I ask to have the taxes and insurance in with the payment and they told me they could do that.

And I ask them every time I talked to them to make sure that the taxes and insurance would be in with the payment and they said it would.

It wasn't till after we had signed all the papers,4 months later we got papers from the county saying we owed $400.00 for taxes that were suspost to have been paid.And found out that there was no escrow account set up for the taxes or the insurance.

Then it was suspost to be no money out of our pocket loan and we had to come up with $264.00 for insurance also.

I tryed to call and talk to them about this and found out that they had sold the mortgage to another company out east,who also told us we had no escrow for the taxes and insurance.

My wife an I are on disabilty so we have fixed incomes so now we have to figure out where we are going to get the mone for this.Thanks to Aegis Lending we are screwed.

A few things you should know that makes this NOT a ripoff

1. What TYPE of mortgage you have- fixed, ARM, etc.
2. Your mortgage interest rate(s)
3. How long the mortgage runs
4. How much down, and the resulting mortgage principal (balance)
5. Any closing costs, and points paid
6. What is your resulting monthly mortgage payment

You should know all six items. Then if you are paying the amount in (6) you know there is NO escrow. Most banks want an escrow account with a mortgage so that they know the taxes are paid and the house is insured against loss. Because if the house is lost to fire or the taxman, the mortgage holder has a problem!

Paying the taxes and insurance yourselves gives you more control, but I would think the bank would get a bit nervous.

"Then it was suspost to be no money out of our pocket loan and we had to come up with $264.00 for insurance also." This only means no closing costs, or the closing costs were buried in the mortgage. Insurance is an unrelated matter. You would have insurance whether or not you have that loan- right?
