 Complaint Type: Billing or Collection Issues Description of Complaint: On August 18, 2016 I contacted Ray Perron owner of My Management Company to rent my home in Buhl, ID with address (((REDACTED))), Buhl, ID 83316. On October first the tenants occupied the home under a contract written by My Management Company. On the first month I realized something was very wrong. I did not received the first rent payment from Ray and when I ask about it he told me "all the information was in the portal." This conversation went on an on. Not only My Management Company was not giving a clear account of the claimed and deducted expenses but their rent deposits were always late. Sometimes up to 3 weeks late.

On February 9 I sent Ray the following message: I am terminating the contract with My Management Company because: 1. Mortgage payment was not deposited on time 2. The home expenses are not substantiated with invoices 3. The accounting does not add up for example there is not October income on the portal and the HOA and water fees are deducted from my account. Therefore My management Company does not have any right to charge me any further commission. If the deposit requested of $2068.92 is not in the bank tomorrow before noon or I will send my case to my lawyer. On February 10 I inquired accountability of the following: ...the invoices for the 15 bills in the portal to backup the expenses (bill # 1859, 2067, 1958, 2065, 2064, 2066, 2068, 2070, 2139, 2138, 2317, 2318, 2317, and two with no numbers for the water heater repair and sewer line clog. I never received any invoice whatsoever.

On February 9, 2017 Ray sent the amount of $1636.98 towards the amount he owed according to the information on the portal he posted. He was $431.94 dollars short. Even though I was losing the stated amount I decided to move forward and hired another management company Real Property Management in the same town Twin Falls, ID. On August 9, 2017 the Real Property Management employee Mary Meininger advise that Ray has not returned the tenants deposit as requested multiple times. Desired Settlement: Refund Desired Outcome Description: 1. My management company needs to provide all invoices claimed in the portal occurred while managing the 4510 Hidden Canyon Lane property in Buhl, ID (invoice numbers above) 2. My management company needs to provide an accurate accounting of the monies received by the tenants, the claimed expenses with substantiated invoices and those should match with the deposits mad 3. And most important My Management Company needs to return the tenants deposit to me or to the Real Management Company.
