Having been scammed by Old Republic Home Protection Company with a home warranty that they didn't honor for various reasons, I agree whole-heartedly with the previous post. I will never buy a home warranty again. Better to ask your neighbors, co-workers and friends for references to reputable contractors in your area, and pay less than the cost of the policy + service calls ($55 per visit, as I paid to ORHP for 2 visits, with a pool filter which still leaks!)

If you did not have this policy, you would have called a plumber who would have fixed the problem in about one hour. It most likely would cost less than the policy plus the service call fee.

Because you have the policy, you have to call Old Republic. They choose whether to fix it or not, they choose who does the work, they choose the quality of parts and materials, and they determine whether to do a good job, a crap job, or no job at all. They are in total control of repairs to your home

Dump the policy and take control of your home repairs. You will get what you want when you want it.

This applies to all home warranty programs. None of them will allow you to select your own contractor or make any decisions about how good a job will be done. They always take the route that is cheapest for them.
