These people are SORRY! My mom financed a mobile home through these people last year (2005). Well, she got sick and is now on disability. She's been doing the best she can. She gets 1 month behind (Nov. 2006) and on Dec.1, 2006, she calls to give them a payment and they REFUSE! The man who has been calling her has told her she can just live in her car and asking her why she paid her electric bill and stupid things like that. Well, now he's telling her that they will take her disability check even after she moves out of the mobile home.
They are CRAZY! I would advise anyone to STAY AWAY FROM THESE PEOPLE. I am not done with this. We are planning on court action or whatever it takes. Since when does someone have the right to harass a senior citizen and belittle them? How would he feel if someone had done this to his mom? I have read other complaints against Vanderbilt and I see that she's not the only one. Someone has got to do something! They do not need to be in business. Very unethical!

Sending a dispute via email may not work because you have no proof that they actually received the dispute. You should send your dispute by certified mail with a returned receipt. That way you will have proof that they received your dispute because they have to sign for it and send it separately from your monthly payment. I sent them a dispute informing them that I believed my monthly payment was wrong; they also were trying to charge me for property taxes which I had already paid.
When you send them a dispute under RESPA guidelines they have 20 business days to acknowledge the dispute (in writing) and 60 business days from that to either fix the problem or send you notification telling you why they believe you are in error. If they do not respond to your "qualified written request" under Section 6 of the Real Estate Settlement Procedures Act (RESPA) you can sue them up to three years after the fact.
They never responded to my dispute but they did fix my account and they have been pretty easy to work with lately. Perhaps if they know that YOU know the laws they will back off. I suggest you do a web search of "RESPA", that is where I learned A LOT of good information.

Hi, You need to do your "DISPUTE" email to Vanderbilts email in their web site..and then contact the credit bureaus...can find them listed (3) by going to the search for credit bureau and about half way down the page..will see reference to web site. Then let FTC know what they have told your disabled Mom to do about living in her car, et. I saw that your mortgage with VMF was 2005....their code of ethics in sinful. Be sure to keep hard copy..as you need to have them handy in case computer acts up or something.
I was telling my husband about sleeping in the car and he said they told him the same thing a while back...he told them that elec and phone had to come first for business.

Hi, Cheryl and ALL! DO NOT ANSWER PHONES ANYMORE. BUT KEEP A LOG EVERY SINGLE DAY FROM HERE ON. THERE IS NO POINT TO TALKING TO THOSE RUDE PEOPLE. THAT IS WHAT THEY WANT TO DO CREATE VICTIMS/THEY DO NOT WANT FOLKS TO PAY ON TIME AND IF FOLKS DO.
THEY FIND WHAT EVER EXCUSE TO CLAIM THEY DON'T SO THEY CAN CLAIM BACK HOME AND GET ANOTHER VICTIM WITH IT. I REPEAT DO NOT TALK TO THEM AGAIN. THEY DO NOT WANT TO PUT ANYTHING IN WRITING EXCEPT SCARE TATICS LETTERS. READ COMMENTS IN #35 AS SOON AS YOU CAN! THEY WANT TO UPSET PEOPLE TO THE POINT OF GETTING OUT. First, I want to apologize to all for neglecting to get dates of complaints I've read and reply to. I am trying to give out all information I have acquired since Oct. 3rd, 2006. As you can imagine I am tired and we are victims as well!
Go to the section against VMF that has 4 pages to look at. I did remember to write the complaint number down tonight #35 ironton, OH to Patti. I have written a long section of "Things to do" that might help in your situation.
Cheryl, I will continue to try to reply when possible. I am searching all information I can to help everyone. Some folks have been told to get out in 72 hours. THEY SHOULD NOT BUDGE BUT GO TO #35. I HAVE A SIGN ON MY FRONT WINDOW STATING "HOME (in large letters)NOT (in 5" size and in RED) FOR SALE! (A Bit smaller letters) They have threatened us with reposession!!! They have come here to collect and take pictures, even after monthly payment was made. The man sent last year, I think; came and was really upset because they had sent him out and payment was made and they NEVER NOTIFIED HIM.
Since OCT. 3, 2006, another man was sent IN THE RAIN. I do not answer door to strangers any more! HE GOT OUT OF HIS CAR. UMBRELLA IN HAND. TOOK LOTS OF PICTURES. GOT INTO CAR. BACKED OUT. DROVE INTO ANOTHER DRIVEWAY. SAT IN CAR. GOT OUT WITH UMBRELLA. WALKED TO BACK. WHEN HUSBAND CAME IN FROM WORK. FOUND SOAKED, SCRIBBLED NAMES ON NOTE IN ENVELOP ADDRESSED TO HUBBY. DEMANDED SETTLEMENT IMMEDIATELY. TO CALL PHONE NUMBER IMMEDIATELY.
I just can not remember what late afternoon it was but I decided right then and there to find out what I could and let others know what I've found out. I am 69 yrs old. Am getting slow. But hang in there everyone. Any beings. I do not consider them "human" that would treat folks they way they do and call it "legal" do not consider golden rule or any other compassionate actions. "Don't Let Them Get Away With It" is what this web site represents.
