Shore Mortgage Bait and switch, delayed closing, unresponsive, Troy, Michigan Internet

If I could give them zero stars I would. It has been a month since my original closing date and they keep giving me the run around. Every time that I actually get to speak to them, they give me the False hope that we can get the clear to close in a day or two but I realized very quickly that those were just empty promises. No idea when I can potentially close. My sellers are ready to back out of the deal. They are largely unresponsive and never answer the phone and rarely respond to emails. Supposedly they have some issue with the appraisal and I've received multiple emails from the appraisal company that are apparently revisions. The appraisal is what it is. Why do they think they can manipulate the appraisal?? The appraisal company even refuses to speak to me to try and understand what the real issue is, they just refer me back to the mortgage company. I'm not sure how small the company is, but there are times that I have called the main number and it goes directly to the voicemail of my loan officer. The company acts like they are a couple of guys who got together and came across a couple of million dollars and think they can be a bank but have no idea what they are doing. Also, I was originally quoted a rate of 3.5 and now that they have delayed my closing by a month, they are saying the rate has since increased to 4.5 and that I'm no longer locked into the original rate. The delay is completely their fault. They promised me "no lender closing cost" and a 1% rebate that can be used toward down payment or closing costs. When I didn't see that reflected on the disclosure forms and I asked about it and for a detail of exactly what the closing costs would be, I was told to wait until the loan closed and they would tell me exactly how much. I wasn't told until after I signed the disclosure forms that I would need to pay for a year of insurance upfront. Maybe that is standard but as a first time home buyer, I had no idea and so that's another expense I have to account for. And I just found out by reading a previous review that they don't allow biweekly payments and that they charge 7.50 for extra non-scheduled payments. That is so unacceptable. What bank does that? No prepayment penalty per-se but they make it really hard and expensive for you to pay it off early! This company is the most unprofessional, unorganized and unresponsive that both my realtor and attorney have come across in their entire career. I don't even understand how they are still in business. I wish I had come across these other reviews before agreeing to work with them. I really don't think they have the ability to close the loan. And if they do, it will clearly be at unfavorable terms. I don't know if I can find another lender that can expedite things or if the seller will even be willing to wait that long! This company is the absolute worst. Avoid them at all costs!
