  This has simply been the very WORST possible experience I have ever had with a management company. Everything from their lack of knowledge about the home I was renting, to their unprofessional manner in handling any of my calls have shown how bad of a company this is. If you are renting and this company is management company then I would strongly suggest finding another home as your dreams will quickly become nightmares due to their complete lack of care for the people who pay them.

   First the home.  The issues began as soon as I moved in.  The home smells like mold.  I thought it would be something that would be fixed if I aired the place out and after 3 days of the air being on high he smell persisted.  I contacted maintenance to come and look at the issue and was told the home must have a crawl space and d ue to the age of the home that this smell was normal and nothing that anyone could fix.

 Next, was not told what kind of washer/drier hook ups that the home had.  I have a gas drier and come to find out the home only has an electric drier which caused for me to have to buy a new drier in short notice.  The freezer defrosts constantly and leaks on to the floor.  I have not called maintenance about this issue because I simply clean it up.  My kitchen door is broken and has been since the day I moved in.  Maintenance was called about this and the door still is not fixed.  The air ducts have never been cleaned resulting in a thick layer of dust on all of my furniture every other day which is simply nasty.  The shower downstairs and in the master bedroom are clogged resulting in me standing in ankle high water by the time in done showering and slowly goes away.  The house was not clean when I moved in.  Sure, to anyone doing a qui ck look it looked clean but there was dust and dirt everywhere and t he showers and bathrooms were filthy with a lot of hair in the showers that I had to clean out.   When the owner left she ripped her curtain fixtures out of the walls resulting in holes and a terrible mud job which no one has come to fix nor point to match the walls.  This was brought to the attention of maintenance.  The home had root from the front tree grow into the main sewer line (which doesnt happen in the 30 days i had lived in the home at that point) which caused the sewer to back up and destroy 3 loads of clothes i was trying to wash.  It doesnt take a white glove full cavity search for any decent property manager to have discovered any of these issues and for them to have fixed them before i moved in.  this is what any reputable business would have done, but this is not what was done.  What they did do was tell me that i agreed to take over the home in "as is" condition and refuse to fix the issues that i reported. 

 My issues with the real property west.  Those issues actually started before I moved in.  I was never told ahead of time about the 250 non-refundable deposit until the day I came to sign the contract.  The contract was never explained to me (though I do understand I am responsible for reading).  The customer service is terrible which  I have expressed to Matt in prior conversations.  He was the only one who would return my calls until this week.  The day I cam e to pick up my keys someone had them and didn’t bring them back to the office and I had to wait around for an hour after paying my 1st months rent for anyone to tell me what was wrong.  I came in on a lunch break that day which made me late getting back to work.   People who answer the phones are more interested in transferring calls than actually handling any issues.  I had a great conversation with Lisa today and really enjoyed the single point of contact and issue resolution that should be common with everyone, but is not.  I pay your company 1850 in rent which doesn’t include water, trash and sewer.  My calls should be treated like im the only person your company services! The attorney for Real Property West (David) has maitained that his company has fixed all "livebility" issues with the home and asserts that they do not have to fix anything that is not a livability issue and this is the reason the company has not fixed any of the problems with the home. 

 Finally, my issue with the owner (Qi).  The grass for the home was already in bad shape prior to me moving in and the pictures your company took will confirm this.   My neighbor compla ined to the owner about the grass causing the owner to complain to M att about the grass (which was already dead).  Matt is well aware of these issues.  I was very upset that the owner would think I had anything to do with her dead grass and had the insane idea that I would pay for the water bill to restore the grass that she did not care about!! After going back and forth several times we got that issue settled.  Let me say this, when Real Property west gets the first bill you will see that I had been more than watering the grass on a regular basis and the contention that I was ignoring the lawn was ludicrous.   The story continues in the owner setting up a very extensive watering schedule with the neighbor and having him carry this out.  This was done before the owner agreed to pay the water bill and w/o my knowledge.  The owner authorized the neighbor to come onto my property and turn on the sprinklers to water the grass manually.  This happened for the first time on a Saturday when I noticed my sprin klers on when I came home in the early afternoon.  I didn’t think anything of it until I noticed they stayed in the same zone for over an hour.  I tried turning everything off manually and could not.  this is when I called maintenance and reported the issue. 

Shortly after my call my neighbor came over to tell me about his plan to water my grass (1 hour for each zone every other day) and plans to fertilize which he spoken to the owner about and she authorized.  This made me very upset at which point I told him not to come over and water anything because this is my house now and my water bill!  I reported this to Matt (the property manager) and he spoke with the owner.  This started the negotiation and culminated with her capping my water bill at 40$ per month.  I received 2 more maintenance calls after that issue about leaky sprinkler heads which I told maintenance was already taken care of.  Come to find out my neighbor called in 2 work orders on leaky sprinkler heads himself which much have gotten broken when he was messing with the sprinklers.  This was after the first conversation about him not coming over to my house and Matt assuring me this was discussed with the owner.  And finally, the straw that broke the camels back.  I happened to come home for lunch a week later to find my sprinklers on again…….this time in the back yard and they stayed on from the time I was home at 1130 until I got home at 430 and shut them off my self.  My neighbor then came to my door to tell me he watered the back yard per a discussion he had with the owner.  This simply is unacceptable in every way.  This is my home now and no one seems to understand that.  My neighbor didn’t offer to pay my rent, nor did the owner. 

 All I have asked of the company is to let me leave the home w/o penalty and to return my deposit of 1600.00 for the aggrivation they have caused me and my family. David refuses to do this.  He insists that they have done nothing wrong and they I am breaking my lease and therefore subject to penalties.  This is fully an example of how dishonest and disreputable this company is.
