Mortgage broker fraud has contributed to a myriad of problems in our real estate and financial markets throughout the US, with the Miami leading the pack.
With the onslaught of new condominium construction in Miami during the cond boom, also came the Condo management companies to manage these properties.
Unregulated management companies also contributed to making problems even worse for unsuspecting new condo owners in Miami. New condo owners would find themselves in desperate need of management services because the market was plagued with crooked condo developers that would pull the "disappearing act" leaving homeowners holding the bag. These management companies, such as SPM Group Inc. use untrained, unlicensed, inexperienced management staff barely able to speak English and and completely unfamiliar with Federal and State laws that govern condominiums, that would lead small condo properties right into major State and Federal violations and thousands in wasted money and endless nightmares because of negligent management.
Carlos Arteaga co owner of SPM Group Inc., SPM Group Maintenance Division Inc, and Precision Mortgage Broker Business Corp, all in Miami Florida, manages SPM Group Inc. I had the opportunity to interview Mr. Arteaga when he applied for the management position for my condominium association when our Developer "flew the coop" with all of our association money.
Mr. Arteaga came to the interview for the position and slathered on the crap like a used car salesman right out of Hialeah, ensuring all of our current condo problems would be solved for sure with the services of his company. All we needed to do was sign a two year contract, and it will all be okay.
After running our property right into the ground we finally severed the contract successfully for "non performance". Mr. Arteaga offered no defense to our attorney. It had been over three months with absolutely no contact or management services from SPM Group Inc.
It has taken a year for our new management company to clean up the mess in our association paper work from the involvement of SPM Group.
Condo Associations in Miami beware of this company at least until the company is closed for good, which is our relentless goal.

I am very dissspaointed with the SPM Group, I have been living here for more than 18 years and things just got worst. First of all everytime you call the SPM Group noone speaks english, and noone knows anything. Also there is no number to call in case of any problem, some neighbors and I needed our plumbing system to be fixed usually Rigoberto gets it fixed for us, but Rigoberto this time went on vacation for 2 weeks, and we lived with a clogged sink and rotten water for those 2 weeks because noone was left in charge. Also there is people in the condo that owns 3 parking spaces, how can that be possible? if we had agreed in one of our meeetings like 8 years ago that if a car is parked in the same parking spot for more thatn 24 hours it will get towed. What ever happened to the meetings? why can't we express what we think, or give suggestions in making the place better? The place is invaded by rats and noone does anything, they used to have fumigators religiously every so often to fumigate the white flies and etc, and now if we don't beg for it it won't happen. who are we paying the HOA too? who is pocketing money? And who is the president? let me tell you who the president is, it is a man and a women that live in the condominium, but they both work full time, so when you go to them for a problem it never gets fixed not only that but you have to go see them after 7 pm when their home, I though that in order to be a president of the condominium you don't need to work, SPM Group would be the one giving them a check, but the president should be available for the comunity and any concerns 24/7, unless SPM Group is paying him a check and he is also working when he shouldn't.

SPM Group has been our property Management Company for more than 20 years is one of the best management companies we have ever known as managers at our community. Very responsive to your needs, they follow up and call you back in a timely manner. Among other duties, The manager will perform property inspections maintain the buildings and grounds, screen tenants, and be on call for emergency situations.
Their office staff is friendly, knowledgeable, efficient and very helpful. SPM Group Inc. operates their business with the highest degree on integrity, ethics and professionalism while providing outstanding property management services.

Business owners of these "management" companies pay nice salaries to their legal counsels to usurp properties "legally" with the good old boy slap on the back mentality, old Miami-Dade style. Rip off our own people! Yeah, who to be more unsuspecting than a Spanish speaking only person.
Miami is no longer going to be a place to run a business how you see fit. You will be accountable. Changes are coming.
You want to display your name as a business owner in Miami, you better continue to expect to get more dog crap thrown all over it until you do it right.
I'm sure you've made changes already.
If you followed your business with more professional diligence in correcting concerns that directly involve your business, perhaps your clients would not have to find out that this means of communicating with you seems to more productive than dealing with your legal counsel at times.

I was made aware of this report today and I am surprised by the content published in this blog. I am also surprised that such material may be published without verifying its origins, content or the person(s) who are writing solely to blemish and tarnish peoples careers lives and most importantly my livelihood. In my view the person who stands up and makes a claim about another's mans character should do just that-stand out and accept responsibility for what he or she says. Not hide in the shadows of an alias name without recognition nor accountability.
I am the person referenced in the article and I am going on the record to clarify the misrepresentations this anonymous person has written about me and my company SPM. For those individuals who anything about my profession will know it is NOT UNREGULATED as the writer first wrote. The Department Of Business and Professional Regulation Is the governing agency charged with overseeing and ensuring persons such as myself that are licensed through the State of Florida govern ourselves in accordance to the Law. It is ridiculous for any one with this knowledge to believe that If I or my company were to mismanage, mishandle mis-spend in any unscrupulous fashion we would be sanctioned and cited. I would be at risk of loosing my business and my license which I have had for over 18 years as a community association manager.
I represent a company that has been operating In Dade County since February 1990. We manage approximately fifteen thousand units and employ a staff of 22 persons day in and day out to carry out the duties that are entrusted onto us. I feel that despite the personality conflicts that exist in this line of work, I am proud of our accomplishments that SPM has had due to my dedication and perseverance throughout all these years. Bust most important I am proud of how through our efforts we help people better their communities by offering a hands on approach and establishing solid working relationships that have brought us this far in the road of life.
Finally, I will close by saying that I am a family man dedicated to my home, wife and children and my company. While people may have their opinions about me and my straight forward personality, my integrity can never be questioned. I do not sign my customers checks, nor do I have banking privileges with other peoples money. The board of directors always makes the final decision on matters affecting their communities, and how much money they are to spend and the like. We are merely a conduit in getting business done. Which at the end of the day, it is why we are contracted.
