 If you fellow realtors receive an invitation from Trulia to become part of a zip code in order to receive sellers and/or buyers leads, run away from it. Don't spend your hard earned money on this. I was victim to their system for 6 horrible months. And not because kept with them. But because they trap you for 6 months charging you every month to your card in exchange of bad leads. In summary, in 6 months I was tied with them, they provided a total of 26 leads. None of them were serious sellers or buyers. Just lookers and don't return your calls or emails. Why? Because, if they're potential sellers, Trulia has already given them a CMA and all related information pertaining their home. And when you call they don't want to deal with you. If it's a buyer asking for a particular property, they will see next to it, a picture with your info and 3 or 4 other fellow realtors for the buyer to pick. And the more or less you get charged per month, the more or less times you will appear in screen. I got ripped off a total of almost $800 in 6 months for pure crap! When you try to cancel the subscription, they give all kinds objections. If you insist, they will offer to switch you to another "lead generation program" or zip code, but watch out!! What they will do is make the change they promised, but they will add 6 more months of contract!!! Call it anyway you want, but this Organized Crime. Fellow realtors, the best way to generate leads is thru family and friends. And if you want to invest in your future pipeline, invest in a newsletter in your designated farm area. But don't pay attention to these fly-by-nighters promising all kinds of sales volumes. They're not worth your hard earned $$.
