I know there are plenty of others out there like me. We must unite to report this company to everyone possible for their actions. They harass you to death, calling you , your job, family, friends, neighbours, send a guy to your home with a letter to call them and take pictures of property whichi have told them many times, my land that is trespassing, my land is not in the load.I to did one of their ARM loans and cant get out.

Tell everyone to not use the website refimymobile.com it is vanderbilt and if you go there they make gret promises but it says not to exsisting loan holders, i called to ask why they cant refi me when they are looking for other he told me he could after i caught up loan and at 11%, i bet he would too.They have harassed me and i call them on it then they switch collection people who act like no notes on record and start the harassment all over.

I am a single mother who has worked two jobs or more to save this house and i am house poor and cant take it anymore.i just went to borrow money to catch up , sent it in and they cashed it but still i was served with foreclosure. i am not fighting them any more i am sick of being house poor, they need to be stopped i just dont know how there are so many victims.

I have tried everything to refin and i refuse to pay $800 a month on a 75000 loan, payments shld be about 500$.They even told me i was a renter once, i field bankruptcy a few years back , they did not even show up then tell me that, so i told the lady pay my ins, taxes and ceom repair all the crap that is worng, i have been there 6 years and replaced the septic pump 3 times, the hot water heater once and repaired it recently, the frig , dishwasher and microwae all have had repairs. My parent had there home 20 years before this stuff happened.

I also had to repair a/c unit and discovered i ordered a trane unit and that is not what i hae, i paid for concrete footers and they werent done had to file complaint with state.so on top of the huge payments i am busy repairing stuff.My whole experience with Clayton homes and Vanderbilt has been a nightmare.
ANYONE OUT THERE DONT DO BUSINESS WITH THEM!
you will loose your home in the end.

it doesn't apply to CREDITORS unless you live in California (Rosenthal FDCPA.)

Read the Fair Credit Reporting Act at

Read the Real Estate Settlement Procedures Act at
fdic.gov/regulations/laws/rules/6500-2520.html

Seems to me you have TWO issues - the mortgage company and the home builder. The mortgage company isn't responsible for repairs to the home - you are, and perhaps the builder if you have an active home warranty.

How to stop Vanderbilt from contacting you or your family!!

I'm an ex-employee of Vanderbilt Mortgage and was with the company for 10 years.

Let me help each of you!

It is your right to stop all the phone calls with either a call to them to advise they are to put a "stop calling flag" on your account or simply write a letter to them that they can no longer contact you by phone. Now with this said understand the only way they can contact you is by the "Notice of Default". You should also know that they can only send the NOD once you have become 30 days late. Do not believe them when they say that they will foreclose on your home if your only a few days late. They can NOT!

If you get your payment into them w/in the 30 days your safe.

Start recording your calls with them and when they step over the Fair Debt Collection Act contact an attorney. I urge each of you to get familiar with the FDCA.(You can look up on the web)

Vanderbilt is a strong force so you must keep good records as they do.
