So to begin our nightmare, let me start by saying DONOT use this company for your mortgage! We located this company from Lending Tree.com. They started out being really nice and helpful. This was our first mortgage so we didn't expect it to be easy, but it turned out to be a nightmare! We were lied to repeatedly and given false info on numerous occasions. Our rep had sent us our rate info and told us what we needed to do to get things moving. We had our home inspection and appraisal done right away. They wouldn't let us choose who we wanted to do the appraiser and ended costing us a lot more out of pocket. Once this was all completed, they still continued to push off our closing. They kept sending us lists of things we needed to do before they would give us a closing date. Once we completed the list, they would give us another. Our real estate agent contacted them to find out what the hold up was and they lied to them and said we hadn't completed what we needed to. When confronted, they blamed it on the Real Estate agent and said they had requested some info on the house and that she didn't get it to them. LIARS!!! The people we were purchasing the home from were getting quite perturbed. We were finally given a closing date. We had been told that our closing costs were going to be rolled into our mortgage. By the day of the closing, we had still not been given any information on our loan and they had still not sent the check and paperwork to the title company. They wanted to push our closing to a later date. By this time, we had already given our notice to our landlord. They got the info to the title company and the closing was set at 4:00pm. An hour before our closing, we got a call from Wilmington finance telling us they were not able to roll the closing costs into our loan and that we needed a money order or cashiers check for $3500 in addition to the $3500 we had already given them. Of course we were very upset since they told us we were all set! We managed to get the money in time and met the title company at the closing. As we went over the paper work (oh, by the way, no one was present form Wilmington Finance to answer questions) we came across the mortgage rate. To our surprise, they had increased our rate from 7% to 10%!!!!! And instead of not being able to refinance for one year, they switched it to 3!!! They lied to us from the very beginning!!! We were so devastated! I cried through the whole closing! We had to sign otherwise we would lose the house! The whole process took over 3 months to begin with and the seller wouldn't push it back any further. Something that was supposed to cause us great joy caused us stress and misery! Once this was all done, they ended up selling our loan after the first month to Litton Company who is just as bad if not worse then them! So I hope that anyone who is considering Wilmington finance will second guess and decide against it. Go with a local finance company, one that you can trust. Best of luck!
