically and legally.
